We absolutely loved our stay here, cottage was lovely and owners was friendly and very accommodating.

Would highly recommend and would love to stay again

Gavin and Karen were among the best hosts we have encountered during our travels.

They went above and beyond to make us feel welcome, and Gavin kindly booked us a table at a local pub for a dinner the evening of our arrival. After a long journey, this was greatly appreciated, as we were both absolutely exhausted and could simply relax and enjoy the evening. The cottage was conveniently located close to local amenities, with beautiful countryside views. It was also within easy reach of Widemouth Bay and Sandymouth Beach, two beaches that our dogs thoroughly enjoyed visiting and exploring. The cottage was well equipped and comfortable, with the bed being particularly excellent. For donkey lovers, Karen runs a donkey sanctuary behind the cottage, where you can see the donkeys up close and learn more about them. This was a lovely and unique addition to our stay. We thoroughly enjoyed our visit and would highly recommend staying here.

Lovely comfortable cottage in a great location.

The owners Gavin and Karen are wonderful hosts who can not do enough for you. We enjoyed our stay at The Linhay very much and would love to return in the summer. Such a peaceful calm place to relax and unwind - Perfect!

Gavin and Karen were very hospitable hosts who went out of there way to help in any way they could .

The cottage was very close to all amenities with beautiful views of the countryside. It was very easy to find beautiful places to stop and enjoy.

The owners were very friendly and helpful and made us feel welcome.

They run a donkey sanctuary on the farm and it was lovely to see and feed the donkeys. The cottage is in a good location as a base. We visited various places in north Devon and Cornwall from here.

Gavin and Karen were very welcoming hosts and nothing was too much trouble.

The cottage was a great base to visit the area in either direction. Bed was super comfy and there was enough room for our 3 dogs. We had a little garden for the dogs to mooch about in and they all settled in well. WiFi was easy to connect to, not that we really needed it. We spent most of our days out and about but it was lovely to come ‘home’ to the cottage and relax on the sofa in front of the TV. Would def recommend and hopefully we’ll come back again.

The bed was huge and very comfortable, great nights sleep. The location was perfect for us, plenty to do just a short drive away. Added bonus was the nearby village of Bradworthy, very friendly with a great pub serving good food. We were made to feel very welcome as were our two dogs. Not sure why there has been some negative comments about the wifi - it worked perfectly throughout our stay. Gavin and Karen (owners) were amazing hosts, nothing was too much trouble right down to some special treats left for our dogs as one had to visit the vets. They really wanted to ensure we had the best holiday, and went out of their way to help make our stay comfortable and relaxing. We will definitely be back!

The bed was huge and comfortable, with good quality bedding.

The sofa was huge and comfortable. Hosts were really lovely, they could not do enough for us. Loved seeing the donkeys every morning from the kitchen window. It was a nice surprise having a bottle of Prosecco waiting for us. Very peaceful location but within easy reach of Holsworthy and Bude. The nearby caravan site has a bar with restaurant that can be used during your stay. Our two dogs were made to feel very welcome and they had a small secure garden. They loved the dog treats left for them. Definitely a place worth returning to.

Karen and Gavin were most welcoming and happy to help in any way.

Internet was fine. Good location for coast eg Bude and Bideford. Plenty of local walks and easy access to the coastal path. Good sandy beaches, some dog friendly. The cottage was spacious and comfortable with all mod cons.

House smelt of damp.

Sofa and armchair were both damp. Too damp to sit on for any length of time (5 mins max before own clothes becoming damp as well). This meant there was no where to sit or relax in the day/evenings, outside of the small kitchen table or bed in the room upstairs. No access to WiFi, even though listed on listing. No WIFI network registered on either our phones or laptops. We tried a few times in different locations within the property both in the evening and following morning. There was no mobile reception either, so we were unable to rely on mobile data. Had we known this upfront, we wouldn’t have booked the property, as we needed to be able to work remotely during our stay. The owner advertises the property includes WiFi, which is totally misleading, given there was no signal at all. We did speak to Gavin (the owner) as soon as we arrived, on Saturday evening, and mentioned both the WiFi and the damp sofa, and his response was “no one has been in the property in the past five days, so it can’t be damp”. There’s an adjoining door (which is not lockable, and only has a small latch on it) between the master bedroom to the owner’s property, which is next door. Again, neither of which are mentioned on the property listing, which are important things to mention upfront. Dirty - dust and spiders found in every corner of the property All of the above contravenes the Consumer Rights Act. We tried to speak to the owners (in person) before leaving on the Sunday morning, but they were not in, despite saying they would be. We have text conversations evidencing this. The owner lives next door, so had no excuse not to come round to discuss or attempt to resolve the issues. Gavin said he would contact Sykes Cottages to come to some sort of resolution. We followed up with him (and have texts specifically saying he’d spoken to Sykes). And yet Sykes have no record of Gavin making contact with them, at any point. A very disappointing experience in terms of the property and the general lack of care and consideration of the owner. We had booked to stay for a week, but due to the poor standard and property not being as described, we only stayed for one night, and found alternative accommodation for the remainder of our stay in Devon.

Very comfortable with everything you need for your break / holiday. Gavin & Karen are super host’s always available for information and places to visit. We had a great week with our three small dogs and would definitely return to The Lindsay in th e future.

