“Wonderful base for a family holiday!”

My family and I recently stayed at Waterside for a holiday centred around a birthday celebration. We needed a large property as there were six of us in the party. Spotlessly clean, attractively decorated, very well appointed and incredibly comfortable, Waterside was the perfect place for this occasion. The communal areas (living room, dining room, kitchen) were spacious and practically set out, and the bedrooms were comfortable and cosy. Situated on the outskirts of the small, quiet village of Kenn, near Exeter, the location is wonderful if peace and quiet is what you're looking for. The garden area is large and well kept, with plenty of garden furniture, a hot tub, a couple of hammocks and a lovely stream running through it. Local sheep even visit the adjoining field! The local pub - The Ley Arms - is within walking distance and does a lovely Sunday lunch. Even though the location is quiet and rural, you are not in the middle of nowhere. You are only ten minutes' drive from a large Tesco supermarket which is very handy for keeping up with shopping, etc. The city of Exeter is only five miles away and the seaside resorts of Dawlish, Sidmouth and Torquay (amongst others) are all less than 20 miles away. Dartmoor is also within easy reach if you want to experience some wild open spaces. Mandy is an excellent host, and was always available via phone if a problem arose - although none ever did. She expertly navigates that difficult line between being friendly/available and respecting the privacy of her guests. She dropped by on the day we arrived to warmly welcome us, and to bring us some lovely home-baked bread made by her partner. She was very open to feedback on the property and we felt that it was very important to her that her guests had the best holiday possible. She is also full of good recommendations of things to do locally. We had an incredibly memorable holiday. Waterside was the perfect place to base ourselves and it was a wonderful place to come "home" to every night. If you have a large party and are looking for a place for them all to stay, I highly recommend Waterside.

The property

On the edge of Kenn, 350 yards from the pub, in a rural valley with tranquil views over meadows to a stream fringed with willow, a newly renovated and carefully modernised single-storey house, complete with own hot tub (by arrangement).

To the front, large grassy meadow sloping gently down to the bubbling stream (unfenced, small children beware).

Behind, the private hot tub with pergola, decked terrace (table/chairs) and views over the stream to fields.

Inside, beautifully and cleverly refurbished with modern linens and colours and an eye for detail, creating a light and welcoming space in which to relax.

Designed to appeal to two families, there is a beautifully styled open-plan living/dining/kitchen at each end of the house.

The largest has a bespoke kitchen (dishwasher, microwave, American-style fridge-freezer, electric oven/induction hob) with dining table/benches seating 8, leather sofas with woodburner and TV/DVD/Blu-ray and two pairs of sliding doors to the terrace and garden.

The other living area has a smaller, attractive kitchen (fridge, induction hob/electric oven) with breakfast table for two, large L-shaped sofa, TV, huge window with views and door to garden.

Between the two reception rooms, four bedrooms - three double (5' beds, one with footboard), each with en suite shower-room (suite), and a family room with 5' double bed (footboard) plus sofa bed.

Smart bathroom (suite, shower over bath).
