The only reason I have not given top rating throughout is that the photographs of the main reception room made it appear that there was ample space for both sitting and dining areas to be in use at the same time. In fact, it was necessary to move the large sofa back and forth depending on which part of the room we wanted to use. This was perfectly practicable and did not at all affect our enjoyment of the house - and we certainly wouldn't want any fewer sofa spaces or a smaller table - so I don't think it necessarily needs changing. I am really only raising it because you have specifically asked for feedback. The younger members of the party would like wifi and the older members, while generally enjoying its absence, did occasionally miss it when wishing to access information about walks and local places of interest. Fortunately, the provision of books and leaflets about the area was particularly good, as was the very clear and complete instruction folder for the house. The Property

3 miles from Chagford, on the edge of the tranquil moorland hamlet of Lettaford - a scattering of mostly medieval granite cottages at the end of a lane from which a footpath leads directly to the open moor (1/3 mile) and the Two Moors Way passes through - a large, detached, Grade II listed house, imaginatively converted from a barn. It is set back and tucked away from the other houses, sheltered at the front by a stone wall with pergola and swing seats, with a good-sized lawned garden at the back (barbecue, table/chairs, swings/slide for small children).
Inside, natural wood (beams, floors/rugs, doors) and exposed granite. Tiled hall. Living/dining room with large fireplace (woodburner), TV/DVD, WIFI, and refectory table. Three steps up to kitchen (dishwasher, microwave, larder fridge, electric hob/double oven) with small breakfast table/chairs, floor-to-ceiling windows and door to paved area. Drying room for coats/boots. Two downstairs bedrooms - one with two singles and glazed door to garden, and a double; downstairs bathroom (suite plus hand-shower and separate shower, handrails). Wood stairs (stairgates) curve up to two more wood-floored, good-sized bedrooms - a double (5' bed) with TV/DVD and en suite shower-room (suite), and one with three singles (truckles) and en suite loo, both with Velux windows with countryside views. Outside, laundry room (washing machine, tumble drier, freezer, additional fridge).Spring water. Arrival after 4pm. An extremely peaceful base for observing nature (moon and barn owl watching), moorland walks or just getting away from it all.

Chagford: lively, friendly little town (pubs, shops, outdoor swimming pool, tennis) away from main roads in the shelter of high Dartmoor. Past it the River Teign (fishing) hurries through woods and meadows below Castle Drogo (Nat. Trust). Excellent walking; superb views. Open moor, 2 miles; golf, 3; Exeter (city amenities), 17; sea/beaches, about 20.

Regional Information

CHAGFORD Okehampton 12 miles; Exeter 21 miles. A picturesque town at the northern point of Dartmoor National Park in Devon. Chagford, one of the five Stannary towns of Dartmoor, is small in size but is packed with amenities and things to do. There is a wide range of shops as well as four pubs. Chagford also has more active facilities such as public tennis court and an open-air swimming pool to enjoy at your leisure. It is a town of great history, home to the Three Crowns Hotel which dates back to the 1200's. Chagford is well known for its culture, hosting film, literary and music festivals in the town as well as an annual running race, known as Two Hills Race. Just over 21 miles away is the bustling, beautiful city of Exeter for a different kind of break, definitely worth a visit. The charming, attractive town of Okehampton sits just 12 miles away.
