There\u2019s a Georgian farmhouse and what estate agents call a \u201crange of outbuildings\u201d. The farm itself is a mixture of grassland together with arable crops.<\/p>\n<p>Bickleigh is well placed to attract tourists, with lovely country walks and views to the sea at Torquay and over Dartmoor.<\/p>\n<p>The transition started modestly: in 2000, Brian and Amanda restored the original Devon longhouse into\u00a0<a href=\"https:\/\/www.helpfulholidays.co.uk\/cottage\/Devon-Bickleigh\/Oak-Tree-976220.html\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>two cottages<\/strong><\/a>, and let them successfully for five years through Helpful Holidays.<\/p>\n<p>Bolstered by success, they decided to apply for planning permission to convert the traditional farm buildings into self-catering units. Arranged around a courtyard close to Bickleigh Farmhouse, the barns consisted of a former shippen and calf houses, a stone livestock building with hayloft above, and an open-fronted agricultural store.<\/p>\n<p>The plans were ambitious. The large shippen was to be converted into one eight-bedroom unit, the Haybarn to a two-bedroom unit, and the store to an indoor heated swimming pool.<\/p>\n<p>Amanda is no stranger to the planning process \u2013 she works as a partner for local surveyors and estate agents Luscombe Maye, and heads up their rural planning department. \u201cI do have a lot of experience with the process, but it\u2019s strange to make your own application,\u201d she admits. \u201cIt makes you question all the things that you do every day when it\u2019s your own site.\u201d<\/p>\n<p>Amanda made good use of her Luscombe Maye team for the planning application, and the couple instructed Peter Brodbelt of Roderick James Architects to do the architectural drawings for the largest barn.<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-270 size-large\" src=\"https:\/\/www.helpfulholidays.co.uk\/blog\/wp-content\/uploads\/sites\/10\/2019\/02\/roundhouse3-1024x683.jpg\" alt=\"Converted Shippen, Roundhouse\" width=\"1024\" height=\"683\" srcset=\"https:\/\/www.helpfulholidays.co.uk\/blog\/wp-content\/uploads\/sites\/10\/2019\/02\/roundhouse3-1024x683.jpg 1024w, https:\/\/www.helpfulholidays.co.uk\/blog\/wp-content\/uploads\/sites\/10\/2019\/02\/roundhouse3-300x200.jpg 300w, https:\/\/www.helpfulholidays.co.uk\/blog\/wp-content\/uploads\/sites\/10\/2019\/02\/roundhouse3-768x512.jpg 768w, https:\/\/www.helpfulholidays.co.uk\/blog\/wp-content\/uploads\/sites\/10\/2019\/02\/roundhouse3.jpg 1600w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<p>Brian and Amanda\u2019s vision for the old shippen, which was to be named The Roundhouse, incorporated a floor-to-ceiling carpenter oak frame and this meant involving a green oak specialist. Brian explains: \u201cThe green oak frame was to give warmth and character to the interior, without putting the excessive weight of the oak trusses on to the old stone walls, which were set on limited foundations (mostly on bedrock).<\/p>\n<p>\u201cPeter was a joy to work with: from the outset, he grasped the need to fit the oak frame around the existing window and door openings, and he designed a well-proportioned first floor living space for holiday use.\u201d<\/p>\n<p>The couple knew what boxes to tick: they kept the South Hams District Council fully in the loop, made sure the application was sympathetic to the character and history of the barns and tailored to the council\u2019s Barn Conversion Policy, and provided all the necessary surveys, plans and supporting statements.<\/p>\n<p>Success: planning permission for the conversion of The Roundhouse, The Haybarn and swimming pool were received a month before the couple\u2019s daughter Scarlet was born, in May 2006. \u201cWe started the project soon afterwards \u2013 Scarlet got toted around on site while I was on maternity leave,\u201d says Amanda.<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-271 size-large\" src=\"https:\/\/www.helpfulholidays.co.uk\/blog\/wp-content\/uploads\/sites\/10\/2019\/02\/roundhouse2-1024x685.jpg\" alt=\"The Roundhouse, Halwell\" width=\"1024\" height=\"685\" srcset=\"https:\/\/www.helpfulholidays.co.uk\/blog\/wp-content\/uploads\/sites\/10\/2019\/02\/roundhouse2-1024x685.jpg 1024w, https:\/\/www.helpfulholidays.co.uk\/blog\/wp-content\/uploads\/sites\/10\/2019\/02\/roundhouse2-300x201.jpg 300w, https:\/\/www.helpfulholidays.co.uk\/blog\/wp-content\/uploads\/sites\/10\/2019\/02\/roundhouse2-768x514.jpg 768w, https:\/\/www.helpfulholidays.co.uk\/blog\/wp-content\/uploads\/sites\/10\/2019\/02\/roundhouse2.jpg 1600w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<p>The Roundhouse\u00a0was converted to sleep 18 guests, and has three areas for guests to relax: the large lounge on the first floor, a mezzanine floor (known universally as \u201cthe G&amp;T area\u201d) and a separate children\u2019s TV and games room downstairs.<\/p>\n<p>The new indoor swimming pool and\u00a0<a href=\"https:\/\/www.helpfulholidays.co.uk\/cottage\/Devon-Halwell\/The-Hay-Barn-976197.html\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>The Haybarn<\/strong><\/a>\u00a0were completed in the following 12-18 months, and first occupied in July 2007 and The Roundhouse in December 2007.<\/p>\n<p>\u201cThe whole plan has worked really well, and we\u2019ve taken the rental of the new units forward with Helpful Holidays again,\u201d says Brian. \u201cThey\u2019ve given us a 4-4.5 star rating, so that\u2019s great \u2013 and in our first complete year of letting in 2008, we had 42 bookings for The Roundhouse. Unbelievable -but then there are only a handful of properties in the South Hams that accommodate that many guests.\u201d<\/p>\n<p>Scarlet and her brother Joss enjoy meeting and playing with the holidaymakers and their children. The business has been used as a \u201ctry before you buy\u201d rental for people househunting in the area.<\/p>\n<p>\u201cIt took a lot of work and perseverance, and you have to be focused and overcome obstacles, but we\u2019ve been really happy with the results,\u201d says Amanda.<\/p>\n<p>It looks like Brian\u2019s family farm, now in its third generation, has a bright future for the next one.
