    • “We have stayed at the linney twice before and considering the last time was 5 years ago I was hoping for the interior to have been updated a little but unfortunately not. I get the saying if it ain’t broken don’t fix it. But I do feel this property could really doing with a freshen up.... the beds were very uncomfortable and that was expressed by 3 people. Also I would strongly recommend you updating the brochure for example the swimming prices at Helgar farm are in correct. The pictures of the biggest room with 3 single beds are incorrect. TV would be massively appreciated in this room also. I also felt the garden was very over grown and could do with a good trim. Loved the tress and was great to see how they had grown over the past 5 years. But the area surrounding the patio was just so overgrown it looked messy... now o know it may sound picky but when you are paying a lot of money I personally expected a little more. Cleanliness of the property was ok. It feels I like it gets cleaned at basic standard for example I stayed in the middle bedroom and there was cobwebs from the lamp to the mirror and that was there on day one.,.. also cobwebs in the corners of the windows. Other than that it was clean.... Lara provided a hoover for us on day 3 as our dog Malts a lot and I wanted to keep on top of his hair.... but I do think it would be good to have a hoover there all the time. Recycling.... please provide a bin at the property as people will be more likely to recycle all they waste during the week rather being as to take to the local Tesco..... which we NEVER went near so would mean an unnecessary journey. OR ask the customers to keep until the end of the week when the cleaners could take away Food for thought..... but for us I think we are done with the Linney.... it served a purpose when we took my nan that needed a bedroom and bathroom on first floor but as this is now something we do not need we shall be looking for something new. A little more up to date”

The Property

2 miles from St Tudy and St Kew and about 500 yards back from a pretty wooded part of the A39, a private, spacious, single-storey cottage, a Lamellen Estate property converted from a detached barn. It is surrounded by a fenced lawn/shrub garden and 3 acres of woodland. There are lovely long west-facing wooded meadow views. From March to the end of August you are welcome to walk or cycle 100 acres of private woodland in the Allen Valley (SSSI), accessed 100 yards along the lane. The River Allen flows through the woodland (tiddler fishing).



Ramp up to front door and hall. Large living/dining/kitchen (dishwasher, microwave, fridge-freezer, electric cooker) with woodburner, TV/DVD, tranquil views and French windows (small step down) to patio (table/chairs). Utility room (washing machine, tumble drier). Three bedrooms - two double, one with en suite bathroom (suite, shower over bath), both with doors to garden and TV, and a twin (zip-linkable to 6' double); shower-room (suite). Spring water. St Tudy: little village (good food pub, medieval church) off the beaten track. Golf, 2 miles. Sea at Port Isaac/Port Gaverne (cove beach), 4½ miles, or Polzeath (splendid sand/surf beach) and Rock (sandy beach, watersports, sailing school and St Enodoc golf course), 7. Camel Trail, 3.
