We had a wonderful time at Home Farm Cottage and it was exactly like it was in the photos.

There was plenty of space and all the accessories far exceeded our expectations. Home Farm Cottage had a very relaxed and homely feel with every amenity that you required that is not listed. I brought a steamer for our clothes but there was an Iron & Ironing Board. We were so pleased that the home itself was so cool with the hot weather we had. We brought our chocolate Labrador with us who found peace at the house during the hot weather and stayed indoors to keep cool. The garden was beautiful and well looked after. We generally loved the place with everything you needed including suggestions of where to go and eat. There were also puzzles and books that you could use for your stay. It was a beautiful and cared for home and we were able to relax from our busy lives and enjoy the surroundings. We would highly recommend and we will definitely book here again. Thank you so much for allowing us to stay and we will be back.

Excellent base for a week in North Devon.

Good pub with wide offering of food and a Fish & Chip shop nearby. Plentiful walks within reasonable driving distance and some shorter ones locally. Parking was a little tight (with one long saloon and one mini) but manageable. Lovely conservatory and small but beautifully kept garden (not one for kids kicking a ball about). Neighbours all helpful and friendly.

A beautiful cottage and garden.

Very comfortable. Very peaceful. The enclosed field 2 mins away for my dog was a lovely extra. Felt like a home away from home.

Lovely cottage with a really nice garden.

The parking is a bit tight but we managed to get our car in front of the garage, it would be a problem if you had 2 cars. Very comfortable lounge and well kept kitchen. The shower cubicles are a bit on the small size but we managed. I will say it does smell a bit musty when you first walk in so it might be an idea for the owner to put a plug in air freshner near the front door, having said that it is an old cottage so its something to expect. We really enjoyed our stay and can thoroughly recommend the New Inn for evening meals which is a 5 minute walk away.

A lovely holiday cottage set in nice secure Gardens.

We have stayed several times before and improvements since our last stay were really noticeable.particularly with regards to cleanliness and maintenance ( although satisfactory on previous visits). Great location with excellent local walks and a short drive to the nearest beach which is dog friendly in Instow. A short walk to co~op supermarket and well placed to explore the lovely North Devon. Everything you need for a self catering holiday. We will definitely be back again.

Lovely cottage very we equipped with a beautiful laid out garden.

With very friendly neighbours who were most helpful. Good for dog walking just turn right and follow the path very peaceful area with shops a short walk away good fish and chips shop. Only criticism parking if you had more than one large car could be a bit difficult. Over all was a very nice holiday

Lovely home everything there you need.

We had a problem with the toilet in main Bathroom But got in touch and within mins a plumber arrived and it was sorted.Lovely gardens safe for your dog and the Griggs field brilliant.Further away from nearest beach. We used local bus service Brilliant.would recommend and would return. Thank you.

Whilst this is a beautiful cottage, with gorgeous, well maintained small gardens the preparation for our visit, overall cleanliness and much needed updating (bathrooms, plumbing and drawer space for clothes) significantly detracted from the overall comfort.

I had to put up and make up one of the children's beds and move furniture around to be able to fit the two beds (a day bed hideaway) into the room. A desk collapsed causing worry and concern. There was a substantial layer dust on many furniture surfaces (though not all) and I needed to dust throughout. So many nicknacks on all the services had a gathering of dust, with little ornament dishes on our dressing table having a deep layer of grime and dirt. One even had a lump of discarded chewing gum stuck to it! Dead bluebottles in bedrooms and on the landing showed a hoover had not been used in all areas. A mobile wine rack/ butchers block in the kitchen had a thick layer of kitchen dust and grease on the wheels and lower shelving but the coffee machine on top was clean. We had to clean most saucepans and all the oven roasting dishes before we used them. The crockery and cutlery was generally OK. The toilet cistern in the family bathroom needed a lot of pumping, the children couldn't flush the toilet themselves. It was only on the last day that we worked out that by twisting the outer knob a flush would happen at the first press, but it had to be turned back, out of line again, to stop the cistern constantly filling. The waterfall shower in the ensuite didn't work. A fresh little bouquet of carnations had been put on the kitchen table was a nice touch but is a very minimal welcome by comparison to most rental cottages we have stayed at. (Hosts now leave a welcome pack of a few pieces of local produce, even some wine, bread and milk. It gives a feeling of care and warmth and, of course, points us in the direction of the local bakery, shops or other services.) We felt like there had been minimal cleaning or maintenance for several months and a musty damp smell pervaded the cottage until we had been in and opened windows for a while. The location of the cottage is lovely, the room sizes are good. It simply felt like the hosts were lacking in care of the experience the guests would have. It would take very little to bring this cottage back up to the standards now expected by holiday makes and rental companies alike. I would urge other prospective rentees to ask Sykes Cottages if the plumbing has been sorted and cleanliness is now good. If it has - book away, you will enjoy your stay!

