“Beautiful house!”

Great location in a gorgeous little village. Car park down the road was very cheap as we were worried about the parking. Bought food in nearby Darts farm and made lovely meals in the very functional kitchen. Visited Lympstone Manor for a 40th birthday meal. Lovely stay, just wish it had been longer!

All the amenities you would hope for. Small but private sitting out area to the rear of the property. Good selection of old reference books etc.

“A lovely cottage in a beautiful hamlet with many shops, pubs and restaurants.”

The cottage had everything we wanted and we thoroughly enjoyed our stay. Parking is problematic anywhere in Topsham but the public car park is a very short walk away. We will definitely stay here again.

“The fridges had broken shelves and were not big enough for a property of this size.”

There was too much 'clutter' around.... I'd keep things simple and remove a lot of the furniture and extra stuff everywhere. The large master bedroom was lovely and light, but the top room was quite hot and the smaller single bed on its own had an uncomfy mattress. The bottle of wine was a nice touch, and the road was lovely, but we wouldn't rebook this particular property. The weather was kind, so we had a lovely time as we were out a lot, and went cycling on the brilliant nearby paths. Also... I wouldn't bombard the client with emails before their visit... just one simple email with key info is enough.

“Advertised with a cinema room which was locked and unavailable for use.”

Games room good use of space and enjoyed the table tennis. No cues for pool table though. Not enough comfortable seeking for 5 people in the lounge, don’t think that dining table chairs are suitable or comfortable for the lounge. Superb location though.

“The home was very clean on arrival.”

The issue re parking/ dropping off holiday luggage could have been better explained. Cinema room not in use explained but also games room everything taken out except ping pong. Hoover did not work. A great location accessible to lots of lovely places. You may wish to advise families booking required for meals out well in advance to save disappointment. I would say prior to arrival. Also ferry not running. We had a lovely holiday considering these difficult times and challenges thank you.

“Very nice well appointed cottage.”

Fully equipped kitchen. Great shower pressure. Comfortable beds. However, the second toilet needs to be mentioned that it is outside, because when the temperature is almost freezing and it’s raining, the toilet is not accessible. That can result in a queue for the combined bathroom toilet room. Similarly, an electric clothes drier would be useful in winter as it is too cold to wash and air dry clothes. Additionally, the booking.com description needs to be updated to reflect that there is not parking at the cottage, nor is there parking on street. There is parking at the nearby carpark. Vehicle access is very very tricky with a narrow tight street.

“Yes! It is important to stress that the property was clean, well equipped and in an peaceful, quiet location near essential amenities.”

However - as an older couple we found some degree of challenge. We could NOT use the bath and the show was very awkward and slippery. The stairs over 3 levels required caution. We avoided the basement facilities! I'm not sure - from our personal experience - that this property is totally suitable for anyone with even limited mobility issues? However - we enjoyed our holiday and made the most of this beautiful area. We would not return but can see how this would be a wonderful base for a family holiday! Not for us - but can understand the enthusiasm of other.

“The ideal location for a car free holiday with excellent rail and bus services within a five minute walk.”

The Exe Estuary cycle track is also on the doorstep and bike hire is available locally. The property had everything anyone could wish for and more, truely a home from home.

The choice of eating out was fabulous from traditional English fayre to a very good Indian restaurant. All in all, I would thoroughly recommend this property and location to any one looking for a relazing break in Devon ...it is also a superb touring base. ..

“The house was really interesting and very well equipped and generously stocked.”

It had really fast broadband. It is conveniently located to walk to the railway station, small supermarket, interesting shops, restaurants/ pubs and pleasant estuary walks (including the RSPB hides). Travel by car, train or bus takes you to lots of lovely areas. Sadly there is no garden (but there is a small outside area with chairs and a table that catches the sun at times), and no parking other than finding a local space of paying for the car park. A great place to relax.

“This house is utterly delightful.”

Well proportioned, elegantly furnished and sensibly equipped and situated in a quiet, pretty area. The listing forwarded us that access by car was difficult, so we didn't bother trying. The nearest car park is only a few minutes away and costs only £2.50 for 24 hours. We also managed to find a free space on the road nearby. Our main reason for going was to explore the vastly improved cycle paths around the estuary and the house is well placed for these and also for the rail station if you fancy a car free day in Exeter.

The property

In Topsham, on a quiet pedestrian lane in the conservation area, a Grade II listed, Regency end-of-terrace townhouse, 350 yards from the town centre, estuary and ferry.

Spaciously spread over four floors and lovingly kitted-out as the owners own holiday home, with lots of books and toys/games for all ages in the basement games room (half-sized snooker table, table tennis), plus cinema room with VDU/DVD/Blu-ray and drinks fridge.

Behind, a tiny walled courtyard (bench/chairs for 5, garden loo).

Small enclosed front garden (shed for storing your bicycles, surfboards etc) with door to porch (space for coats/boots); living room (TV/DVD) with oak floor, open fire and arch to dining room with piano; kitchen (dishwasher, washing machine, microwave, freezer, larder fridge, electric cooker, iPod dock) with door to courtyard.

From dining room, door (5'10" lintel) to steep, winding steps (care needed) down to games and cinema rooms.

Stairs up to first floor and a huge light-filled double bedroom (5' bed with footboard and single daybed) and vast bathroom (suite with roll-top bath plus hand-shower, separate shower cubicle).

Further stairs (stairgates) up to second floor and a single bedroom (no door), through which a twin (2'6" beds, zip-linkable to 5' double), both with sloping eaves and hanging rails for clothes.

Best for maximum of 4 adults.

Recapture childhood holiday memories in this lovely home with its charming touch of nostalgia; a great year-round location for foodies and car-free holidays. Topsham: old, interesting and attractive little town (good shops, antiques) beside the River Exe estuary, once Exeter's Roman/medieval port.
