Linney Cottage

We loved the house, the views, its setting (magical), the gardens, Dittisham in general and the nearby riverside.

Well located for all the key places in South Devon. We had a delightful week. Would definitely consider returning with extended family next time.

Linney is a lovely well equipped holiday cottage.

Great to have a private outdoor space to enjoy breakfast or evening meals, as well as the communal gardens for sunsets. Picturesque and relaxing waterside with Ferry to Dartmouth. Fortunate to have 2 lovely pubs. Host very welcoming. This was our 2nd visit and will be visiting again.

We had a fabulous week at Linney Cottage in June, our second time staying here.

Very well presented, clean property and would visit again, next time we holiday in Devon.

Kitchen was well stocked with everything you could possibly need during your stay with plenty of crockery, cutlery and a vast selection of glasses. We especially loved the enclosed garden for eating our breakfast in and for our dog to sit out; you can watch the sunset from the lounge doors. A short walk away is "champagne corner", which is well worth going to to have a drink as the sun sets. The location of the property is in a private close with no through traffic so very quiet indeed. It is near the church so if you sleep with the windows open, you may hear the bells (we actually quite liked that). It's only a short walk to the lovely community shop and pub near the church (all supported by local volunteers). The walk down to the river is 5 minutes (turning left out of the close and following the sign to The Ham car park) from which you can cut through to the Floating Boat Inn (FBI) and the Anchor Stone Cafe. The boat to Greenway is in that area (you have to ring a huge brass bell!) The property comes with two parking bays.

A lovely cottage situated in a charming village with easy access to Dartmouth and Totnes.

Tha accommodation was perfect and well stocked, very clean and the garden was a bonus for our dogs.

We have stayed at this property several times as it’s so homely and cosy.

The views and surroundings are superb. We stayed over Christmas this year and the property was beautifully decorated. It’s very well kitted out with everything you could possibly need. Great communication with the owner too. Can’t praise this property enough.

Simply the Best.

Located in a gorgeous quiet and rather exclusive village with the river Dart basically on two sides of the Peninsula. The accommodation is ideal for families with perhaps older children as it is located on three floors with a living room and kitchen on the 1st floor, master bedroom on the top floor and two additional bedrooms and a 2nd bathroom on the ground floor. If you are looking for somewhere off the beaten track yet within a few miles of high-quality food and drink in Dartmouth and surrounding villages, and as a bonus is literally a 2-minute ferry ride to Greenway House, Agatha Christie's house, this would suit you down to the ground. We will return for a quiet few days away, this is one of the best places we've ever stayed.

Lovely equipped cottage, great location and amazing views.

Linney is a lovely, well equipped cottage with stunning views over the River Dart.

It’s located in a private road surrounded by large grassy areas which are perfect for children to play in. I have stayed at Linney with my family on many occasions over the last 14 years and it is still my favourite holiday home.

Hi the situation of the cottage was lovely with beautiful views.

It was very clean and had a lovely garden and outdoor area on common land. The kitchen crockery and equipment generally were lovely and we had everything we needed. But the cottage itself was not great. The walls and floors all creaked and seemed paper thin - you could hear the neighbours’ conversations and I could hear my son talking normally in the downstairs bedroom from the room 2 storeys above him; at night it felt like the neighbours were in the room with you in the top bedroom! The lounge/dining area and kitchen are so small and I’m amazed they recommend it for 4 adults. We were a child and 2 adults and had barely enough room. The fridge hummed and thudded constantly and. as it’s open plan, we had to turn the TV up ! The 2 downstairs rooms were very small and the garden furniture was uncomfortable and falling apart. I really would not recommend the cottage I’m afraid.

We really enjoyed our stay at Linney cottage everything was as described, great location with all home comforts and it made our holiday so relaxing would definitely return in the future

A really well kept and equipped property in a peaceful village location .

Had everything required for a family holiday. The 3 levels of the property would make it a little difficult for less able users. Any improvements suggested ?... Well perhaps a new parasol in garden, as existing one did not seem to work properly.

What a beautiful cottage in the most quintessential of English settings.

The views are amazing and the village is lovely.A short stroll down to the Ham and the dogs can wander and enjoy the shoreline.Exploring the countryside on foot and you feel at home in nature. The cottage has a small garden to enjoy the sounds of the countryside,and adjoining a green space for you to walk to the top, enjoy the stunning views and watch the sun go down.Will definitely be back so relaxing .

We absolutely adore Linney Cottage!

We come here year after year, and it’s like a second home to us. It’s very comfortable, homely and well equipped. It has a private garden which is a real bonus, and that leads in to a communal orchid and to ‘champagne corner’, a bench overlooking the River Dart, which is quite spectacular. We love Dittisham. It’s so pretty. One of our favourite places to be!

Great location with parking, lovely gardens and views.

The bathrooms are functional but a bit 80s. Kitchen was well very supplied with equipment. Very responsive owner when a problem did arise. Only one house key provided, would have preferred one each. Quite a few cobwebs in the higher places, main bed was a little on the soft side.

