“I would certainly recommend Rose Cottage.”
The cottage is on the smaller side but very well located in the wonderful village of Kingsand with easy access to eateries/pubs, beaches and the coastal paths. It is cosy, comfortable and the kitchen in particular is well kitted out. The neighbours (local residents) were very nice to meet. The one drawback is missing WIFI.

“Rose Cottage although small but comfortable could really be improved by some relatively small changes.”
The lack of wifi proved a real problem as most attractions now require pre-booking on line (due to Coronavirus), we were unable to do this and therefore were unable to visit several locations. Some nights the TV did not pick up any channels (again wifi would help). The bath towels provided were really no bigger than hand towels and soon became sodden, a small investment in bath sheets would help. A washing machine was provided, which we didn't use, a dish washer would be a lot more useful. That said the cottage is in a great location and was comfortable for a weeks break and within walking distance of several pubs/restaurants.- Mr Allen, September 2020
“A beautiful & well equipped cottage, only let down by a few things.”
Firstly there is no WiFi, I feel this is a necessity rather than a luxury nowadays (especially as there is no phone signal in the cottage) (at least on mine & my wife’s networks) Once you’ve sussed out the immersion heater & the storage heater they are fine. The Television signal dropped out as soon as there was any sign of high pressure In the weather & the TV was tiny. Apart from that, I would recommend this well positioned, lovely cottage. “The location to the Kingsand seafront was excellent.”
Both Kingsand and Cawsand villages were quaint and attractive, local shops and pubs were all friendly. We were first time visitors to South East Cornwall and it was a real discovery. Visiting out of school holidays it was quiet and peaceful. Rose Cottage was spotlessly clean and everything functioned as described. A great trip.- Mr Hampson, June 2018

In the heart of Kingsand, within a hundred yards of two excellent pubs and the beach, one of the ancient cottages that make this village so delightful and other-world.
It sits back-to-back with its sister cottage, which together formed a chapel in previous centuries, on a tiny lane where no traffic other than feet or two wheels pass.

Open-plan living/dining/kitchen (washer-drier, microwave, fridge, electric cooker) with surprisingly lofty ceiling giving clues to its former life, TV/DVD, iPod dock and step up to the kitchen area.

Steep stairs (stairgate) from hall (for coats/boots) up to two bedrooms, both with 5ft 9 door lintels - a double (hooks for clothes-hanging), and a bunk room (3' beds).
