The Penthouse Lynmouth Bay

Everything about our stay was first rate.

...the accommodation was clean, comfortable and just as advertised. What we weren't expecting was how fabulous the view was! We were five adults and everything suited us really well. The host (who I only talked to through email) was very friendly and welcoming and I thought the accommodation was very good value for money. A lovely week's holiday!

Stayed at The Penthouse for a week in June.

Very impressed by the property. We previously stayed at a chalet site several miles inland but that has been redeveloped so we though it would be better to find somewhere a bit closer to Lynton and Lynmouth. My wife and son are both disabled. The wife cannot walk far, and my son has learning disability, but we managed here very well. My son quickly mastered the lift outside and it didn't take him long to figure out the TV in one of the bedrooms had a DVD player in it. My wife has a mobility scooter which we kept in the car, and she drove it around Lynton and Lynmouth without any problems, even had a GoPro camera attached to the front of it for videos. The apartment has three bedrooms, and the beds are big, we only used two of them. Two bathrooms, one with a walk in shower, which was good for my wife and son. Upstairs is open plan, but there are three balconies, all with different views. I had room on each for my cameras, binonculars and their tripods. Parking was good, we had to change spaces a few times during the week, but we had no problems there. There were a couple of shops nearby which were open late for anything we had forgotten. However there are no banks in the area, and some places want cash, so please remember to bring that with you. The garden area is nice, but be careful where you go, it's a bit of a maze, and you can easily end up at a place where there is a gate or fence which tells you not to go beyond it - on the other side of it! Nearby in Lynton there is a toy museum, but it's closing, and the curator is selling all of his stock, but he prefers cash. Also down in Lynmouth, you will find Morris Bishop the artist, he paints every day and can produce an excellent spiritual painting within just a few days. All in all it as far as my wife, son and I are concerned, Lynton and Lynmouth are the nicest places in Devon, and it was great to be able to stay in the vicinity, especially in a place with such nice views. You are unlikely to see any sunsets but if you are up early enough, you may see a sunrise over Wales which is in the distance

Our second stay at this lovely apartment.

It was a pleasure to be back again. It’s such a lovely place to base yourself for all that Exmoor has to offer. The accommodation is so comfortable and relaxing with lots of thoughtful touches. The view from the balconies is spectacular on any day, but the weather gods were kind and brought a week of sunshine. The climb from Lynmouth was every bit as tiring as we remembered, but at least we had a breezy balcony to recover on at the top. We hope to be back again soon. We couldn’t find a nicer place to stay in North Devon!

The apartment is very well equipped with all you need and always spotless. The upstairs was a fabulous social space with everyone together in one area. The views are spectacular. Would definitely recommend and return. Gill

Beautiful property and everything you could want provided for a self catering holiday.

Little details such as making sure a pint of milk was left along with a little cake (very welcome indeed ☺️). Views over the bay were amazing and such a lovely location. The owner was fantastic helping make our stay so much easier as we needed oxygen delivered for one member of our party and she was incredibly helpful, thank you so much.

The apartment is beautifully furnished and had everything we could want. The location is amazing and there is plenty of room to park. We were contacted by the owner before our visit offering any help she could give regarding the locality and facilities. This was a huge bonus and really made us feel welcome. We definitely hope to go back!

The first impression was several days before arrival when owner, Victoria, sent a welcome e-mail and asked if there was anything she could arrange for us during our stay; we have never before had this from any other owner in all the years we have been booking self-catering!

Victoria researched all sorts of things for us and sent us excellent recommendations. The Penthouse has wow-factor - better than the photographs. Not only is it in the most fabulous location, the attention to detail inside the property is second-to-none. The place was not only spotless and comfortable, but was full of art to enjoy and the kitchen was extremely well-equipped (usually the weakest point in self-catering properties). We were very grateful for a large selection of Nespresso pods, fresh milk, tea and lovely biscuits on arrival. It was a real treat to stay here and we would highly recommend this place to anyone.

A perfect base for a relaxing break!

The apartment had everything we needed and it felt like home from the moment I arrived. Peaceful setting, great amenities, great local walks, food and excellent views. Highly recommended.

When we arrived at the Penthouse it was better than the pictures.

