Very comfortable property with everything you could need.

Having the owners right next door was reassuring although not required during our stay. Plenty to see in the area:Would recommend Beer, Branscombe, Lyme Regis and, of course, the beauty of dramatic Dartmoor. The Diggers Rest at Woodbury Salterton serves good value, delicious food with very friendly hosts.

The Coach House was very clean and comfortable with good hosts who made us feel very welcome.

We enjoyed use of the swimming pool for five of our seven days there. The Coach House is a very suitable place from which to explore the surrounding area and we were able to make good use of the regular train services to/from Exmouth to places such as Exeter and even round to Dawlish. We even used the ferry to return to Exmouth from Starcross.

so quiet at night and perfect for star gazing . everything about the property was just perfect and having the swimming pool to use made the break even more special . every morning we admired the view of the countryside and the river exe . we had a lovely boat trip along the exe and we cycled along side it too . we visited so many places but a week is not long enough, so we will have to come back again . the owner , Judy, is very caring , and very easy to get on with , and she is always at hand if you need her . A special thankyou to her and her family

Lovely comfortable and quiet.

Modern conveniences, with all the instructions for use available. Private use of the indoor heated swimming pool by arrangement approx 4' deep. Other leisure facilities available. Private viewing veranda looking out over the Exe estuary. Approx 1 mile from Lympstone Village. We used the village railway to explore the whole coast from Exmouth to Teignmouth via Exeter.Owners are Lovely. If you want a quiet relaxing holiday book this.

Beautiful house, perfectly clean, amazing views over to the river Exe and beyond, great facilities, great owners!

I booked this house as it had exclusive use (I.e no other holiday makers) of an indoor swimming pool. Went with our 2 Grandchildren and with bad weather most of the week, it didn’t matter one bit, as the kids were in the pool every single day and made for the most perfect week away. The pool is 4ft deep all over so really as safe as a pool can be. The owners are next door and on hand at all times and happy to meet you and help if needed. The only thing I would advise is a small sign at the entrance to mark where they are, even if only a balloon or noticeable garden ornament to look out for as Sat Nav suddenly lost signal 2 mins from the house. The Coach House is a wonderful retreat with the added bonus of a great indoor swimming pool.

Views over the countryside with birdsong and, from the outdoor seating area adjacent to the pool, the Exe estuary in the distance. The hosts are lovely. Nearby Lympstone village has some great pubs and cycle routes. Highly recommend

The pool area is spotless, providing free entertainment for the kids, and the sun trap patio is ideal for relaxing. The owners are lovely, very friendly, and accommodating, and we will definitely return for another break.

The Coach House was spotlessly clean, very well appointed to a high standard and very comfortable. The owners were on hand if needed but not intrusive. It is in a great location for exploring south Devon. There are River Exe views from the house. The use of the pool was a real benefit. The welcome basket of local produce was a lovely touch and great to sit down to after a long journey. I would recommend the Coach House unreservedly to all; you won't be disappointed.

The cottage was lovely and it was a special treat to have the indoor swimming pool. We all really enjoyed our stay - thank you!

The owners were very pleasant people and property was comfortable enough and adequate, as in it was clean although tired; one settee and the kitchen utensils particularly.

Our biggest disappointment was the swimming pool, for which we booked this property. It was cold and had an ant infestation, the owner said that it would be 26.5C by the afternoon we arrived, nearing the 27C they keep it at, it did not feel anything like this temperature, we did not use the pool again, it was uncomfortable.

Lovely welcome of fresh scones and cream.

Beds really comfortable. Single beds are so often skimped on, but the single in the second bedroom was super comfy. Beautiful location surrounded by fields with a river view upstairs and it’s so handy to Exeter, Topsham, Exmouth and Budleigh etc. A thoroughly enjoyable place to stay. Recommended.

This is a lovely property that is comfortable and well-appointed with a good range of equipment and comfortable beds.

The hosts are warm and welcoming and we appreciated the cream tea, and other items that they had provided for us. Unfortunately for us, our stay coincided with unannounced overnight silage cutting and collection in the fields immediately adjacent to the property meaning that we got a very disturbed night’s sleep on one night and we decided to come home early -leaving at midnight -when the considerable noise was repeated on a second night. The property owners are blameless and were unable to persuade the farmer to desist but we are bound to say that the experience spoilt what would have otherwise been a most enjoyable stay in a beautiful and (normally!) quiet location. We hope the owners are able to reach some accommodation with the farmer so that future guests may enjoy their stay in peace.

