The property

The Boat House is in an idyllic location on the bank of the beautiful, tidal River Fowey estuary in St Winnow.

This much loved, detached, 440-year-old cottage is situated on the owner's working farm and boatyard and has a lovely private garden with terrace (table/chairs) overlooking the river.

Boat storage available. Ten shallow steps from parking area down to front door.

Cloakroom (for coats/boots); 5 steps down to hallway.

Bright open-plan living/dining/kitchen (washing machine, microwave, fridge-freezer, electric cooker) with electric flame-effect fire, TV/DVD, floor-to-ceiling window looking over the river and door to garden.

Downstairs bunk bedroom (2'6" beds) (suitable for children only) and shower room.

Open tread pine stairs up to two more airy bedrooms under the eaves (sloping ceilings, beams), both with views to the river - a double (clothes-hanging space on landing), and a twin.

A cosy cottage in a fabulous location for those who like walking, cycling or messing about on the river. St Winnow: hamlet (church) on the bank of the tidal River Fowey estuary where Kenneth Grahame was inspired to write ‘The Wind in the Willows’.

Lostwithiel (small town) and Lerryn, 2½ miles.

Lantic Bay (sandy cove), 8 miles.