The instructions were very clear and helpful. The local shops are okay and do check the times that they close. Plenty of restaurants in the area and a great pizza van by the town hall. Local residents are very helpful and there is a big Tesco store only 30 mins drive away. The views are amazing from the balcony and bedroom windows. We loved it here so much we will be coming back again in the near future.

A stunning property with wonderful views.

The bedrooms were all large and comfortable. Having the living space up stairs worked beautifully with more than enough space for a family of 4. All the necessities were available and Lynton is a fabulous base. Perfect location and property.

This place was amazing.

I was really looking forward to our stay after reading previous reviews and seeing the wonderful photos of the views. Also all the Information that we received from the owner with regards to places to eat, especially as we had vegetarians and a gluten free in the party, all the info that was provided helped us plan our days, it was so very informative and accurate, especially when I was asking lots of questions about, the best beaches to visit and where to go with a 16 year old. As soon as we drove our car on to the car park I was smitten with the views. Upon entering the property I was not disappointed and could not believe how well equipped and clean the place was. I could not fault anything about it. There is even a lift up to the property which we used to take our luggage up to save carrying it. The kitchen was spotless with all mod cons, the lounge area was comfortable and with the panoramic views we felt we did not need to leave the Penthouse. There were plenty of games to play, dvds to watch and even an X Box for the 16 year old. I loved the quirkiness of the property being “upside down”. The bedrooms were huge with plenty of space and lots of room for clothes. The views from two of the bedrooms was stunning and we are going to miss waking up to the sound of the sea and the view of the wonderful coastline. The bathrooms were very well equipped, modern and comfortable. The whole experience was just what we all needed with us living a very hectic life working and being the carers of our mother who has dementia, it was the break we all needed. I am home now and feel totally refreshed and ready to face normality again. The owner was extremely approachable and nothing was too much trouble. I would definitely recommend this to anyone who wants to experience a relaxing holiday or even if you are prepared to walk the coastal paths with more breathtaking views. The Valley of the Rocks was stunning and we walked there a few times during our stay. We will definitely be back.

The Penthouse is as described it is beautifully kept.

kleen and well equipped . For us it was not really ideal in as much as the hills nearly killed us we are in our 80s and our friends who came with us in there 70s so not really ideal. Having said that I would definitely recommend it to younger people who are fitter. We still enjoyed it though our legs suffered a bit but we got over it. We walked to waters meet which their & back was about four miles, a beautiful place but the walk hilly and rugged no wonder we suffered! We survived to tell the tale fully recommend.

The property it self was very nice with an outstanding view which was very relaxing, spacious and quiet,the facilities were good but sadly we were very disappointed at the smell of the bedrooms and bathrooms.

We discovered that all the towels which were on every bed smelt horrid. They smelt of sweat and damp, we think from them being folded before being dried properly. So it wasn’t very nice using them. Also the shower mat was filthy dirty…black in fact!! The oven was dirty too!! We feel that the owners should be made aware of these things so they are able to put them right as it’s not cheap to stay there. Overall we did have a lovely holiday

Property was lovely ,roomy and airy,well stocked with every day items .

I don’t think it is child friendly we had a 2yr old was quite concerning about being upstairs as open plan onto the stairs Felt the balcony’s could have been cleaned before we arrived loads of cobwebs . We had a problem with washing machine which was dealt with quickly and efficiently,needed a new part .in the whole a lovely place to stay .

We had a lovely holiday and the property had a lot to do with that.

It was spotlessly clean and very well equipped. Really comfortable and like a home from home. The views were amazing and it was perfectly placed with great walks from the front door. The information pack was very helpful. Quite simply one of the best holiday apartments we’ve ever stayed in and we will definitely be back!

Beautiful location with stunning views.

This was a fabulous holiday home, with no less than THREE balconies!

I had a wonderful stay. Its decorated to a high quality and everything works and is thought of. I was able to cook great dinners in the lovely kitchen. Morning coffee/newspaper on the balcony in the morning, sundowners in the evening. Allocated parking and a lift to the Penthouse, which was MUCH appreciated considering my dodgy knee and that I don't pack lightly.

Lynton Penthouse was even better than the photos.