We had a wonderful stay at the Coach House.

Such a friendly, warm welcome and the cottage itself was incredibly well equipped. Perfectly located. Pool a great bonus. We would love to return! Highly recommended.

The pool is very outdated and a cause for concern.

We have photos of the tiles on the floor to the pool and the condition of the flooring and the pool it's self. It needs better maintenance and updating, the pool was cold most of the time and we were responsible for putting the pool lid in after use and opening it when I use, not something we want to do on our holiday. The shower wasn't very good or clean either, only one of us could shower in the morning before it went cold, so a rushed shower every morning wasn't nice. Couldn't get a take away delivered as it was too complicated to explain where the cottage was and even the owners were telling us you have to be descriptive as it ends up somewhere else other wise. Directions to get to the cottage was also not easy either. We did have a lovely time we spent days out everyday and the boys would use the pool morning it evening, but it was hassle and I didn't want them spending too much time in there. Also the owner did mention they get an ant problem with the pool so we kept an eye out for that. We wouldn't go back there, wasn't for us.

Perfect holiday stay - great views, spotlessly clean, really comfortable beds and everything we needed.

To top it off was a lovely woodburner and a swimming pool! The owners were very welcoming and friendly. Would highly recommend.

Our only issues was the sofa was too low and couldn't get any internet but every thing else was great .

Thank you Judy and Andy for hosting. Great position close to lovely walks and birdwatching on the marshes, rivers and coast. Very clean and well-provisioned characterful cottage - perfect for what I needed.

Property was nice, clean and comfortable, although the pool was suitable for children and adults it was not heated enough for an under 2 year old to spend any large amount of time in the water.

Our hosts were great, welcoming and were always ready to answer our questions. Location was pretty good for all south devon attractions and is within a short distance of electric charging points at Exeter Services which was perfect.

The property exterior and inside was tired and could do with some updating.

It was nice to have the scones, jam and cream but as to the late arrival time of 4pm it would have been nice to have some milk so we could have made tea with it. The toilet did not flush well and gave up after a few days. The owner tried to fix it to a fashion but really the syphon needed replacing as it did not work 100%. We had a lovely time there but did feel it was a bit over priced

Andy & Judy were very welcoming and helped with good local knowledge.

Access to very enjoyable walks was easy and we have only scratched the surface. Everything during the week contributed to a relaxed holiday that was over all too soon.

It was peaceful and comfortable and Judy and her husband Andy were lovely hosts, attentive and helpful. The cottage has everything needed for a week and the children really enjoyed the added bonus of the indoor pool. Would not hesitate to recommend. Devon has stolen our hearts!

We felt privileged that Judy and Andy shared their property with us. The Coach House is isolated from the main road with outstanding views on the estuary; and yet only 10 minutes away from Esmouth city centre.

The Coach House is a lovely property.

The location is quiet and convenient for a lots of beautiful Devon countryside and coastline. Downstairs the cottage is airy and bright with tasteful neutral decor, comfy sofas and a well equiped kitchen. The log-burning stove made for cozy evenings in as the March winds howled. The master bedroom is roomy and the bed has a wonderfully comfortable mattress (our previous cottage holiday was spoiled by sleepless nights and backache due to a terrible mattress). We thoroughly enjoyed our stay and found plenty places to visit even though it was out of season. Many thanks for to our hosts for providing the delicious clotted cream tea on our arrival.

This is a truly lovely property.

Quiet and comfortable, a place to really relax in with beautiful views across to the estuary. We enjoyed walks from the door and there were many others to enjoy just a short drive away. Highly recommend.

Everything about this property ticked all of our boxes!

Great location - 360 degree views; spotlessly clean, warm, spacious and cosy; excellent facilities and lighting with a well organised and comprehensively equipped kitchen. The beds are super comfy and the furniture rich and mellow - fully in keeping with the cottage. Our hosts, Judy and Andy could not have been more helpful and attentive, without being intrusive. If a tranquil escape to a beautiful cottage, set amongst glorious wildlife-rich countryside, with plentiful coastal, moorland and country lane walks at hand, is what you seek, then this is the place for you. We wholeheartedly recommend it. and look forward to visiting again!

