With charming period features, it is full of character and comfort.

At the side and back, a secluded enclosed courtyard (bench, table/chairs). Hall with wood floor (rugs).

Light, spacious living room with TV/DVD, iPod dock, ornamental fireplaces and doors to dining room.

Stylish hand-built kitchen/breakfast room (dishwasher, American-style fridge-freezer, range-style electric oven/gas hob) with large walk-in larder and door to the courtyard.

Scullery/utility room (washing machine, tumble drier, microwave, wine cooler), handy for walking gear/sandy dogs.

Bathroom (suite with separate shower).

Stairs up to three bedrooms - a large airy double (5' bed) with sea glimpses across rooftops from bay windows, another double (TV), and a single (cabin bed); bathroom (suite with separate shower).

Steep stairs (wide-spaced banister spindles) up again to a further double bedroom (5' bed) under the eaves (partially sloping ceiling) with dormer extension with fabulous 180 degree views over Falmouth and out to sea and en suite shower-room (suite).

Ideally situated for the vibrant town amenities and lovely sandy beaches. Falmouth: large town, port and resort, beside one of the world's most beautiful natural harbours, Carrick Roads - the heart of wooded-creek Cornwall.

Brilliant place for sailing/boating, beaches, sightseeing or garden-visiting (Glendurgan, Trebah).
