    “Hi There - firstly I would like to say that Welcombe and the surrounding area is beautiful and we will definitely return.”

    Ley Park was a real house of contrasts for us: Downstairs - We couldn't ask for more. The kitchen and utility room - Good quality appliances and plenty of good quality equipment. The garden room was nice and airy and the cosy living room with log burner, very welcome.     Ley Park was a real house of contrasts for us: Downstairs - We couldn't ask for more. The kitchen and utility room - Good quality appliances and plenty of good quality equipment. The garden room was nice and airy and the cosy living room with log burner, very welcome. Upstairs - The bedroom were generally fine, although no one room had everything that you need to be comfortable for a weeks stay. Some of the matrasses were tired, so we opted for both the en-suite bedrooms. En-suites were far to small for us, had no storages and one had mould around the shower tray. Plus the water pressure would only allow one shower at a time. So we all decided it would most comfortable using the larger family bathroom. The family bathroom was a real let down. Very old green bath and wash basin odd toilet and ill fitting lino on the floor. It was functional, but really not somewhere we would want to spend any time e.g. to take a long bath and a real contract to the quality and finish of the kitchen - a real shame. The house was warm and generally clean on first sight, but on closer inspection, skirting boards, wndowsills, door frames, rooms corners, had obviously not been cleaned for some time, based on the level of dirt and dust. Flies - When we arrived at Ley Park we were surprised at the number of dead flies on windowsills and on the floor, especially in the attic room and front bedroom. I opened the velux window in the attic room one morning and the whole room filled with black house flies. It was quite alarming! We did managed to get rid of them throughout the day, but hovering up over 40 flies was not what I would expect to be doing. There after, I had to regularly hover up around flies from the bedrooms. Speaking to Chris the Caretaker, he told me that this was a known problem in the Autumn months. Caretaker - Chris the caretake was great. Very helpful and came out very quickly when we reported the washing machine and tumble dryer where flashing up error messages. The additional logs, bottle of wine and apple juice were very welcome and a really nice touch. I am sorry the I have not been able to me more positive. Ley Park is a lovely house an has the potential to be perfect, but for us it is just not there.

    Thank you for taking the time to leave your feedback. We are sorry that you did not fully enjoy your time at Ley Park. The property has not been heavily modernised, appropriate to its surroundings, including water husbandry in an Area of Outstanding Natural Beauty. The property is generally enjoyed by our guests – see earlier reviews. Cluster flies are common in properties in rural areas but they never really become an issue in Welcombe until the end of November as the colder weather bites. It’s worth understanding that these are not house flies. They are not drawn to food etc, but rather use the cracks & crevices in buildings as a refuge over winter, which is when they are best treated. We can only assume that odd weather pattens precipitated their early arrival and we will continue to treat the house & outbuildings bi-annually, as advised by the experts. We deliberately invested in Miele laundry facilities as they have a reputation for reliability. It is unfortunate that the first & only failure of the equipment happened during your stay, but are pleased Chris dealt with the issues promptly. Please accept our apologies. We have since visited Ley Park to check the other matters raised and to review the comments made by previous guests. There is deep cleaning during the off-season and weekly cleaning throughout the year. We will continue to monitor throughout the year. Property Owner

The property

¾ mile by footpath from Welcombe Mouth in one direction and ½ mile in the other from the excellent pub at Welcombe, a detached house with commanding views out to sea from upstairs, privately sheltered by its surrounding, enclosed well-kept gardens (tiny raised ornamental pond with safety cover).

From the front gate a green lane leads to the Coast Path and down to the beach beyond (not a route for the unfit or heavily laden).

Less arduous, a footpath across fields leads to the pub - remember torch!

The house is smartly comfortable without being precious, with wood or tiled floors in most rooms.

A well stocked garden surrounds the house (patio, barbecue), leading to a grassed area for ball games and sea views; beyond that, subject to grazing stock, a field with unfenced pond in the far corner.Living room (woodburner, TV/DVD/Blu-ray/PVR) looking to garden.

Equally large smart kitchen (dishwasher, microwave, fridge, oil-fired Rayburn, electric oven/induction hob, iPod dock) with sofa and 5 steps down to utility room with freezer, washing machine, tumble drier, sink, loo, lots of room for coats/boots and door to garden.

Stairs (stairgate) up to four bedrooms at various levels, with sea views from all the doubles - 6 steps up to a double (5' bed), a roomy twin and bathroom (suite, shower over bath); 5 steps down to another double (5' bed) with en suite shower-room (suite) and a few steps up to a double with en suite shower-room (suite).

Arrival after 5pm.

A quiet, private, star-gazing place with lots of space around. Welcombe Mouth: cove (rocks and sand at low-tide, great surfing) between spectacular cliffs in one of the most unspoilt parts of the West Country, and an Area of Outstanding Natural Beauty.

Coast Path, great birdwatching.

Welcombe hamlet (community shop, good food pub, pottery), 1 mile.

Hartland (large village with shops and pubs), 10 miles; Bude, 12.

WELCOMBE MOUTH

A pretty country village just one mile from the high cliffs, rocky coves and golden sands of the north Devon/Cornwall coast, as well as the beach at Welcombe Mouth with its sand, rocks, and some fabulous waves to ride.
