    The whole family loved it.It suited our daughter with 3 children ,9 ,10 and 19. It suited my two sons and their wives that have no children and could find plenty of quiet areas when the kids got too much!! 6.Needs a team of cleaners in to deep clean inside the house ,windows and cobweb,its a big house to clean properly in a few hours. 7.It needs a book full leaflets of places to go in the area,pubs and You can walk from the house but be prepared for up hills. restaurants recommendations . There were a few things that in my opinion need attention but overall its a great big gathering house. The remarks below are meant as constructive comments not negative criticism. 1. The whole house is beginning to look a bit tired . 2.The freezer needs attention. Broken draws and freezing up and over running all the time.Needs a bigger freezer for a house that size. Needs an extra fridge (not enough fridge space) 3.Fridge in kitchen too small. 4.The childrens play area is over grown and needs updating. 5.The Aga is great for a small groups and if you,ve cooked on one before but the house needs an electric 4 burner hob next to it when cooking meals for 15.

The property

On the edge of Burraton Coombe, a huge detached house very privately situated within 4 acres of grounds and landscaped garden.

At the back, fenced from its formal garden, a deep lake (caution) full of roach and carp (fishing on catch/return basis) created from a 19th cent.

quarry; nature has reclaimed it, now dragonflies and damselflies hover, swallows swoop and wildlife thrives.

Safely away from the lake, a children’s play area (swing, slide, trampoline).The house rambles wonderfully over three levels with masses of space for everyone to find their own corner.

At entrance level: living room with open fire, TV/DVD/PVR and French windows to patio (barbecue).

Big kitchen (dishwasher, microwave, gas Aga, fridge) with table/chairs and French windows to terrace.

Utility room with electric cooker, freezer, larder fridge.

Splendid lofty dining hall with oak floor and table seating 14, off which: twin bedroom (zip-linkable to 6' double) with en suite shower-room (suite); laundry room (washing machine, tumble drier); loo; little play den for small children.From dining hall: stairs down to second living room with woodburner, oak floor, pool table, table football, TV/DVD, PlayStation 2, iPod dock and French windows to garden.

Two flights of stairs rather grandly climb to a conservatory (table/chairs, comfy chairs) with gorgeous views over the garden and lake, and to a gallery landing, off which a cosy reading area with sofas, bathroom (suite with slipper bath plus hand-shower, separate shower, double washbasins) and five more bedrooms:- Big double (6' bed) with views over lake, TV/DVD, dressing room and en suite bathroom (suite, shower over bath)- Twin (zip-linkable to 6' double) with en suite shower-room (suite) - Double (5' four-poster bed) with TV/DVD- Double (5' bed) plus two singles (truckle) and view over gardens- Family room with triple bunks and two singles (truckle)Dogs not permitted upstairs.

About the location


Saltash is dominated by the magnificent Tamar Bridge, Brunel’s masterpiece of engineering taking people from Devon to Cornwall across the Tamar River, an Area of Outstanding Natural Beauty. Saltash retains much of its old Cornish charm with narrow streets rising steeply from the banks of the river, and plenty of shops and interesting inns. From the old quayside there are river trips up stream to Calstock, a pretty village with white cottages on a steep hillside. Here, the 120 foot giant 11-arched Calstock Railway Viaduct towers above the River Tamar and carries one of Britain’s most picturesque branch lines down to the coast. Saltash offers some beautiful walks along the Tamar, and is only a five minute drive from Plymouth, with a plenty to occupy visitors including the historic Barbican quayside area with cafes, shops and bistros, the National Marine Aquarium and several theatres. A perfect base for exploring the area along the beautiful River Tamar.