The views from the little balconies are fabulous. Everything was spotless. The beds were big and comfy and the complex was quiet so great for a good night sleep after walking. Vicky was really helpful with lots of extra information and Michelle helpful showing us around when we arrived. The area is very hilly which makes driving interesting but lots of places to walk and beaches to visit. Would highly recommend Lynton Penthouse and hope to go back again sometime.

Beautiful apartment in ideal location and unbelievable views.

We had a lovely week with family and this was the ideal base. Very comfortable with everything we needed. The owner Victoria couldn’t have been more helpful and was very responsive. Thank you again for a lovely stay and look forward to rebooking in future.

Lovely location,great views.

We did have a few issues.The bedding had a few stains and smelt 'foosty' and clump of hair a couple pubes in bed ;[ and asked for it to be changed,which it was next day.All of us also found mattresse's lumpy and uncomfortable. Window frames in double bedroom and shower room needed a DEEP clean.This may seem petty but to me is basics of cleaning and these have not been done for a long time!The loo seat in shower room was really loose ,which we reported but not fixed,and all towels had some smell as bedding,maybe its where they are stored? There was a lot of crumbs between sofa cushions,and some black mould in shower room,and double bedroom quite damp a lot of condensation on window,which isnt great fr 2 asthmatics.we was without internet for over 24hrs but couldnt be helped.This is 1st property I've stayed in ,in years with no welcome pack,only 2 tea towels .empty bleach bottle and an inch of shower gel !! would have been nice for some anti bac,cleaner,hand wash,milk etc

What a truly wonderful apartment in such a beautiful location.

The Penthouse has been sympathetically renovated to a modern high standard without compromising the historic building in which it is located. Very comfortable, stunning views and close to everything in Lynton & Lynmouth. We loved it, our kids loved it and we will certainly be coming back to visit in the future. Could do with a few more instructions on how to get in. Eg property name and point out that there are more than one entrance. A few basics like oil and salt and pepper would be good. The main bed mattress needs replacing as it sags. Very helpful owner with suggestions for eating out. Other than that we had a great stay. Thank you.

Had a wonderful time at the 'Penthouse'.

Really comfortable beds, views to die for, did not want to come home. The only issue we had was that the lift was not working on the day we left and we had to carry all our luggage down 2 flights of stairs, not easy when you are all over 60. Other than that we could not fault it.

This is our 3rd visit and it just gets better each time.

The apartment is extremely comfortable and clean. The views are stunning. Nothing better than looking out at that perfect coastline. We always feel very much at home. Perfectly located on the coastal path and close to all the shops and restaurants

Views from lounge and balconies are wonderful. Everything you could need during your.stay. Could do with a chest of drawers in the two spare bedrooms but plenty of storage in the main bedroom. Lovely modern bathrooms and comfy beds.

The accommodation was spacious with beautiful decor and all the facilities we could have wished for.

The views from the property & surrounding area are absolutely stunning! The property owner was very helpful and provided advice and further information about the property prior to our arrival, as well as there being a very useful folder of information about the property and restaurants/surrounding areas and places to visit, provided at the property. The 6 of us really enjoyed our stay and would highly recommend!

All the Penthouse rooms are nicely set out and the views from the living room are really stunning especially on a sunny day.

The facilities are as what are stated in the description and you are given a variety of coffee pods and a few dishwashers tablets to set you going. This penthouse has the living area on the top floor and if your over 178cm you might struggle without banging your head due to the slope of the roof in the kitchen when preparing food. The hot water comes from a tank so if multiple people are wanting a shower makes sure they are aware and don't run off all the hot water. Also, with this being an old building with plenty of thick stone walls this effects the quality of the wi-fi reception. Having said all this, we really enjoyed our stay and Lynton/ Lynmouth are lovely places to stay and walk around with friendly people. There are local walks you can go on like to the Vally of the rocks or Watersmeet and ride on the only water powered cliff railway.

The Penthouse was an absolutely gorgeous place to stay, it's beautifully furnished with everything you need for a truly relaxing week away from home.

