The property

Looking over the picturesque river, 500 yards from pubs in Noss Mayo, a semi-detached stone-built cottage, refurbished with a thoroughly modern interior and smart yet relaxed decor.

Across the lane at the front, with access through the gate to the left hand side of the hedge is a small decked sitting-out area (table/chairs) with steps winding steeply down to the waterside where you have shared use (with Junket Studio, L315) of a quay (table/chairs) with slipway and outhaul mooring (public slipway for dinghy launching, 100 yards).

From the lane, step up to small gated area and front door to hall.

Living room (woodburner, TV/DVD/PVR, cupboard with washing machine and tumble drier) with step up to bathroom (suite plus hand-shower).

Smart kitchen/dining room (dishwasher, microwave, freezer, larder fridge, range-style gas hob/electric oven) with granite worktops and pantry.

Upstairs (low lintels from 5'9"), two bedrooms with window seats to enjoy the river views - a roomy double with en suite shower-room (suite), and a neat twin.

A lovely cottage, just a stone's throw from the water's edge and a short stroll from good pubs. Newton Ferrers/Noss Mayo: adjoining small villages beside the River Yealm estuary, sheltered by oak-wooded hillsides, popular for sailing, lovely for walking or just sitting.

Pedestrian ferry to coast walk to Wembury (village), and secluded beach.

Newton Ferrers 1 mile; Plymouth 10 miles

The charming creek side village of Noss Mayo is hidden away on the banks of the beautiful Yealm Estuary. The area is blessed with many coastal and countryside walks. Local beaches, Stoke and Cellars are just a three-quarters of a mile walk. The village is home to two excellent waterside pubs with river views, both of which offer superb meals using the best of local produce.
Across the water, the village of Newton Ferrers, which has a local butcher, chemist, Post Office and general grocery store, may be reached on foot via causeways at low tide. A seasonal ferry also operates between Noss Mayo, Newton Ferrers and the SW coastal path to Wembury. The surrounding South Hams area is well known for its award-winning, sandy beaches and also for the breath-taking beauty of the Dartmoor National Park. All are all within easy reach, as are interesting towns and villages such as Totnes, Salcombe, Dartington and Modbury. The city of Plymouth with its shops, Marine Aquarium and Barbican quayside area is just 10 miles away.