Fantastic hospitality.

The start of our holiday was not the best.

Broke down about 10 miles from The Linhay. Gave Karen a ring just to let her know we would be arriving late and she immediately offered to come and pick me and the 3 dogs up. Karen picked us up and my husband stayed with the car. We had no car for nearly 3 days but Gavin took me to Waitrose do do some shopping and they contacted people regarding hiring a car. The accommodation was lovely and cosy and the bed was so comfortable, could get us 2 and 3 dogs on the bed and still have room!!! A lovely place to stay and Karen and Gavin are the perfect hosts. They went above and beyond.

Really good stay, Karen and Gav were great hosts, available when you needed them and left us to our own devices when we didn’t.

The accommodation was just as described, amazingly comfortable and cosy. Well located for exploring North Devon and Cornwall. The accommodation is located in a quiet area to relax after a day out . We will definitely be returning as my Wife took a real shine to the Donkey’s at the farm and it was great value for money.

We loved our stay at The Linhay.

The owners, Gavin and Karen, lived next door and are very helpful and friendly, but not at all intrusive. The property is very spacious and comfortable and has plenty of light. The front door (now a “stable door”) allows the top half to be open for more light. Brilliant forceful shower with plenty of hot water and a bath for a soak after those long walks. Garden to the side of the house with seating allowing privacy and somewhere to sit outside in good weather. The only problem we had was the internet connection was bad and we both needed to buy more data and rely on internet connection in local pubs, cafes, etc to catch up on emails. Not a problem if you want a total break from tech, but we were reliant on it for news from our petsitter. Would definitely stay again.

The property was at a great location.

There is a road that runs past and sometimes having the big tractors going past late at night was the only issue for me, but wouldn't put me off staying again. The owners who lived next door were great, very welcoming and friendly, great chatting with them.

Hosts are very helpful and friendly.

A lovely cottage, very clean and everything you need for a relaxing holiday. Well equipped, spacious and even had a welcoming bottle of wine! Very dog friendly, as is the whole area.

The cottage is perfect to visit with dogs. Kitchen door shut, no need to tell dogs not to go upstairs. Enclosed garden just outside the front door… and a perfect farm track to walk dogs for loo stops right outside the gate

The property was Lovely very comfortable and cozy we had a very relaxing time at the cottage , The owners Karen and Gavin were very welcoming and friendly absolutely lovely place .

ROOM FOR IMPROVEMENT - VERY NICE HOSTS.

Nice big rooms & great location. Mattress & pillows a little uncomfortable. Had to walk past Owners property next door, so not very private, their washing line was right in view of our front entrance & parking the car was across the way, so sometimes mucky. Access to side garden was from main entrance door so had to keep dogs on leads, not ideal during the night as garden was dark and not very secure so a small dog could easily get through the hedge onto the road. As we cooked quite a bit, few accessories, no meat scissors, larger frying pan, bread board or jug, kitchen roll/tin foil, extra cloths, t-towels. Dog bins outside hadn't been emptied. Enjoyed our stay overall. Perhaps French doors could be put in the kitchen where the rear window is & expand the garden a little more?

BRILLIANT WEEK BRILLIANT HOSTS BRILLIANT WEATHER First and foremost the property lived up to the expectations made in the advertisement and to be completely honest it was over and above what was expected.

Huge bathroom as was the bedroom and bed. Kitchen and bathroom was spotless and extremely well kept which I hope other users will appreciate and treat as if it was their own. Large flat screen TV in the living room but for me having bad knees I found the settee a little low. Other than that everything was 100%. As for the owners Karen ans Gavin, what should I say about them!!! Couldn't wish for a more down to earth couple they were brilliant and that is said with complete sincerity Never once intruded on us during our stay,but we had a great time when having a chat together,we actually.felt as if we had known them for ages, we will most definately stay here again. No need to be concerned about hot water as it is forceful and plentiful.and only a short distance from Bude Westward Ho and many other resorts within 30 or so miles.

The owners were very welcoming and friendly throughout our stay.

Lovely Dog Friendly Cottage .

An ideal set up for the dogs as there was a space for them outside to rest after a days adventures in Devon.

The cottage was immaculate and had everything you could have wished for there ready to use. And so nice to arrive and find you have the items in to make a brew or enjoy a glass of bubbles after a long journey

Wonderful house in a quiet location yet a short drive to a very nice villages and town and 20 minutes from Bude.

Gavin and Karen made us feel very welcome and comfortable as did the dogs and donkeys! Would definitely go back

We were made very welcome. Linhay is a great place to stay. Harvey and Rosie had a great time going on all the walks that Karen recommended to us. Mike and I had a lovely relaxing holiday and hope to go back again very soon.

Gorgeous little cottage, just right for two (and dog!

). Super clean, nicely decorated and everything we needed for a relaxing holiday. Karen and Gavin, our hosts, couldn’t have been friendlier or more helpful and we enjoyed meeting Jack and Jim the donkeys. Within easy reach of lovely dog friendly beaches and a special mention for the Bradworthy Inn, a couple of miles away, which we visited twice for very good evening meals and were able to take the dog with us while we dined. Fully recommend.

Could not have been better for what we where looking for, and the owners were really helpful and friendly, just loved it.
