    The owner had lit the oil stove before we arrived so the cottage was warm and cosy and plenty of hot water.

The dissatisfaction with the booking is that Sykes tried to add an extra £50 to the final invoice saying we had booked through Trip Advisor (which we had not). This extra charge was removed when I complained.

The property

Beside a quiet lane on the edge of Kingston, the middle one of a row of three 300-year-old cottages.

Good-sized, enclosed, pretty garden at the back with lawn and flowers, patio (garden furniture, barbecue) and summer house.

There is a small front garden and oak front door that leads into a comfortable living room with beams, window seat fireplace (cast iron stove with oil 'living flame' fire) with a TV/DVD/Blu-ray player.

Well-equipped kitchen/dining room (slimline dishwasher, washing machine, microwave, freezer, larder fridge, freezer, electric cooker) with door to garden.

Open tread stairs up to two bedrooms - a double (5' oak bed) with old panelling, and a room with two singles; large modern bathroom (suite plus hand-shower and separate shower).

Homely, comfortable and cosy.

Kingston: remarkably off-the-beaten-track little village (good pub, church) with lots of pretty houses, a mile from the River Erme's, beautiful wooded estuary and good sandy Wonwell beach (bodyboarding, paddle boarding, kayaking).

St Ann's Chapel (PO/shop), 1 mile.

More fine sandy beaches and golf at Bigbury-on-Sea/Burgh Island, 4 miles; for shops, pretty Modbury, 3½ miles.
