Inside, steps take you down into a spacious farmhouse kitchen where the electric double oven Aga brings warmth, the gas hob is ready for hearty meals and the island creates a natural spot for relaxed breakfasts, supported by an American-style fridge freezer, dishwasher, toaster and kettle.

From here, the hallway leads to a furnished patio for outdoor dining, and back indoors, the snug study provides a separate corner to unwind with a sofa bed for flexible sleeping.

The sitting room offers large armchairs, a sofa, pouffes, a Smart TV, a keyboard and the welcoming glow of a woodburning stove for evenings after exploring Dartmoor.

The carpeted staircase rises to the first floor where the family room overlooks the garden and features a double bed, extendable day bed and en-suite walk-in shower room.

Along the landing you will find a twin room with zip-link beds and a desk, a nearby double bedroom and a family bathroom with a freestanding bath and walk-in shower.

Outside, the wrap-around garden includes lawn, stone borders and areas perfect for sitting with a drink while listening to birdsong and the flowing water, and exposed stone features throughout parts of the house bring gentle charm that reflects its mill history.

Local amenities such as a shop and pub are a short drive away, while moorland paths and riverside trails begin close by, and days out include Widecombe in the Moor with its cafés and village atmosphere, Newton Abbot with lively markets, and Torquay with its coastal views and sheltered coves.

The ancient Stannary town of Ashburton lies on the southern slopes of Dartmoor and is an ideal spot from which to explore the rugged high moors to the North and a beautiful coastline to the South. The scenery in this area of South Devon is glorious in all weathers and offers visitors opportunities for walking, pony trekking, canoeing, fishing and lazing on the beach. Ashburton has some artisan shops and with its interesting history and museum, has built a reputation for its high standard of antiques and fine collectables outlets.
