    “The house is absolutely lovely, spacious and very well equipped.”

    It sits in a superb position with easy access to the beaches in Kingsand and Cawsand. The beds were very comfy especially for someone like me who suffers with back pain.     It sits in a superb position with easy access to the beaches in Kingsand and Cawsand. The beds were very comfy especially for someone like me who suffers with back pain. The main oven in the cooker did not function and was repaired on the Monday after our Friday arrival.which was a little niggly but these things happen and the owner was in contact right away and tried his best to get it sorted sooner. We did experience issues with the heating and hot water which cannot be controlled by the customers. There has been several mentions regarding a problem in previous reviews. Rarely was there any hot water from the taps and the kettle had to work overtime. The heating was erratic and we were cold at times every day, The two newer rear rooms at the rear of the property are especially chilly and the bathroom was cold most of the time. The owner was helpful and in contact but one should not have to keep asking for the heating to be turned up during a stay. This definitely needs addressing as with a big party (we were 7 adults and a baby) it seems that the hot water supply is not enough for bigger parties. I also feel that the thermostat being in the kitchen near the cooker is likely to shut the rest of the system down which will then make the rest of the property cold (as we found out). We had a lovely break and it is a great shame that we have to provide any negative feedback but being chilly is not a comfortable experience.

The property

In Kingsand, opposite the beach slipway, a handsome, Grade II listed, Georgian house on three levels with splendid out-to-sea views.

A huge amount of work and restoration has transformed it into a lovely, spacious home, with its quirky origins cleverly dovetailed with 21st cent.comfort.

Some low door lintels (6'): tall people beware!

At the back, a secure courtyard on two levels with steps up to a patio table/chairs, charcoal BBQ and back gate to a private foot way.

From lane, little porch to hall (for coats/boots) with Victorian tiled floor.

Living room with woodburner, TV/DVD, iPod dock and sea view.

At the back, generous kitchen/dining room (dishwasher, microwave, fridge-freezer, double-oven electric range-style cooker) with glazed doors to courtyard and, at the far end, a comfy sofa, TV/DVD and door to teeny outdoor area and utility shed (washing machine, tumble drier, larder fridge).

Under-stairs loo (mind head!).From hall, steep stairs (stairgates) up to first floor and three bedrooms - a roomy double with futon sofa bed, en suite shower-room (suite), limited clothes-storage space and sea view, and, down a few steps, another double and a twin; bathroom (suite, shower over bath).

Further stairs up to the second floor and a further double bedroom (5' bed) with the best sea view, and bathroom (suite, shower over bath) with good sea view from the bath.Best for maximum of 8 adults, 1 child.

Dogs permitted in kitchen/courtyard area only.

Car park, 100 yards.

A gorgeous house beside the beach and within strolling distance of the pub. Kingsand and Cawsand: exquisite adjoining fishing villages in an Area of Outstanding Natural Beauty sheltered by a wooded headland; pebble-and-sand beaches, family pubs, cafés, essential shops.

Watersports hire in Cawsand.

Whitsand Bay, 1 mile; Mount Edgcumbe (800 acres for walking), and seasonal pedestrian ferry to Plymouth (city amenities, theatre, cinema), 2½ miles.

Plymouth by car ferry, 8½ miles.
