    We knew the location would be very good, but were super impressed by the quality of the property, the showers especially. The kitchen was equipped with everything you could possibly need.

If there was one tiny criticism it would be that I felt the garden could be a bit more dog-secure. Otherwise perfect.

The property

In Exmouth, on a quiet road just above the far eastern end of the long, sandy beach and Coast Path, a spacious, detached home with superb long views from upstairs along the coast and out to sea.

Much loved by owners as their own family holiday home, it’s neatly-kept, welcoming and comfortable with a garage games room (table tennis) and large, enclosed garden behind, mostly lawn with terrace (table/chairs, summer barbecue) and pleasant views over neighbouring fields.

At the front, a smart brick-paved drive and level lawn look over the road and small parkland area opposite (benches) to the sea beyond.

Footpaths from here join the Coast Path (5 to 10 minutes down to beach).

Esplanade/town centre, just over a mile.Step up to front door into hall, off which length-of-house living room (TV/DVD, gas fire, comfy seating for 6) with ceiling-high glazed doors to terrace, and dining room with view of front garden/drive.

Oak-fitted kitchen (dishwasher, microwave, larder fridge, 5-ring gas hob/electric oven) with hammered granite worktops, breakfast table/4 chairs and door to back garden; utility room (freezer, washing machine) with doors to garage and back garden.

Upstairs, four bedrooms - at the front, enjoying lovely sea views, the huge master double (6' zip-linked bed or twin) with en suite bathroom (suite with separate shower) and balcony, and another double (5' bed) with en suite shower-room (suite); both with pretty garden views, two smart twins (one with limited clothes hanging space); bathroom (suite with separate shower).

Two single truckle beds for alternative sleeping in master double, available by arrangement.

Sleeps maximum of 8.

No children under 2, except pre-crawling babies.

A great seaside spot with plenty of space for families and friends to gather year-round. Exmouth: seaside town (shops, pubs, club, PO, cinema, theatre) at the mouth of the River Exe with a long, fine sandy beach.

Virtually everything within walking distance.

Sailing/windsurfing schools, birdwatching, coastal/estuary walks, golf, all nearby.

Exe Estuary Trail (cycling/walking) to Exeter.

Seasonal pedestrian/cycle ferry to Starcross.

Railway station.

Exeter by road, 8 miles; Dartmoor, 20.

EXMOUTH

Exeter 11.5 miles.

On the eastern bank of the estuary of the River Exe, Exmouth has everything required by the visitor for a relaxing break. A thriving coastal town with a nationally renowned bird sanctuary, close to miles of sandy beaches, superb coastal walking, with everything for the fisherman and sailor, close to Exeter and with much to do and see - this all contributes to the town’s attraction. In addition to messing about on boats, lazing on the beach or taking the ferry up the estuary or to Dawlish Warren nature reserve, there’s always Crealy Park theme park, Bicton Park stately home and gardens, the Donkey Sanctuary at nearby Sidmouth, Woodbury Common, the cathedral city of Exeter, the Sandy Bay World of Country Life and the all absorbing Jurassic Coast with its famous fossil deposits stretching eastwards into Dorset. In terms of visitor attractions and coastal lifestyle you won’t find much better than Exmouth.
