This is due to two main reasons: The avoidance of a <strong>second home council tax premium<\/strong>, and the availability of <strong>Small Business Rates Relief<\/strong>.<\/p>\n<h3>Second home council tax premiums<\/h3>\n<p>Councils in England are allowed to charge second homes a <a href=\"https:\/\/www.gov.uk\/council-tax\/second-homes-and-empty-properties\" target=\"_blank\" rel=\"noopener\">premium of up to 100%<\/a>. However, how much they charge, or even whether they charge a premium at all, is up to the local council.<\/p>\n<p>For example, many councils in Devon charge a 100% premium, meaning second home owners effectively pay double council tax. Cornwall council takes the same approach.<\/p>\n<p>In Wales, councils can charge a second home premium of up to 300%, although few councils have opted to charge the maximum amount.<\/p>\n<p>To find out the council tax rules for holiday lets in your area, contact your local authority or visit their website.<\/p>\n<h3>Small business rates relief<\/h3>\n<p>Many holiday lets registered for business rates could also be eligible for <a href=\"https:\/\/www.gov.uk\/apply-for-business-rate-relief\/small-business-rate-relief\" target=\"_blank\" rel=\"noopener\">small business rates relief<\/a>. Generally, the bigger and more successful your holiday home business is, the higher the rateable value.<\/p>\n<p>The Government has an online tool you can use to check the <a href=\"https:\/\/www.gov.uk\/find-business-rates\" target=\"_blank\" rel=\"noopener\">VOA\u2019s rateable value<\/a> for your holiday property.<\/p>\n<p>Once you have this, you can use the Government\u2019s guide to help you <a href=\"https:\/\/www.gov.uk\/calculate-your-business-rates\" target=\"_blank\" rel=\"noopener\">calculate your business rates bill<\/a>, using the \u2018multiplier\u2019 that applies to you.<\/p>\n<p>There are two multipliers for retail, hospitality and leisure businesses (which includes holiday lets): The standard multiplier, for businesses with a rateable value of \u00a351,000 to \u00a3499,999, and the small business multiplier, for businesses valued at less than \u00a351,000.
