    “Everything was perfect.”

    The cottage was beautiful and spotlessly clean. Everything you could possibly need was available, including plasters and sellotape in a drawer of ‘bits’. A lovely little welcome card, flowers, cake and fresh milk was waiting for us on arrival. A huge amount of cutlery, crockery, pots and pans, Iron & board, hairdryer. Everything! The location is beautiful and very peaceful but beware of the very narrow lanes to the village which are a bit scary if you’re not used to them!

The property

Beside a quiet lane on the edge of Kingston and a 500 yard stroll from the pub, an 18th century end-of-row cottage with views over neighbouring fields (occasionally grazing sheep/cattle) from its good-sized enclosed back garden with patio deck and steps down to lawn (table/chairs, sun loungers, barbecue); lockable store for your bicycles/surfboards (set of golf clubs/bag provided).

Neighbouring cottage has right of access through garden (rarely used).Inside, warm and welcoming.

Stable doors from small front garden into cosy living room with beams, flagstone floor (rugs), woodburner, TV/DVD/Blu-ray, iPod dock and window seat.

At the back, kitchen/dining room (dishwasher, washer-drier, microwave, fridge, electric range-style cooker) with light from glazed roof and stable doors to garden; loo.

From living room, stairs (stairgates, care needed, some narrow treads) wind up to two double bedrooms, one with zip-linked 6' bed or twin and old panelling along one wall, the other with clothes-hanging space on landing; bathroom (suite, shower over bath plus hand-shower).

A welcoming cottage in a friendly village, well located for exploring the beautiful South Hams coastline. Kingston: remarkably off-the-beaten-track little village (good pub, church) with lots of pretty houses, a mile from the River Erme’s beautiful wooded estuary and good sandy Wonwell beach (bodyboarding, paddle boarding, kayaking).

St Ann's Chapel (PO/shop), 1 mile.

More fine sandy beaches and golf at Bigbury-on-Sea/Burgh Island, 4 miles; for shops, pretty Modbury, 3½ miles.
