    From the pre-stay call from Linda, to checking everything was ok on arrival it couldn't have been better. Perfect for peace and tranquility, the studio was immaculately clean on our arrival, and lovely to have treats waiting for us. Everything you could need is there for you. The balcony made it for us, spectacular views over the estuary and perfect to sit out at all times to admire the view (we were blessed with nice weather, but also sat out in the chilly evenings). Perfect for peace and tranquility, the studio was immaculately clean on our arrival, and lovely to have treats waiting for us. Everything you could need is there for you. The balcony made it for us, spectacular views over the estuary and perfect to sit out at all times to admire the view (we were blessed with nice weather, but also sat out in the chilly evenings). Well located in a lovely little village. Stunning walks direct from the door and not too far to drive for days out. There are a few lovely local pubs, we personally favoured The Swan for their food and service. A couple of farm shops local too, should not be missed. Words genuinely cannot do this studio and its location justice, we were very sad to leave and are already looking to return.

The property

On the waterside in Noss Mayo, 500 yards from pubs, a superb, modern, detached cottage with captivating panoramic views up and down river from width-of-cottage sliding doors.

Set into the riverbank, just below but private from Junket Cottage (L314), it has a sundeck (table/chairs) with glass balustrade facing the river and shares use of the quay (steep steps down, seating) with slipway and outhaul mooring.

Gate from street-level parking to 17 open, metal tread steps down past sedum green roof to front door into smart, stylish, light-filled open-plan living/dining room with relaxing neutral colours, comfy sofas, TV/DVD/PVR, iPod dock and ever-changing estuary views.

Galley-style kitchen (dishwasher, washing machine, microwave, fridge-freezer, gas hob/electric oven).

Double bedroom (5' bed) and shower-room (suite).

Child's single folding bed available for alternative sleeping in the sitting room, by arrangement.

A relaxing waterside haven with beautiful time-wasting views. Newton Ferrers/Noss Mayo: adjoining small villages beside the River Yealm estuary, sheltered by oak-wooded hillsides, popular for sailing, lovely for walking or just sitting.

Essential shops (Newton Ferrers) and good food pubs.

Low tide footpath across the creek.

Pedestrian ferry to coast walk to Wembury (village), and secluded beach.

About the location

NOSS MAYO

Newton Ferrers 1 mile; Plymouth 10 miles.

The charming creek side village of Noss Mayo is hidden away on the banks of the beautiful Yealm Estuary. The area is blessed with many coastal and countryside walks. Local beaches, Stoke and Cellars are just a three-quarters of a mile walk. The village is home to two excellent waterside pubs with river views, both of which offer superb meals using the best of local produce.
Across the water, the village of Newton Ferrers, which has a local butcher, chemist, Post Office and general grocery store, may be reached on foot via causeways at low tide. A seasonal ferry also operates between Noss Mayo, Newton Ferrers and the SW coastal path to Wembury. The surrounding South Hams area is well known for its award-winning, sandy beaches and also for the breath-taking beauty of the Dartmoor National Park. All are all within easy reach, as are interesting towns and villages such as Totnes, Salcombe, Dartington and Modbury. The city of Plymouth with its shops, Marine Aquarium and Barbican quayside area is just 10 miles away.