We had an amazing stay at the Coach House this week.

The house and grounds are beautiful and the pool is a huge bonus! There are stunning views everywhere you look and the house is in a brilliant location. We never ran out of things to do and loved the village, everyone was so friendly. Andy and Judy were excellent hosts. They made us feel so welcome and even provided a high chair and stair gate (which Andy fitted for us) for our little one. It was an amazing week and we hope to come back in the future!

The cottage was tired and needs some refurbishment.

Particularly the furniture and the bathroom. The cottage was very clean and we would go again when the refurbishment has been done.

The coach House is lovely, the owners are very nice and welcoming.

The property is positioned is the middle of everything, so you have a beach half an hour in one direction, and in the other direction half an hour away is the dartmoors. Plenty of things to do with the children.

We spent a lovely week at the Coach House, it had everything we needed and was very comfortable, we are hoping to stay again in the future when all these Covid19 problems are finally sorted out.

It was the chance to catch up with family in the area (Exeter) and have a relaxing week away from home in Worcester. I was a bit disappointed in the viewing area behind the Pool house as it appeared to need some repair and the outside furniture needs some TLC. Our Hosts were very friendly and available when assistance was required, lovely people who we would like to thank for letting us stay at their lovely Holiday home. The Coach House is a very comfortable cottage - clean, bright and warm.

We had a lovely week there in a beautiful part of the country. Coach House is situated in the grounds of the owner's big house. They were welcoming and helpful but not at all intrusive. We had a very pleasant and relaxing stay.

It was wonderful to be able to use the pool.

There was a surprise gift of a cream tea, which we tucked in to. It was very helpful having washing up liquid, dishwasher tablets, washing pods, tea towels supplied to us.

We have all had a fantastic holiday at the Coach House with its superb facilities.

We were looking for rest and relaxation and that is exactly what we got with fantastic scenery thrown in. Lympstone and Exmouth offer a huge range of activities for all levels of ability......even middle aged parents of teenagers!! Our hosts were incredibly welcoming and helped to make this one of our best holidays to date.

The place was homley clean and well stocked with all you needed, just bring food and wine and you would be in for a fantastic stay.

..fun on Dartmoor, on Exmouth beach and at antiques place...played games in front of the stove while it rained outside...really comfortable and cosy with everything we needed.

We have just returned from a fantastic week's stay at The Coach House with our 3 children aged 7, 8 and 12.

Upon arrival we had a very warm welcome from Andy and his son Alex who explained all the essentials and then left us to get on with our holiday. The indoor pool is excellent and our children used it every morning when they woke up and every evening when we returned from a day out. The Coach House is in an excellent location, just a few miles from the M5 which makes it very handy for days out in Dawlish, Teignmouth, Torquay, Paignton, Exmouth and many more locations. There are many places to eat out locally to suit all budgets from the Puffing Billy close by at one end of the budget to the Boat House in Exmouth at the other end - excellent The property is kept very well and has everything you need readily available. I would thoroughly recommend this property to anybody considering a holiday in this part of Devon and in particular for those with children who would love the use of an indoor pool.

The whole place is fantastic!

From the moment we arrived and were greeted by home made scones by Judy and Andy we felt at home. The house has everything we needed for our family of 5, including an indoor pool and space for the boys to play outside. Our hosts were incredibly helpful and friendly and made our stay really stress-free. The house itself is close to Lympstone which is a lovely small coastal village, and really convenient for visting Exmouth and the rest of Devon (and Cornwall). We had a fantastic time and wouldn't hesitate to book here again.

Lovely welcoming house, great pool, great views and friendly owner, very helpful

This little property is amazing; it is equipped with everything you might need during a holiday.

..down to some dishwasher tablets and soap. The hosts are wonderfully welcoming too, but then leave you alone to enjoy all the delights of the swimming pool and the local attractions. Whilst The Coach House feels remote, it is a stone's throw from a delightful garden centre that stocks everything from milk and fresh bread, through to fruit and vegetables to locally produced cakes. The National Trust's A La Ronde is also within walking or cycling distance, as is the Exe Trail, a walking/cycling route from Exmouth to Exeter. We stayed in a warm summer week with our 2 children and baby, but have no doubt that the place would be just as enticing in the winter with a real wood-burner for the property, a heated indoor pool, and plenty of books and games for fireside nights-in.

