    “Beautiful cottage and grounds.”

We would be very happy to come here again. Comfortable and clean through out. It is easy access to the moors, Devon and Cornish coastline.

The property

About a mile from Ilsington, in a beautifully peaceful setting on the bank of the River Lemon, is Bagtor Mill, a stunning, Grade II listed, thatched, detached house.

With late 17th century origins, the original mill house has been thoughtfully renovated and added to over time and is now a charming and spacious home, with its large mill wheel and original workings (fenced) attractively preserved.

Surrounded by 5 acres of well-planted gardens, the tumbling river (un-fenced) forms one boundary, with gently sloping lawns dotted with pretty wildlife ponds (un-fenced) and a paved suntrap terrace (table/chairs).

From the door, waymarked paths wind through the owner's private woodland/conservation area and alongside the river where deer and other wildlife roam (access occasionally restricted during felling work/bad weather; owner sometimes on site to access workshop/tend grounds). Long gravelled drive to covered porch and front door.

Oak-fitted kitchen (dishwasher, combi-microwave, fridge-freezer, electric Aga, 2-ring ceramic hob).

Dining room with doors to garden.

Living room with beams, open fire (logs included), smart TV/DVD/Blu-ray and door to terrace.

Utility room (washing machine, tumble drier) and loo.

Stairs up to three first-floor bedrooms - a double (5' bed, smart TV/DVD) with en suite shower-room (suite), a double (5' bed) with garden views, and a single (with truckle under).

Smart bathroom (suite with separate shower).

Second flight of steep stairs from rear hall up to attic family bedroom with double plus single truckle bed (smart TV/DVD, apex beams, some sloping ceilings, Velux windows, no door).

Spring water.

Sleeps maximum of 7 adults.

Children of all ages welcome, but care must be taken at all times as garden river/ponds and woodland are un-fenced.

Up to three well-behaved dogs welcome.

An idyllic and picturesque location with lots to admire and enjoy; a handy spot too for coast and moors. Ilsington: pretty little village (church, shop, good food pub) on Dartmoor's farmed and wooded south-eastern slopes, through which flows the River Lemon to Teignmouth, its ancient wooded valley a Site of Special Scientific Interest (SSSI) and habitat for woodland birds and butterflies.

Haytor (massive granite outcrop), 2 miles.

Easy access to A38, 2½ miles.

Note: This property has a Good Housekeeping bond of £100.
