Upham view is appointed to a very high standard and is so comfortable.

The owners were lovely and showed enormous attention to detail. There's lots of places to visit in the area. We cannot recommend it highly enough and will be back.

Accommodation was great ,everything you could need, lovely peaceful surroundings and easy access to places to visit such as Bicton gardens ,and all the coastal areas, the owners were very friendly and there if you needed anything would certainly visit again.

Upham View sits in a beautiful and serene East Devon location and is a very comfortable place to stay.

Mark and Jax have clearly thought carefully about what makes a cottage a happy, relaxed, and comfy place to spend time, and they have set things up with a great deal of care and attention. First rate.

Beautiful place to stay.

So peaceful and tranquil and the views are just stunning. The cottage has everything you need, so you don’t need to pack the kitchen sink! Beds were so comfortable and both bedrooms having it’s own en-suite was fab. We were in an amazing location, so many beautiful places to visit within a short drive. Thank you to the owners Mark & Jackie for making us feel so welcome. We definitely will be back!

A bit smaller than I had expected, especially the bathrooms, but very well appointed, a nice patio area, and everything worked.

This property had everything required: ensuite bathrooms, comfortable beds, mirror over chest of draws near a socket to use the hairdryer.

Well laid out living area with comfortable lounge seating, no uncomfortable cane garden furniture in sight. Good sized dining set . Well thought out kitchen area with excellent range of utensils and equipment. Lovely patio area with garden furniture. Clean and very well maintained. Absolute delight. The owners certainly know their business. Excellent.

Lovely cottage.

Very comfortable and had everything we needed. Quiet location, but not far from nearest pub, and wonderful farm shop, take-away and restaurant. Easy to drive to Exeter, Sidmouth, Exmouth and Budleigh Salterton.

From the onset the cottage was inviting, clean and comfortable.

The showers were brilliant too. We found it peaceful surrounded by sheep and fields.

We were very satisfied and impressed by our accommodation, which was exceptional clean and comfortable.

It was a lovely touch to have a welcome basket of goodies and milk in the fridge for that first cup of tea. Both we and our grandchildren were very happy with our stay at Upham View and will be very likely to arrange a return visit for a future holiday. Thank you so much Mark and Jackie for making our stay so memorable.

Everything was above our expectations and more. Beautiful setting ideally situated for all areas. We will return and highly recommend to anyone wanting peace and tranquillity whilst being in a well served area.

Due to our circumstances, we had to ask for an early arrival and the friendly hosts kindly accepted.

The cottage is wonderful: Self-contained; overlooks open fields with the Upham fishing lakes in the distance setting off the beautiful Devon countryside. The field is occupied by a horse that is friendly and visits now and then. There are plenty of birds and rabbits play in the field at dusk. Beds are comfy and the rooms warm. All amenities are available and there is a large ‘smart’ TV in the living room as well as ‘smart’ TVs in the bedrooms. The hosts are wonderful and I would recommend this place.

The property and grounds are immaculate. Despite being in the owners' grounds the property is really secluded with an outside seating area overlooking the fields. The property was spacious containing everything required for our comfort. Directions given were clear and the property was easy to find. A welcome pack was provided by the owner which included a lovely bottle of wine. Thank you.

One of my favourite stats with Sykes Cottages.

Such a calming beautiful location in stunning grounds to come back to each evening after a day’s sightseeing, and yet so conveniently placed for the city or any number of stunning coastal spots in East Devon. The views from the patio area are lovely looking across the fields with plenty of opportunities for spotting birds and other wildlife. The beds and sofa were comfortable (not always a given) and each bedroom had its own en-suite shower room. Highly recommended.

Beautifully situated, immaculately presented and very well resourced cottage. We had an excellent stay with everything provided. We could not fault the property or its location. Great inns/restaurants within easy reach and easy access to the coast and Exeter. We will be returning as soon as we are able!

It is very comfortable, well equipped and within easy reach of lovely beaches, Exeter and other visitor attractions. It is situated in the beautiful quiet countryside yet conveniently close enough to the main road, an extensive farm shop and the local pub-restaurants.

Quiet, beautifully secluded area of Devon.

A very comfortable and quiet cottage with lovely views, although near to all amenities.

