    “Hi the situation of the cottage was lovely with beautiful views.”

    It was very clean and had a lovely garden and outdoor area on common land. The kitchen crockery and equipment generally were lovely and we had everything we needed. But the cottage itself was not great. The walls and floors all creaked and seemed paper thin - you could hear the neighbours’ conversations and I could hear my son talking normally in the downstairs bedroom from the room 2 storeys above him; at night it felt like the neighbours were in the room with you in the top bedroom!     It was very clean and had a lovely garden and outdoor area on common land. The kitchen crockery and equipment generally were lovely and we had everything we needed. But the cottage itself was not great. The walls and floors all creaked and seemed paper thin - you could hear the neighbours’ conversations and I could hear my son talking normally in the downstairs bedroom from the room 2 storeys above him; at night it felt like the neighbours were in the room with you in the top bedroom! The lounge/dining area and kitchen are so small and I’m amazed they recommend it for 4 adults. We were a child and 2 adults and had barely enough room. The fridge hummed and thudded constantly and. as it’s open plan, we had to turn the TV up ! The 2 downstairs rooms were very small and the garden furniture was uncomfortable and falling apart. I really would not recommend the cottage I’m afraid.

The property

In the heart of Dittisham, on the hillside looking over the River Dart, two cottages in the grounds of Dittisham Court, close to the church, pub and shop and just a short stroll from the river.

Four acres of shared gardens with orchard and lawns for playing.

An exceptionally beautiful, relaxing riverside setting with friendly pubs and lots to do, from watersports, crabbing and ferry trips to steam train rides and lovely beaches to visit.

Linney Cottage is terraced, sunny, south-facing, converted from a 300-year-old barn.

A thickly hedged, enclosed, suntrap, private garden (table/chairs) down 11 steps at the back leads to the shared garden.

Inside, the cottage is well decorated, light and comfy.

Hall, off which two bedrooms - a twin, and a single; bathroom (suite, shower over bath).

Stairs up to living/dining room with smart TV/DVD, good views over the River Dart and French windows to steps down to the garden.

Well-equipped kitchen (dishwasher, washing machine, microwave, fridge/freezer 70/30, electric cooker).

Stairs up to a double bedroom (5' bed) with the best views of all and en suite bathroom (suite, shower over bath).

No pets permitted during school holidays.

Best for maximum of 4 adults. Dittisham: idyllically situated, end-of-lane little village (PO/stores, two pubs, church) beside the beautiful lake-like River Dart.

Dartmouth 3.5 miles; Totnes 7 miles.

Dittisham is a picturesque village surrounded by rolling countryside, located on the banks of the River Dart in the South Hams. Wander along the quiet streets lined with quaint, stone cottages and lush gardens, until you reach the waterfront. Dittisham’s quayside is often regarded as the hub of village activity. Stop at the Anchorstone Café for a spot of lunch while taking in the fantastic river views. Try your hand at some crabbing with the kids on the dinghy pontoon. Visit the iconic pink Ferry Boat Inn (or FBI as it is known locally). Ring the bell for the ferry and head across the Dart to Greenway, the once holiday home of the renowned Agatha
Christie. For outdoor activities, there are sailing schools and boat hire also paddle board and canoe hire, as well as plenty of
scenic walks. The harbour town of Dartmouth is just a short drive away or ferry away, and offers an array of shops, a cinema, plenty of restaurants and even a castle. Further afield, you will find plenty of fantastic beaches such as Blackpool and Slapton Sands, as well as key destinations such as Salcombe, Totnes, and Brixham to explore.
