    “We enjoyed our stay.”

    It was great having enough chairs for everyone in the living room, as well as the big dining table. Lots of space outside would be super in better weather. We enjoyed bird watching from the sun lounge and canal walks. I liked the radio on when we arrived and the brownies and milk were appreciated. A really friendly , clean house.

The property

Peacefully on the canal bank in Halberton, 250 yards from the pub, a large, detached house with fantastic views along the waterway to green fields beyond.

On its own at the end of a quiet no-through lane, it has a good-sized, private garden, mostly lawned with paved terrace (table/chairs), summerhouse and gate (lockable) to the waterside with your own little sitting-out area (picnic benches) alongside the towpath - a great spot to relax and watch boats, walkers, cyclists and ducks, occasionally a kingfisher.

Fishing available (licence required).

Boats can be launched at Sampford Peverell (permit required); mooring permitted outside the house.Inside, plenty of space, good-sized rooms.

Porch (freezer, larder fridge); kitchen with oak units (TV, dishwasher, Nespresso Coffee Machine, microwave, larder fridge, electric hob/double oven) and breakfast table/chairs for 5/6.

Beamed dining room with window looking to canal/towpath.

Living room (TV/DVD/Blu-ray, iPod dock) with woodburner (not for use) and sliding patio door to terrace/garden; more big glazed doors to conservatory (table/chairs, sofa, doors to terrace).

Also on the ground floor, a neat twin bedroom (limited clothes-hanging space) and bathroom (suite, shower over bath).

Upstairs (stairgates), four more bedrooms - an enormous double (5' bed) with en suite shower-room (suite), walk-in wardrobe, sloping ceilings and two single beds giving flexibility for use as a family room, and a double (washbasin), both with lovely canal views; and looking to the Blackdown Hills, another double with en suite shower cubicle and washbasin, and a room with a double and single bed.

Off half-landing, step down to games room (quarter-sized snooker table, Wii, TV/DVD) with 2 chair beds and 4' sofa bed (for alternative sleeping).

A good comfortable house for leisurely canalside living, with easy access to north and south coasts, Exmoor and Somerset; only 8 minutes from M5 and mainline station.

Halberton: village (14th century church, pub, farm shop/seasonal café) through which the Grand Western Canal passes from its start 4 miles away in Tiverton (shops, leisure centre, barge trips).

Fishing; boat, canoe, bicycle and mobility buggy hire locally.

Sampford Peverell (pubs, shop, slipway, Tiverton Parkway mainline station), 2 mile walk via towpath.

Golf, 2 miles.