The views are spectacular and it is very relaxing to be able to sit and look out over the sea. We would definitely recommend it to others and would love to come back and stay again. The car park is normally drive in and drive out, but when we stayed a fallen tree was blocking the exit which meant that you had to exit the car park the same way you came in - I think it is worth mentioning that it is a very tight turn onto a very steep hill to get in and out of the car park.

Beautiful location, ample parking.

The apartment was very well styled with a good range of kitchen equipment, we were initially a little worried about head height as 3 tall people in our group ranging 6ft to 6ft 4, a few bumps but all would stay again. Stunning views, would definitely stay here again.

The dishwasher presented some minor difficulties for guests from the continent, we had to talk to it for a while until it started.

The apartment was amazing, well equipped, clean and spacious. Very peaceful too. Parking was easy. Ideal location for exploring the local area and if you don’t want to use your car you don’t need to if staying local. Valley of the Rocks, Lynton, Lynmouth all within walking distance (inc Cliff railway). Would definitely recommend this holiday home and we hope to return in the future. We loved it!

We loved our stay at the Penthouse Lynmouth Bay.

The property is luxurious with fantastic views and ideally located, being in the heart of Lynton and so close to the South West Coastal Path. The walk along the coastal path to the Valley of the Rocks is stunning.

This was our 2nd visit and as before it was just perfect.

The views are stunning. The apartment has everything you need. The location is spot on. So close to the coastal walks and the cliff railway. We will be returning again for sure

Lovely property.

Very clean, comfortable with a well-equipped kitchen. Great location with fabulous views. We had some bad weather so it was great to have somewhere so nice and cosy to return to after wet walks as well as to stay in and relax. We would highly recommend.

We really enjoyed our stay.

The views were mesmerising. The Penthouse Lynmouth Bay was exactly as described. Everything was to a very high standard, clean and comfortable. The walks around Lynton, Lynmouth and beyond were amazing. We knocked our heads a couple of times, forgetting about the beams, but a small price to pay in a delightful home. We would love to come back.

The property was beautiful, we didn't spend too much time in it as we were out and about with the children.

The low beams were a little bit of an annoyance as me and my husband are very tall so a few times hit our heads but we worked round that and didn't really bother us as we were only there for a week. The children's beds were amazing and super comfortable! They loved them. But the master bed needs a new mattress. It was like sleeping on a block of pavement with two dents in the middle for us to lay in. If the mattress on the master bed was more comfortable this would have been the perfect holiday home with the most amazing views

The Penthouse Lynmouth Bay is amazing.

We found the accommodation exceptionally clean and comfortable and had everything we needed. I could have sat on the balcony all day looking at the stunning view. The location, with just a two minute walk to Lynton, was perfect. We didn't want to leave, and would definitely love to go back again.

Seriously, I could not fault this place and if I get the chance would stay here again in a heart beat.

We thoroughly enjoyed our stay at The Penthouse Lynmouth Bay.

It is beautifully furnished with everything you need and very comfortable. The location is also ideal, with all the local attractions on your doorstep. For anyone worried about staying during warm weather, we didn't find this a problem at all as there are plenty of doors and windows that can be opened for air circulation and a breeze. We would definitely recommend this property to others who are looking to stay in the area.

The Penthouse Lynton was everything that was in the advertised description and more, the comfort, facilities, equipment provided were all first class, we could not fault the property.

The property is convenient to Lynton village centre, and to the footpaths and Cable Cars for access to Lynmouth. If returning to Lynmouth / Lynton for a future holiday we would certainly take this property again if available. The owner corresponded prior to the holiday, with useful information on the facilities within the property, also additional information about parking restrictions caused by exit blockages which we considered should have been given by Sykes.

Really beautiful property in a perfect location.

This property is excellent, very clean and well equipped with different views from most rooms.

This is the third property we have stayed in this complex and is my favourite for overall needs and views. I love coming to lynton as the walks are plenty and we don't have to take the car out. I will definitely be coming back and hopefully for a longer stay

An excellent apartment with wonderful views.

We also appreciated the lift - a great aid when taking luggage up or down two flights of the narrow staircase. It was great to have facilities for a toddler too, though the provision of a stair-gate and a mattress for the cot would have been helpful. Excellent communication before arrival too and very clear instructions on both the location and once on site. All enhanced by good security.

