    “Lovely cottage with great position for walking to the coast or driving short distance to Bigbury on Sea and other family beaches.”

    Very comfortable beds and nicely presented bedrooms, good bathrooms with powerful showers and quick running bath, well equipped kitchen and utility room (could do with some larger bins given the multiple recycling demands), nice layout for kids and garden access without worrying about them getting onto the road. WiFi was speedy and reliable too. Only shortcomings was the living room which needs some better lighting. We found it easily and unassisted entry was very straightforward and easy ...

The property

In the pretty little village of Kingston with its good-food pub, a detached, Grade II listed, thatched cottage, light and spacious and full of charm.

Good-sized, pretty, enclosed garden with patio (table/chairs) and lawn (bench), and steps up to sheltered terrace with further lawn, table/chairs and barbecue, a lovey spot for evening sundowners and alfresco meals.

Inside, lovely 17th cent.

features like knobbly walls, beams (lowest 5'11") and the original stone staircase have been complemented and made welcoming with contemporary soft paint colours and smart furnishings.

Six uneven steps (no handrail) up to slate-floored entrance lobby (armchair).

Step up to living room with inglenook fireplace (open fire), smart TV/DVD/PVR/Blu-ray, iPod dock and arch (step) to attractive dining room with doors to patio.

Shower-room (suite).

Cosy cottage-style kitchen/breakfast room (dishwasher, washing machine, microwave, larder fridge, electric oven/induction hob) with granite worktops, antique pine table/chairs and stable doors to drive (tall gates to road) and garden.

Outside utility room (tumble drier, fridge-freezer, sink).

Door (5'10" lintel) from living room to steep spiral stairs (central vertical handrail, narrow treads, care needed; stairgate) winding up to three large bedrooms - two double (6' beds), and a pretty twin.

Bathroom (suite with separate shower).

Arrival after 4pm.

Comfortable and full of character and in a great spot with a welcoming pub and choice of lovely sandy beaches nearby. Kingston: remarkably off-the-beaten-track little village (good pub, church) with lots of pretty houses, a mile from the River Erme’s beautiful wooded estuary and good sandy Wonwell beach (bodyboarding, paddle boarding, kayaking).

St Ann’s Chapel (PO/shop), 1 mile.

More fine sandy beaches and golf at Bigbury-on-Sea/Burgh Island, 4 miles; for shops, pretty Modbury, 3½ miles.