The house itself is perfect and fully equipped. We loved the food at The Puffing Billy and also The Redwing. We had great days out at Sidmouth and Budleigh Salterton. Martin & Miles went rock climbing - great fun!

Everything we needed was here - a great base for exploring this part of Devon. The visitor's book was extremely helpful and we followed many of the suggestions. Looking forward to a second visit.

We were looking for a place to celebrate my mothers 80th birthday that had a swimming pool.

The Coach House was ideal. The location was just right to get to Exeter, Exmouth & Topsham as well as a quick trip to River Cottage at Axminister. The hosts were welcoming and helpful without intruding. The accommodation was clean, tidy and just as described. The hosts provided a great set welcome items to make moving in easier.

The six of us Jarvise's have so much enjoyed such a wonderful base for our celebratory weekend.

As a family, we have been self catering for over 40 years, both in the UK and Europe. In all these years this is the best equipped in every way. It has been carefully thought through with little caring touches. It was capped with a warm and friendly welcome. So we would like to all give you a bit vote of thanks.

What a lovely place!

We had a very exciting time exploring Dartmoor on the coast, scoffing cream teas and mooching around Exmouth. So nice to come back to our lovely base at the Coach House. The best moment for the boys was seeing the sheep in the field and your garden! Perhaps not what you'd planned but hugely exciting for our animal fans. Many thanks for a lovely stay.

Great peaceful location excellent accommodation, so well equipped; we had it recommended by some people we met in Kefalonia.

Lots of lovely resorts to visit beautiful inland villages, good road network. I really enjoyed the indoor pool. We had drinks on the patio. Anyone looking for holiday in Devon would be highly delighted by this fantastic accommodation.

What a fabulous place!

We had a lovely week, relaxing, swimming, exploring and even managed a bit of sailing. Andy & Judy are exceptional hosts. The Coach House was immaculate and we wanted for nothing. The views are excellent and even the sheep provided some excitement when they temporarily escaped into the garden; they were herded by Andy & Judy back to their field (no mean feat at 7.30 am on a Monday morning!). A walk to A-La-Ronde is worthwhile and continuing the stroll into Lympstone and Exmouth is a must. The Swan Inn is very hospitable and the Redwing superb (busy even in our week so worth booking). Thank you for a brilliant holiday - we will make it two weeks next time!

What an amazing week!

The Coach House is a perfect base for exploring the area. My girls have enjoyed the beach at Exmouth, Paignton Zoo, Brixham Harbour. The added bonus was the swimming pool and we have enjoyed a swim every day. Thank you for the delicious scones on arrival, most welcome! Would recommend the Saddles Arms for food (at the end of the road) - probably best to book in advance as it is very popular; we have really enjoyed the week!

Lots of light and sunshine inside. Everything you need is present in the house and outside. Andy - you made us feel at home here. We would love to come back sometime.

When we arrive full of excitement, I thought "What a beautiful home".

Thank you for the scones and clotted cream - just what was needed after a long journey. We had a lovely week. We loved Paignton Zoo. We loved swimming every day and the swing at the end of the garden was great fun. We would love to come back.

Judy & Andy are perfect hosts.

The cottage is situated at the rear of their main house. From the top level one can view the River Exe. The Cottage is very clean and is well equipped to ensure you enjoy your stay. Both bedrooms are upstairs as is the shower, bath and toilet. Horses and sheep are close by in paddocks and even though you have the rural feel and sounds, it only take minutes of travel by car to enjoy the enchanted small township of Lympstone and the beautiful surrounding Devonshire countryside. Also as a unique feature they have an indoor swimming pool in its own independent building and Judy & Andy have this also well equipped with everything that one would need and enjoy. If you are looking for a truly unique and real Devonshire experience, I would highly recommend The Coach House.

I was speechless.

After a long flight...an absolute pleasure coming into this lovely cottage. The view of rolling green hills was gorgeous...the hospitality was warming...the homemade scones were delicious! I would definitely come back here or recommend to family and friends.

It was warm and cosy and a lovely long weekend get away. The Devon cream was lovely and we all enjoyed having a cream tea! The pool was great and was considerably warmer than our outside pool!

We had a delightful 5 day break.

The Coach House is light and airy during the day and snug and cosy at night. We were pleased to discover so many traffic-free cycle paths, especially the one straight into Exeter.
