The property

In Sampford Brett, a handsome detached house built from local stone, described in 1704 as ‘No.1 Gentleman’s Residence’.

This is a lovely country house with homely, comfortable charm and grace.

In front, a neat fenced garden and, at the back, a courtyard (table/chairs, barbecue) filled with flower tubs, leading to a lawned garden, and, beyond that, a paddock (occasionally sheep, goats, pigs).

The lawned garden and paddock are occasionally shared with the friendly owner who lives across the courtyard.

Games barn (table tennis, badminton, darts, boules, fishing nets).Hall.

Two front-facing living rooms with big sash windows, one with TV, the other with open fire and TV/DVD.

Farmhouse-style kitchen/dining room (dishwasher, microwave, cherry-red Rayburn, electric cooker) with table/chairs in the middle; small step down to large utility room with tumble drier, washing machine, freezer, larder fridge and shower cubicle.

Twin bedroom (zip-linkable to 6' double) downstairs (5'6" lintel) and loo.

Stairs from the hall up to four more bedrooms - a double plus single with washbasin, a double, a twin (zip-linkable to 6' double) with en suite bathroom (suite, shower over bath), and a twin (low doorway) with washbasin.

Small step up to smart bathroom (suite, shower over bath).

A few more steep stairs up to the attic and a sixth bedroom with 5' double bed (footboard), washbasin, Velux window, exposed ancient roof timbers and limited clothes-hanging space.

A much recommended family house.

Brilliant for walkers.

Golf nearby. Sampford Brett: peaceful little village (Norman church, main street with fine 18th cent.

cottages and pretty stream meandering through) between the Quantock hills and glorious Exmoor.

Pub/shops at Williton, ¾ mile along country lanes.

Coast, 2 miles.

Dunster, 6 miles; Minehead, 8 miles.

Lovely walks from the village.
