    • “Thought description of house was misleading. Website and photos somehow convey that large garden is easily accessed from property, i.e. on doorstep, whereas it is, in fact, the other side of two courtyards and surrounding properties, so instead of just wandering out with a bbq and bottle of wine, we didn’t actually bother to use it all! Property very well stocked in terms of implements, cutlery, china, pans, dishes, etc, (no corkscrew, so glad I brought my own), and comfortable chairs, beds and so on. We really appreciated large, fresh milk in fridge on arrival. However, the only really decent bedroom in the house is the top room, which is highly luxuriously comfortable when compared to those on ground floor, which are cramped and foisty. GF bathroom is nice, but the property smells damp and clothes, towels, etc do not dry out down there, and there is not enough storage space for a family of 7, as we were. Position of property is lovely and local villages and pubs are excellent, with quite easy access to many places. We had a lovely holiday, partly because of really good weather, but would not like to stay here when it’s cold and damp outside, so probably would not return to this property.”

    • “We didn't feel that the listing was as honest and transparent as expected from a reputable company. We would not have booked the property if we had known that there was no private outside space for this large family property, nowhere to sit and eat - we couldn't safely carry the china plates/dishes/glasses for the family down to the barbecue area, and no melamine plates/glasses were provided. This was more than frustrating and meant that the glorious sunny evenings could not be enjoyed - 2 very basic deckchairs were provided for 8 people? No welcome basket/note on arrival and a lack of clear instructions on where to find the games room/barbecue area etc. In a property in this price range we expect good quality, large bath towels, the ones supplied were thin, didn't dry between uses and too small - large enough for a child. I note from the visitors book that other guests have made this same comment. The master bedroom at the top of the house is very hot in the summer, making it difficult to sleep at night. An electric fan is needed. There is a TV in the master bedroom - I'm not sure how you would be able to watch it as it is placed on top of a chest of drawers, the view is blocked by the wardrobe. The property was quite well equipped. However, we didn't know that in advance, we had asked for an inventory for the kitchen but that didn't materialise, so we took our good kitchen knives, salad spinner, potato peeler etc etc as we cook from scratch. This was not the high standard of accommodation that we had been led to expect from the website details, very disappointing.”

The Property

High in farmland a mile from Noss Mayo and ½ mile from the sea at Stoke (splendid cliffs, Coast Path, cove beach), a number of cottages well converted from Grade II listed farm buildings, sharing a 1½ acre garden (barbecue, picnic table, dogs permitted on leads), games/laundry room (table tennis, darts, washing machine, tumble drier - extra), courtyards and hard tennis court. We let two a smart, three-storey 'upside down' cottage, sitting mid-row and looking over the shared inner courtyard. Inside, stylish and contemporary with quality furnishings and fabrics, painted beams and interesting artwork. Door from shared inner courtyard to hall (for coats/boots); three ground-floor bedrooms - a double (footboard), and two twin (one zip-linkable to 6’ double, the other with limited clothes-hanging space); bathroom (suite, shower over bath). Stairs (stairgates) up to open-plan living/dining room with long oak table, TV/DVD, iPod dock, electric ‘living flame’ fire and neatly fitted galley-style kitchen area (dishwasher, washing machine, microwave, fridge, larder fridge, electric cooker). Further stairs up to second floor and the enormous master bedroom (6’ bed, TV/DVD, sofa bed for alternative sleeping) with en suite bathroom (suite with separate shower), both with Velux windows, some sloping ceilings/beams. Good quality, stylish and comfortable, well suited for one or two families to share.






Newton Ferrers/Noss Mayo: adjoining small villages beside the River Yealm estuary, sheltered by oak-wooded hillsides, popular for sailing, lovely for walking or just sitting. Essential shops (Newton Ferrers) and good food pubs. Low tide footpath across the creek. Tennis courts; riding stables. Pedestrian ferry to coast walk to Wembury (village), and secluded beach. Mothecombe (nearest sandy beach by car), 4 miles. Plymouth, 11.

Regional Information

NEWTON FERRERS Plymouth 8 miles. A tranquil, picturesque village in the South Hams area of Devon, on a bend of the River Yealm leading up from the South Devon coast (1 mile). The perfect haven for sailors, for those who love messing about near water and for those who appreciate stunning and civilised countryside. There is a local butcher, chemist, post office and grocer in Newton Ferrers and an organic farm shop just two miles away. The village pub, with fantastic views across the water towards Noss Mayo and the creek, serves good food and drink. The area is blessed with many walks that meander along the waterside and across the fields, while to the north Dartmoor's high tors and open spaces beckon those who love wild country. The city of Plymouth with its shops, Marine Aquarium and Barbican quayside area is just 8 miles away while beautiful Totnes with its 'alternative' view on life is a must. If the beach rather than boats is what you seek, you won't do better than the beautiful sands at Mothecombe and Bigbury just a few miles down the road. Both are accessible by road or boat from Newton Ferrers. There are a number of excellent golf courses nearby.