This was a lovely place to stay in the heart of Lynton and with brilliant views over the bay.

There was a certain quality to this place that you don’t always get with others. It was well presented and very modern. Although for me the main bed was a little hard,I could not fault it at all. There was five of us staying and we all shared the same views as stated. Would certainly stay there again.

My sisters and I shared an idyllic week in Lynton.

The Penthouse exceeded our expectations and was warm, comfortable and clean. The views are exceptional and we had our morning cuppa and evening Prosecco on the little balcony. Everything was spotlessly clean and worked perfectly, from the radiators to the Nespresso machine. The kitchen was a delight to cook and eat in with all the crockery and cutlery appearing to be new. We came expecting to eat out most nights but enjoyed being 'home' so much we ate in all but one night. My only request would be to replace the very hard mattress in the ensuite bedroom and the bedding, which smells a bit musty. We're definitely looking forward to returning next year and thank the owners for making the apartment a home from home.

So our 13 year old did catch her head on the exposed beams however no one else in the party did.

..The apartment is pretty much as described and we were generally very happy with our stay. Some small "petty" things prevent us from giving it full marks, for what we paid, e.g. 5pm check-in / 9am check-out, having to empty bins and a hard mattress in the master bedroom amongst other niggles. The views are however stunning and the owner extremely helpful with answering questions before we arrived. Watch out for bell practice at the nearby church on a Monday evening.

Fantastic accommodation with everything you could need for a relaxing holiday.

Communication from the owners was really excellent, extremely helpful with tips for restaurants and things to do. We had an amazing week just pottering around Lynton and Lynmouth with a few challenging walks thrown into the mix and some lovely food to add back the calories. We were in need of a complete refresh and the views from the balconies definitely helped.

The Penthouse Lynmouth Bay is such a special place.

We loved it from the moment we walked through the door! The owners have thought of everything you might need to make your stay comfortable. We have never stayed in such a spotlessly clean and well equipped holiday home. We particularly loved the coffee machine! We had a couple of rainy days but it was a pleasure to stay in, making use of the games and DVDs provided. And let’s not forget the amazing views from the balconies. We couldn’t stop taking photos! We can’t recommend this place highly enough and really hope to stay there again one day.

Overall the accommodation is excellent, comfortable and very well equipped with superb views.

I wouldn't agree in calling either of the bathrooms luxurious, but both were clean and adequate. The shower head in the main bathroom was also too heavy for the fitting which made the positioning of it difficult. I would also say that the living accommodation should appear in the description as a loft conversion so that future customers are aware of the limited head space and the potential issues this may cause.

The view is amazing and a great location very close to the funicular railway down to Lynmouth.

The flat is well laid out and furnished. A negative was that check in times were from 5pm on day of arrival and check out is at 9am, which we were only told about after booking. Extended timing we were told was to allow for proper cleaning in current Covid-19 situation but the level of cleanliness on arrival was not great considering they have an 8 hour cleaning and turnover window. If staying with small children the check in/out times are a challenge. Blinds in both bathrooms were broken on arrival and strangely the lightbulbs were missing from bedside tables.

The low ceiling in the lounge was a little irritating having to dodge the low beams.

We all had a few head bumps to remind us of the holiday. That being said, the properties location to local facilities and the superb views made up for that.

The Penthouse Lynmouth exceeded our expectations, the location was great for access to Lynton and Lynmouth and the views were stunning from all aspects of the apartment.

The low beams were an attractive feature but could be an issue for holiday makers that are tall, we experienced a number of bumped heads. The lift to the apartment on level 2 would be useful for anyone with mobility issues and in particular was very handy when taking luggage in and out. Overall a fabulous stay in a beautiful part of the UK.

The property was beautiful and the views stunning. Prior to our visit we had slight reservations about going on holiday with the current Covid19 issues, but the kind words of advice from the owner put our minds at ease. Furthermore, the other useful information she provided proved useful throughout our stay, and showed a level of care/interest I have never experienced from other owners when holidaying elsewhere. Lynton and Lynmouth are both lovely little towns and the children in the party enjoyed exploring them via the impressive Cliff Railway. The only negative was that the lift to the apartment was out of order. Again the owner kindly informed me of this on the morning of the visit. However, it wasn't repaired until the Thursday which meant that my elderly parents were limited to where they could visit until the end of the week. That said, the comfort of the accommodation and views meant that even they were not too disappointed. Overall I would highly recommend this property.

