At this level there is the family bathroom and a separate WC.
Head up the stairs to two double bedrooms.
The enclosed courtyard garden has bistro table and chairs.
A characterful and stylish cottage, close to Penryn harbour (water taxi) and within easy reach of Falmouth's town and beaches.

Whilst we understand a review is subjective, we have tried to keep it factual and found the property on a whole, in a great location, close to bus routes and local amenities but certainly wouldn't put it currently (August 2026) at a 4.
5 Customer rating or 4 stars Sykes Cottages. Here's why: Upon entry the garden is very uneven, as the listing says, but we thought it dangerous in parts with small and large trip hazards, you can see this with the tiles in the pictures. As soon as we entered the yard, there was dog excrement by the table. Upon entering the property - there was a smell of dogs. The downstairs bathroom and toilet were very well presented & very clean. Kitchen - The door into the kitchen needed repairing and decorating you could see where a dog had previously scratched the door numerous times. There was a smell of dogs that was very strong and there was loose dog food by the bins. The Lighting is very dim and needs the bulbs upgrading. There is not much light by the cooker and the extractor light didn't work which made preparing & cooking food, difficult in the lighting provided. The amenities in the kitchen were very good - plenty of everything. The drainer by the sink wasn't very good - we broke (and replaced) three glasses on the first night when leaving them on the draining rack - they just wouldn't stay still. The lounge - Very quaint and old fashioned the TV though was very confusing - two remotes for one TV - often having to get the instructions on how to reset it ?? It simply needs a new TV with one remote and needs to be lower, easy fix. - if you're sat anywhere but opposite it, you crick your neck. The bed settee was very uncomfortable and when we had to move it - it was obvious it had seen better days and needed a good clean underneath. The lighting, again was very dim with just floor lights and no overhead light. 1st Bedroom up stairs - Really comfortable bed with lovely fresh linen - spoilt again by a thick layer of dust on the bedhead & frame. Only other issue is there's no bedside cabinet by the door. 2nd Bedroom - Ample space and a great size again lovely linen and bedding. My parents did cut themselves on the handles of the wardrobe doors and this room suffers with on if the main issues of the holiday. The neighbours ! Every step on the stairs behind the bed and every time the boiler switched on you could hear it as if you were in the same room. I fell asleep on the sofa one evening and was awoken by the same noises in the lounge - Banging around, loud voices and the boiler switching on. My parents couldn't get back to sleep on several occasions and had to get up too early. The boiler to the cottage is right outside both bedrooms on the landing and we couldn't hear that boiler kick in at any time. Both the doors to the bedroom were very loud when closing them due tot hem rubbing on the frames. Please don't get us wrong - we enjoyed our stay hear but do not agree that it is 4.5/4 stars - the quality of the cleaning left a lot to be desired and the decoration extremely old fashioned - there's quaint and ancient and a lot of the mirrors hanging on the walls (and there were approximately 11 ! - were just that) - we felt it, overall - it could be exceptional but would benefit from a really good deep clean, appropriate paint on the heavily used areas ( Bannister etc) and something to make the backyard a little more even. We have experience of letting holiday properties both in the UK and abroad, we don't have excessive expectations but do expect cleanliness and presentation to be high.
Lovely homely cottage, perfectly situated for visiting the NT and other gardens in the area.
Would have given 5 stars but the paintwork particularly on the bannisters was so chipped it looked grubby, and there was black mould on all the window frames which could have been cleaned with a bit of elbow grease and a toothbrush.
Was good last time even better this time due to improvements
