The property

1½ miles from South Tawton, in the tiny, pretty hamlet of Taw Green, a sweet little detached cottage converted from a barn tucked behind the friendly owners’ former mill house.

At the back, a level shared garden (table/chairs) with direct frontage to the River Taw (bench).

Inside, bright and spacious with vaulted ceiling, botanical paintings and good furniture.

Four stone steps up to open-plan living/dining/kitchen (slimline dishwasher, washer-drier, microwave, fridge, electric cooker) with woodburner and TV/DVD.

Neat double bedroom (limited clothes-hanging space) and bathroom (suite, shower over bath).

Pre-crawling babies only due to river.

A trouble-free bolt hole for two in a beautiful, rural oasis with great walking locally.

South Tawton: old and pretty little village (good food pub) about ¾ mile from South Zeal and Sticklepath; Chagford, 7 miles: Okehampton (small town, leisure centre, cinema), 4 miles; Exeter, 20; sea/sand, about 30.

Note: This property has a Good Housekeeping bond of £100.