The cottage was in a lovely setting.

It was well equipped and well set out. So peaceful sitting out in the conservatory and gardens. Nice walks out from the cottage. Would definitely recommend to others and visit again.

Clean on arrival. Comfortable traditional cottage with lovely gardens and a sunny conservatory. Great for dogs with Instow beach 5 minute's drive and a field only 5 minute's walk down footpath from cottage. Everything you need for self catering stay. Our son is stationed at Chivoner so will be back again sometime soon.

A great dog friendly cottage.

Secure enclosed garden, lovely dog walk down the lane, open field and a forest walk. Close to beaches. Would highly recommend.

Lovely old world cottage set in well stocked and maintained enclosed gardens.

Well furnished with everything you need for a self catering holiday. The conservatory is a real bonus and the cottage in general is nicer in practice than the pictures. Clean and welcoming on arrival. Great location to explore North Devon. Ideal for our small dog with walks available directly from the cottage down a shot path into open field with nice views and dog friendly instow beach just a short drive away. Shops , pubs and chippy all within walking distance. Looking to go again later in the year.

We had a really enjoyable stay at Home Farm.

The kitchen is well equipped which made self catering easy. There were excellent instructions on how to use everything which really helped. Double beds were comfortable, but single bed less so. We loved the conservatory although another chair(s) would have been useful for everyone to sit out there. Beautiful garden and lovely quiet location but within easy reach of shops and pub. Secure garden for dog + easy access to footpath and field for local walkies.

Very comfortable and well equipped the cottage was warm & welcoming on our arrival.

Ideally sited - walking distance to Tarka Trail & South West Coastal Path and short drive (10mins) to Instow beach all of which were enjoyed by our dog! The secure garden and footpath right outside the garden gate which led to a field & woods were also great for the dog. The Owner is very communicative and the neighbours are friendly. Would definitely recommend this cottage.

The property was spacious, clean and had everything that we needed.

Garden is a great size. The location was perfect for us. Field down the lane to let our dog run round. Shops and pubs only a few minutes walk

Great for dogs. Cottage was well equipped and Mary the owner was very helpful. Peaceful location. The hob was a bit temperamental which made cooking a bit of a challenge.

The cottage was clean and well equipped. We enjoyed the garden and conservatory. The cottage is in a good location of North Devon with facilities near by. I would recommend to a friend and would definitely be returning in the future.

The garden was a real bonus, along with the conservatory. We loved it.The location was perfect for getting to the coast and other amenities. We enjoyed walking to Fremington Quay for a cream tea. The owner was very helpful when there was an issue with one of the showers. I would definitely consider staying here again.

We have just had a fabulous stay at Home Farm Cottage.

The facilities at the house were really good and the garden is beautifully planted and has sunny areas at all times of the day and evening. The conservatory gets the early morning and evening sun and it was lovely to sit in there in the evening looking onto the garden. The location of Fremington is ideal if you want to visit beautiful beaches like Instow and Woolacombe bay, and is central to many other attractions including theme parks for children and National Trust sites if you want a day off from the beach. The house is in peaceful surroundings and we returned home feeling both invigorated from all the activities we did, and rested due the peace and quiet of the location. We would recommend and would definitely return.

We had a really lovely week here.

The property was clean and comfortable and felt like a home from home. The conservatory was a great place to sit and look out at the lovely garden. Great location too. With 2 pubs, a fish and chip shop and a Chinese restaurant all within walking distance.

The house was lovely and in a very good location.

It had everything that you needed and Netflix and Prime Video were a bonus! You could walk from the house and soon be near the estuary, and the Tarka Trail. I would not hesitate to recommend this Cottage high enough.

We had a lovely stay at 2 Farm Cottage.

It was comfortable, clean and the garden was beautiful too. The Welcome folder was very helpful. The house was in a great position for dog walks and to explore North Devon. We really enjoyed our stay would definitely recommend to family and friends. .

The only thing missing was a visitor book so that we could all write our experiences and the lovely walks/beaches we enjoyed in the area.

It definitely had that family feel and I was so pleased to see a fellow artist's lovely work around the house. The gardeners/neighbours were lovely too with their tips on where to go for visits.

Contact with the owner about a slightly leaking pipe was at about 11pm was fast and timely (considering she was in India) plumber was on doorstep 9am next morning.

leak isolated is returning when we leave on Sunday. Owner had previously read that we were about to hit record temperatures and had ordered two fans she contacted us to unwrap them and use them.all in all a very pleasant stay with beautiful weather1
