The property

Tucked away at the end of a Devon lane, Sandwell House is the significant portion of an elegant south facing Georgian Manor House and offers a well thought out and generous space for families and adults alike.

Within just three miles of the historic South Devon market town of Totnes, and in an idyllic spot, the house sits in its’ own valley at the end of a 350 metre drive shared with the handful of neighbouring properties.

Parking for 10 cars.

This beautiful house has unhindered views over a level lawn (perfect for croquet) to the secluded valley beyond.

With the River Harbourne flowing to the side this a fine rural yet accessible location for a celebratory gathering of families and friends or simply a holiday for your extended family.

Inside the accommodation is generous and spacious with elegant reception spaces downstairs and upstairs a total of seven double or twin bedrooms and 7 bath or shower rooms.

From the large elegant hallway with baby grand piano a quirky bar area is great for those evening get-togethers and for aspriring landlords in the party.

Beyond this an elegant sitting room with open fire, TV/DVD followed by a door to utility room (washing machine/tumble-drier).

Also downstairs a snug/TV room with comfy seating and toys/games.

Plus a downstairs cloakroom with loo and washbasin.

On the other side of the hallway a large, modern kitchen is well equipped to cater for larger parties and has views to the side of the house towards the river.

Through the arch a south facing dining room for everyone to gather with seating for up to 16. Upstairs the bedrooms are bright and modern; five have stunning views to the south over the valley.

All the beds are zip and link so rooms can be made up as twin rooms if necessary.

There are six ensuite bath or shower rooms and two of the bedrooms have their own washbasin plus there’s a large luxurious family bathroom with roll top bath and separate shower.

Outside the front terrace and lawn are for your exclusive use and children can play ball games or ride their bikes along the private driveway.

Within the grounds is shared use of a tennis court.

With easy access to fast roads this is a great base from which to explore the South Hams or Dartmoor National Park.

The nearest pub is less than three miles via road at Dartington or head to Totnes and take a boat trip to Dartmouth or from Kingswear take the steam train to Torbay.

The sandy beach of Bigbury with its iconic island hotel or the private beach of Blackpool Sands are less than half an hours drive and there are several family friendly attractions such as Pennywell Farm and Woodlands Adventure Park to keep the young amused.

Private catering can be arranged.

Well behaved Dogs welcome.

A fabulous house that you will want to return to at the end of an enjoyable day.
