The property

... Ash Park is 350 yards from the pub in East Prawle village. Nestled into a rocky hillside, it has 180 degree uninterrupted views over farmland and coastline to the sea and Prawle Point. It is the sunniest of south-facing houses, imaginatively designed, set in the most beautiful, enclosed, private 3 acre landscaped garden (gardeners happy to 'chat plants' to you as they work): pond (unnetted), lawns, winding paths and steps through the gardens and escarpment, huge rocks and trees (lovely autumn colour), a kidney-shaped outdoor heated swimming pool (fenced, 27' x 12' x 2'9" to 5'6" deep, available 25 May to 14 September), lots of hidden seating and patios, two terraces (furniture) and balustrade.

The house has huge picture windows, bringing the views and garden into the house. Sweeping drive to 6 wide steps up to a verandah (garden seat) and door into spacious, open hall, light streaming down over the staircase. Off the hall, large drawing room with gas fire and expansive picture windows with breathtaking views over the coast and sea. This room opens to south-west facing sunroom with door to balcony and pool.

Next door, dining room with mahogany dining table seating 10, big windows (views) and swing door into excellent, well-fitted, west-facing kitchen (dishwasher, microwave, Aga plus ceramic hob/double electric oven, larder fridge, tiled floor, granite worktop, TV, breakfast table/chairs). Glazed doors to terrace and swimming pool. Utility area with washing machine, tumble drier, two freezers, larder fridge; boot room. Off the entrance hall, second sitting room with large fireplace (gas fire), TV/DVD and Xbox 360 and, opposite it, a twin bedroom with balcony (furniture), views over garden to sea, and shower-room (suite) across the hall.

Elegant stairs up to a large landing, off which three more excellent bedrooms – the master double (6' bed) with window seat and large en suite bathroom (suite); a second double (5' bed) with separate bathroom (suite with separate shower); and a large twin with large sofa bed, en suite shower-room (suite) and door to the previous bathroom. All bedrooms look over the gardens and sea. 

Also a garden room, split-level and accessed by steps from the kitchen and terrace by the pool, with a double and 3 steps down to two single day beds (footboards) and en suite bathroom (suite, shower over bath) with large south-facing French windows with stunning views of the gardens and sea.

Games room in garage (table tennis, table football, skittles, darts).

The magnificent gardens have interesting paths and steps which young children and people with limited mobility need to negotiate with care. Damages Deposit £500. Best for maximum of 12 adults/2 children. An exceptionally positioned house with fabulous gardens and beautiful interior, in a lovely walking area (bridlepath at bottom of garden leads to Coast Path).