We were made to feel very welcome and the owners had provided everything you could need. The beds were very comfortable and the showers powerful. Perhaps more than one shower mat could be provided to stop any slipping. We loved our stay here and would love to return.

This is amazing, so clean and welcoming, this was our 3 visit and will be back again asap, it's as good as home , but more relaxing.

We were very happy with the overall quality of this cottage.

Kitchen and equipment all very good and a really good location for visiting the area. Heating was very effective and house warmed up quickly. The mattress was one of the most comfortable we have ever had in a holiday cottage, very good indeed. The current description does not reflect everything completely accurately. It is not possible to walk to Greendale farm shop as it is on a main road. Pub is walkable. Also description still says selection of books games and dvds which are not present presumably because of covid restrictions.

Upham View is a modern extremely well-fitted property (with delightful owners next door).

It lies down a quiet country lane, yet is extremely accessible to all the hustle and bustle of Exeter, the estuary and hence the beaches as far as Sidmouth.

The Facilities are second to none.

Cleanliness second to none. Perfect views across the Devonshire Countryside. We did enjoy the feeling of home from home that this property gave us. Lots of nice pubs, we especially like that after all this time in Lock down. The Cat and Fiddle do a nice British home carvery about 2 miles from the property towards Exeter. Loved the sheep and horse and the sky at night away from light pollution. The owners are very obliging I slipped in the shower and they got me a shower mat. All the facilities are finished to a very high standard with a really nice modern kitchen. We are planning on a return next year.

It is beautiful and feels like home away from home. We thoroughly enjoyed the beauty and serenity it offered and as a base to visit many places. We would definitely go again.

This cottage was exceptional in everything the owners were very nice and the view and surroundings were lovely We had a super weeks holiday.

Fabulous holiday farm cottage and location with lovely owners.

The place was spotless and had a welcome basket on our arrival. The view from the patio across the valley was lovely and many a morning, afternoon and evening was spent sitting with a book and a drink just relaxing. Perfect.

The panoramic view across fields and woods is stunning, and although not far from Exeter the location is very quiet and peaceful.

There are several good eating places locally including one within walking distance. The accommodation was spotlessly clean and well equipped, and the owners are very friendly and helpful.

A very comfortable warm and light lodge for our 5 night birdwatching break to the Exe estuary.

It was great to come back to after a day walking. Very peaceful spot but easy access to the coast and Exeter as well as Topsham with good bird reserves. 2 great farm shop/ cafes nearby and very good pub/restaurant The Night Jar at Aylesbeare.

When we walk into our cottage it was wow how lovely it was also had a little basket with a bottle of wine crisps biscuits jar of chutney also milk in the fridge was a lovely welcome and the cottage was clean and very cozy what we did like was the sheep in the field also lovely little rabbits running around playing would love to go back Margaret Nicholson 20th September 2019

The views over the countryside.

A place to switch off but has the modern things like wifi and televisions in the lounge and both bedrooms to keep you amused. The owners were so kind in leaving a basket full o goodies to welcome us. One of the best places we have rented from Sykes over the fifteen years we have used this excellent company.

Almost want to say nothing in case others find it .

....but this has been a fantastic find. This is one of the most peaceful holidays we have ever had. The property is superb, the surroundings exquisite, it oozes quality and the owners are great people. The views across the fields and into the distant landscape are to not just see but to FEEL!! Access to 'the high life' (if you want it??) is easy, but it remains a secluded piece of our heaven. Already booked to go back next year. To the owners - thank you for making this such a great place and sharing it with us, even though for just a few days.

A superb property in a lovely rural location, quiet, no passing traffic, super country views.

The owners were very welcoming and could not do enough for us. As my wife is partially disabled it was a boon that the property is a bungalow with two bathrooms.

We enjoyed relaxing in a quiet location over the weekend with gorgeous views - the horse was very friendly in the paddock next to our garden! This is a great little find.

Beautiful views, quiet, clean and superbly equipped. Accessed by narrow lane but not far from good main road so easy access. Lots to do in the area. Great farm shop close by.

It was a real pleasure to stay at Upham View. The view is of course amazing, but it was more than that, Spotlessly clean, comfortable, warm and very well equipped, and ideally placed to explore the area. A generous welcome pack awaited us and together with the owners friendly welcome, & friendliness topped off a very enjoyable stay. Would highly recommend if you're thinking of staying in this area.