We had the pleasure of staying at The Penthouse from 11th July to 18th July 2020.

From the minute we entered the property we were blown away with the space, the quality of the fixtures and fittings but mostly the views! We could lie in bed and see the most stunning scenery, it’s breathtaking. The apartment is really well equipped with everything you could possibly need. The owners have gone to great lengths to make sure you want for nothing with lovely extras such as an x-box and plenty of family games and puzzles to keep you entertained. It is in the beautiful town of Lynton with plenty of lovely shops and places to eat and drink. The locals were incredibly friendly and welcoming and have Covid friendly systems in place to keep everyone safe. It’s a 10 minute walk down to neighbouring Lynmouth or you can take the cliff railway. There you’ll find plenty more shops and restaurants, the beach and pitch and putt. We cannot recommend The Penthouse highly enough, we loved every minute and will definitely be returning.

New Year’s Eve fireworks in Lynton were spectacular!

The 3 terraces are very small and not large enough to put out a table and chairs.

Beds were very comfortable and everywhere was well cleaned. Kitchen facilities were very good. You do need to bend to avoid beams when using kitchen and lounge.

This penthouse apartment is really well located in a quiet part of Lynton overlooking the Lynmouth harbour and area.

Lovely views from the lounge/diner/kitchen on the top floor and also a good view from the main bedroom. The rooms are all large and well equipped. Beware if you are taller as the beams in the top floor rooms mean there is reduced height for much of the room width. Helpful and friendly staff on site and the owner was very helpful providing information in advance of the holiday. The weather while we were there last week was 'changeable' but it didn't stop us walking every day.

What an amazing place to stay.

. So clean and beautifully decorated.. And such comfortable beds... But more than that.. The views.. Wow... Wow... Wow.. Also and very important the owner contacted us direct to hope we enjoyed our stay there and sent Information on places to eat and visit.. Such a friendly lady....lovely personal touch xx

The accommodation was beautifully kept and beautifully appointed.

The upside down layout gave the most amazing views. We loved the town and my two daughters (13 and 11) spend many hours making memories that they will keep forever! Only downside was the mixed weather but hey...this is England!!

Fantastic views and location.

Plenty of toys and films to keep the kids amused, which we weren’t expecting. Milk, tea and coffee waiting for us after what had been a long journey, so we could have a refresh before we went out. Lots of useful, up to date information provided in a folder in the property which helped us choose local walks and places to eat. All 3 generations of our family voted it a huge success.

The views from the apartment were amazing.

The bedrooms were large and well furnished. Despite the reduced headroom, the living area had great views and it was very comfortable. The owners had equipped the apartment well including lots of dvds, games, puzzles and an X box. The area is lovely with beautiful coastal walks. We had a lovely week in The Penthouse.

The views from this property were breathtaking, certainly the best we have ever experienced with previous self catering properties.

The lounge and kitchen area is on the upper floor and it has low beams and this is the only negative of this property. Could be a problem for someone very tall. It took us a little while to get use to them. This apart, we would certainly book this property again, it was wonderful.

We had a wonderful holiday break in the Penthouse, Lynmouth.

.. the views from the rooftop balcony are amazing. We loved the easy access to the coastal path and into the town of Lynmouth. The flat was decorated to a high standard and the beds were very comfortable. The recommendations given for places to eat /days out in the information at the flat were most helpful. We had some trouble finding the accommodation on arrival, as there are still exterior signs referring to it as a hotel and saying 'hotels residents only'. Perhaps the instructions could reflect this - and tell people to look for a large sign saying Lynton Cottage Apartment & Villas when turning right.

Splendid location for the panoramic views, everything you require is on your doorstep.

We had a brilliant 10 days staying at The Penthouse Lynmouth Bay.

The apartment is very spacious and extremely well equipped, with fabulous views of Lynton and the coast. The location is also fantastic, being just a couple of minutes walk into the centre of Lynton. We hope to return for a second visit soon!
