    “Wonderful property.”

    Bit noisy during the night when people walk on the floorboards (even when tip-toeing), but given the amazing positives, it is only a small issue.

The property

About a mile from Southleigh, a large house beautifully converted from a barn (G191), a large farmhouse (G190) and a detached cottage (G192), all high on a hillside above a picturesque valley, with almost 180 degree views of amazing rolling countryside.

They are surrounded by around 200 acres of fields and bluebell woods which you are welcome to wander and enjoy deer and badger watching, the stream, lake (fishing), duck pond (carp fishing) and the gorgeous views.

There are roaming chickens (eggs to collect).

Caterers can be recommended.

The Barn is a smashing property, detached, south-facing, comfortable and well-equipped.

At the front, brilliantly positioned to enjoy the immense views, a large suntrap terrace (picnic benches, outdoor electric grill) and raised deck with private 8-person hot tub (covered) and further seating, plus children's play area with trampoline, swing, slide (swing and slide best suited for under 5's).

Beyond this, your own enclosed grassed paddock area with plenty of room for cricket or to kick a ball around.

Inside, smart, stylish and hugely spacious.

At the front, a private paved patio area (table/chairs).

Porch (for coats/boots); enormous open-plan living area with big sofas (TV/DVD, Wii, woodburner) through to smart slate/oak-floored kitchen/dining area with central island (TV, dishwasher, washing machine, combi-microwave, fridge-freezer, larder fridge, freezer, smart red electric Aga, electric companion hob/oven) with big oak dining table; full-sized pool table and football table; downstairs loo; drying room.

Off the main living area, but also with its own ramped entrance and suitable for guests with limited mobility, a double bedroom (TV/DVD) with large en suite shower-room (suite) and little kitchenette/sitting area (larder fridge, microwave, TV/DVD) with sofa, table/chairs.

Oak stairs (stairgates) from living area to first floor landing (quiet reading area with rocking chairs) and five bedrooms with en suite bathrooms (suites, showers over baths) and TVs/DVDs, all well designed to make the most of the roof space (some sloping ceilings/Velux windows): the large master double, another neat double, and a twin, all looking over fields behind; at the front, with rolling valley views, another smart twin and a long, narrow room with four singles (truckles, sloping ceiling, best for maximum of 2 adults/2 children or 4 children).

Southleigh: an unspoilt and off-the-beaten-track village (church, annual August show) in a valley 3 miles from Colyton (shops, pubs).

Honiton (mainline railway station), 7½ miles; Exeter airport, 20; the beaches/sea at Branscombe and Beer, 4; Sidmouth (seaside town), 8; and pretty Lyme Regis, 9.

SOUTHLEIGH

Beer is a small picturesque fishing village on the south Devon coast between Seaton and Branscombe. The shingle beach is very sheltered, backed by limestone cliffs and was once fertile smuggling territory, plus contraband was hidden in nearby caves, which are now a popular tourist attraction. Beer is situated on the stretch of Devon coastline, known as the Jurassic Coast, a designated World Heritage Site, and the village offers sloping streets lined with picturesque stone houses and cottages built on many different levels of the steep valley sides. There are a good range of shops, friendly cafes, restaurants and pubs in Beer, plus just outside the village is the popular Pecorama Gardens, which are perched on the hill overlooking Lyme Bay. Pecorama boasts the Beer Heights Light Railway and indoor model railway exhibition, along with a children's' play area. Beer is a unique Devon fishing village and a great place to stay.