We enjoyed a wonderful week at The Linney and were very lucky with the weather.

It was lovely to talk to the owner before the holiday to get some good useful knowledge prior to arrival. The cottage benefited from a lovely view across to the river Dart, the sunsets were amazing and we were lucky enough to see the Northern lights on our last evening. The walk down to the riverside is really pleasant if a little steep but if you take your time it is manageable by road or recreational area. From here you can get a ferry to Greenway or a direct ferry to Dartmouth which allows you to leave the car behind for a day. We visited Dartington Estate, Fast Rabbit and Gardentime, Greenway, Dartmouth, Burgh Island, Salcombe and Little Dartmouth to Dartmouth Castle during our week. All were just a short drive or ferry ride away. All the locals we came into contact with were very friendly and we felt very much at home during our stay. The cottage is ideal for two friends sharing with a bedroom and bathroom floor each and a settee each in the lounge. We would recommend this cottage highly.

We are returning visitors and Linney and Ditsum never disappoint. No need to use the car, walks, pubs, restaurant, Greenway all close by plus the ferry service is excellent.

Fabulous cottage and could easily live there permanently.

I cannot think of a holiday home that has been better equipped in every aspect. Garden was secure for our dog. Appreciated having a lovely bath and not just a shower. Kitchen exceptionally well stocked although we only used it for light breakfasts and didn’t actually cook - it was a holiday! The only negative thing I would say is the lounge is quite small if a family were staying, especially if weather happened to keep them indoors more than expected. It was perfectly fine for us as a couple though, as we were out and about each and every day and only back late afternoon for cosy evening in garden & then tv. Caroline (owner) is very friendly and her pre arrival phone call was much appreciated - than you! We would highly recommend both the property and area.

Linney Cottage was *almost perfect, really well equipped and comfortable with a good size private garden leading on to more communal space around Dittisham Court, and wonderful views.

Charming location, which we chose for coastal walking, but there was so much else - ferries up and down and across the Dart, Dartmouth, beautiful Devon villages, steam train, and 2 National Trust properties - Greenway and Coleton Fishacre. I wouldn't hesitate to recommend the cottage or the location for a holiday. *It would be impossible for anywhere to be absolutely perfect wouldn't it? We found the living accommodation slightly squished for 4 adults, but we still loved the cottage. And having brought 2 cars, after 2 days of cleaning off unbelievable bombardment of just one of the 2 cars we parked it elsewhere!

The location is beautiful and Perfect for Dartmouth and many beaches! We spent a week paddle boarding and kayaking in the sunshine! Caroline was really helpful and we would 100% stay again!

This is our second year in Linney Cottage, the perfect holiday cottage in the perfect village of Dittisham.

Yes, we love it! It's the perfect accommodation for my wife and I and our border terrier who loves the garden and the extensive Dittisham court grounds.

Kinney Cottage was a delight with outstanding views across the river.

The cottage was clean and comfortable. The kitchen had a full range of kitchen equipment and self catering there was very easy. I spoke to the owners who are very pleasant and if there had been any problems would have been very easy to deal with. Realising we are in Devon my only problem was that Dittisham is a Very Hilly place and with some mobility issues that made it difficult but the village itself is very quaint and the views are truly lovely. We would highly recommend Linney Cottage.

It was a lovely little house with beautiful views from the windows.

Lots of stairs though so not so good for the elderly but ideal for a family. Very comfortable and attractive and lots of space just outside the garden for children to play.

We enjoyed a great week at Linney Cottage it is well appointed and is smart and well furnished, we enjoyed relaxing in the enclosed garden in the afternoon which was a smashing sun trap.

The location was ideal for walks and exploring the Dartmouth area with our dog, the 2 pubs and cafe were all very dog friendly and she very much enjoyed her break and in fact was found sulking on the stairs when we were preparing to leave. I would definitely recommend this cottage and location to anyone.

The owner was very helpful with a call before arrival allowing us to enter early and updated us on local amenities. Lovely position, a short drive to lovely Dartmouth. Will certainly return again.

Kitchen small, but well equipped with a large fridge freezer. Added bonus to this property is 2 parking spaces. We loved the village of Dittisham, and the church and its bells were amazing. The children loved the park and crab fishing down at the quay. There was very easy access to Dartmouth via the ferry or the park & ride just outside of Dartmouth. We have already booked this cottage for next year, as there is still so much more to see and do in this beautiful part of Devon.

The cottage is lovely, very smart and the kitchen has recently been refitted.

There are beautiful views over the estuary and the village church. The small private garden was secure for our dog, and the bigger, shared lawns are attractive to walk around. The location is peaceful and parking is not a problem, unlike in some places in Dittisham. You can walk down to the estuary in several different directions from the cottage and also access the Dart Valley Trail easily. The village shop/PO/pub is close-by. A second pub is a 15 to 20 minute walk away, by the river. Really, we couldn't fault Linney Cottage, though for anyone with mobility issues, the fact that it is on 3 floors and you need to go down steps to get into the garden, could be an issue. But the steps are mentioned on the website, so visitors should be aware of this anyway. We found this part of Devon to be very dog-friendly and you can run your dog off the lead on The Ham, just a short walk downhill from the cottage. Dogs also run along the shingle by the estuary - though this can be muddy at low tide!

