“We were very surprised to see the next door neighbours coming across the back garden,on one occasion.”

It appears there is a shared access,it is the only way they can get things in and out of their back garden. This could be difficult when dogs and children are outside playing. There is no mention of this in the cottage details.Otherwise the cottage is really lovely, quiet and in a pretty village with plenty of places to visit in the area. The Dolphin pub along the road,an easy walk,is worth a mention.Hope to return for a future holiday.Thank you.

The property

In the heart of Kingston, a pretty, Grade II listed, thatched cottage (end one of five), 300 yards from the pub.

Tiny raised-wall front garden with listed cobbled path; small enclosed back garden with 5 steps up to lawn (low wall - small children beware), table/chairs and useful shed for bicycles/surfboards; gate to side lane and next door cottage.

Inside, living room with beams and exposed stonework, large chimney breast (woodburner), TV/DVD; fitted kitchen/dining room (dishwasher, microwave, fridge-freezer, electric cooker) with handsome wood-block floor and stable doors to useful boot/coat room (washer-drier) opening to garden.

Steep stairs (stairgates) up to two bedrooms - a double (5' bed), and a twin; 3 steps down to bathroom (suite, shower over bath).

Arrival after 4pm.

A very pretty comfortable cottage in a delightful village, welcoming at any time of year. Kingston: remarkably off-the-beaten-track little village (good pub, church) with lots of pretty houses, a mile from the River Erme’s beautiful wooded estuary and good sandy Wonwell beach (bodyboarding, paddle boarding, kayaking).

St Ann’s Chapel (PO/shop), 1 mile.

More fine sandy beaches and golf at Bigbury-on-Sea/Burgh Island, 4 miles; for shops, pretty Modbury, 3½ miles.