Accommodation in living area smaller than photographs suggest Downstairs bedrooms dark Cooker as reported only partially functional.

Replacement hob far to big to be an added extra in tiny kitchen ( also reported ) Overall adequate, but stayed in much better for less money. Will not return to this particular cottage although in a beautiful setting

Really enjoyed our stay at Linney Cottage.

It had everything we needed for a comfortable stay. It was great having a large fridge/freezer in the small kitchen. The Smart TV was also a bonus, especially when inclement weather meant we had to stay in. The beds were comfortable and there was always plenty of hot water, the towels were especially thick & soft. We appreciated the bottle of wine & fresh milk left for us. There were also plenty of cleaning materials, kitchen towel, dishwasher tablets & some instant coffee, sugar & teabags. The view from the lounge & main bedroom is lovely, unfortunately it was mostly obscured by rain & high winds for several days during our stay but otherwise it was much appreciated. I'd recommend a walk down to the Ferry Boat Inn. From the cottage, it's about 20 mins, the views are spectacular. Beware walking back up the hill is a challenge, but fine if taken slowly! You can catch the ferry across to Greenway for £2 per person. Be advised that this property is 3 miles from Dartmouth, the road to the village is long and narrow, & near the village, steep. It needs to be traversed each time you want to venture further to explore the area. We used a local taxi firm to go into Dartmouth a couple of times in the evening. The cost was £30 return. I would recommend Andria, Taylors & The Angel as excellent restaurants there.

A beautifully kept cottage, exceptionally clean and well presented, in an idyllic location.

We had a fantastic week, with regular riverside walks and strolls down to the quay. A 10 minute drive into Dartmouth, or a ferry from the quay in Dittisham. Gorgeous views and plenty of open space for the kids and dog to play safely.

This is the 6th time i have stayed at Linney and it always feels like home.

Everything is clean and tidy and feels the same as the day i last left. I'll be back again soon.....

Third time visiting Linney Cottage and just as good as ever.

Caroline always rings us to make sure we have everything we need at her house, a lovely touch. Only very minor issue is the low pressure of water feed into the shower in the ensuite, but we just used the main bathroom instead.

Staying at Linney Cottage had been brilliant !

It’s like a home from home. Very cosy with really comfortable beds. Very well laid out with everything you need. The best equipped kitchen we’ve ever had in a holiday cottage. The views are simply beautiful. Can’t wait to come back next year !

This is simply the best holiday cottage that I have ever rented - it was like staying in a 5 star hotel.

Friendly and informative owner, immaculate cottage, excellent facilities, fabulous views, idyllic location... I could go on and on.... Fantastic!

Linney Cottage is the ideal getaway allowing you complete peace and quiet in a very comfortable cottage with all modern amenities.

The cottage exceeded expectations, the utmost comfort in bedrooms and sitting room. The kitchen was amazingly fitted out, utensils, China, serving platters, just about everything you could possibly need as though you were at home. Already want to re-book.

The booking procedure was good and quick, the website was easy to navigate and described the cottage in detail and correctly.

I think you are correct to say that it is a little small for 5 adults but fine for either a family with children or 4 adults The kitchen is very well equipped and we really appreciated the welcome mince pies and bubbly!

We've visited the Kingsbridge/Dartmouth area 3 years out of 4, and this was our second stay in Dittisham.

The 3-storey cottage matched your description perfectly. We should have picked up that there isn't a freezer, but unfortunately didn't; totally our fault of course but we'd much prefer a freezer over a dishwasher on a week's stay. Internally we had everything we needed, and left very clean for us. You've highlighted the 11 steps to the rear garden, which was fine for us as fit over-65s, but parents would have be very careful with young children, as they are steep. Linney Cottage is one of the nearest to the entrance of Dittisham Court, which was a plus, and very handy for the centre of the village and a short walk to the Ham and river. No shortage of walks for dog-owners, and Dittisham is very dog-friendly; local residents have made us really welcome, particularly on our dog-walks! The only thing we'd probably warn visitors of is that there is no street lighting in Dittisham Court, nor outside as you walk to the main thoroughfare after dark. I'd recommend bringing a good torch.

We had a great time at linney cottage, comfortable and perfect location.

I would go back to Dittisham for certain and would look for linney cottage again. The only bit of constructive feedback would be there is no provision for recycling with the cottage. You provide a greenback for all waste to go for landfill only. I spoke to a resident in the area and they explained the procedure they use and provided some bags for other waste and we recycled the same as the residents. It would be worth looking at this going forward, only a small thing but worth a look. Thanks again we had s great holiday.

Main bedroom spacious and comfortable with lovely views. Steps to the garden would be challenge to young children or people with mobility problems and a freezer would have been very useful. We really enjoyed our holiday.
