    “Great place to stay, just as good as it looks in the pictures.”

    Colin and Mae are very nice people and so attentive to the needs of their clients. Whatever you do when you are there tour the (extensive) grounds with river and lakes. The wildlife is never far away, saw some deer, plenty of different birds, and our two dogs enjoyed the 'dog run' in the fenced off field. Great to just look out of the window while having breakfast and enjoy the beautiful view. Can't recommend it highly enough. Close enough to South Molton for easy shopping trips and some nice ...

The property

This modern 2 bedroom detached property sits within the homeowner’s private grounds, ideal for a family or group of friends who wish to experience a rural retreat in a sustainable and eco friendly property.

Spend your day exploring this small private estate with an abundance of wildlife, ideal for those interested in conservation, and native planting.

The 30 acre grounds are a haven for a wide variety of native flora and fauna with a stream running through the length of the valley feeding 9 pond lakes of varying sizes.

The pond lakes are stocked with coarse fish, Roach, Rudd, Bream, Perch, Tench and some carp, and fishing is available at a reasonable charge per day based on catch and release and the sports playing picnic field to the front of the property is an excellent space to let your four legged companion burn off some energy. There are many paths providing beautiful valley and woodland walks (over 2 miles), and also views of the local countryside.

There is a good variety of wildlife including roe and red deer, foxes, badgers, polecats, otters, bats, kingfishers, barn and tawny owls, buzzards and kestrels (over 50 species of bird have been identified by previous owners).

There is a six station bird feeder There are also a good variety of butterflies, bees, beetles and other insects in the pasture kept as wildflower meadow and an opportunity to reconnect with nature. Benches are scattered through the grounds, for rest and contemplation. Narracott Down was built in 2024 and has been sensitively designed, with natural and local materials, respecting the unspoilt nature of the site.

The open plan kitchen dining and living room benefits from natural lighting from all sides, as well as the doors onto the covered veranda, creating a great social space to enjoy whatever the weather.

As night falls choose from the ground floor kingsize bedroom (which can be arranged as 2 2ft 6 single beds on request) positioned next to the family bathroom, or the first floor master bedroom with it's super king bed (which can be arranged as 2 3ft single beds on request) and ensuite shower room.

In addition there is a sofabed in the open plan living room. Within easy reach is the market town of South Molton the 'gateway' to Exmoor National Park which has a wide range of amenities including shops, pubs restaurants. South Molton attractions include the award winning Pannier market (twice weekly), Quince Honey Farm, Castle Hill Gardens, Exmoor Zoological Park, Lynton and Barnstaple railway, South Molton museum and nearby golf courses.

Exmoor national Park is situated to the north, and is renowned for its undulating moorland and pastures, dissected by rivers and streams running down through deep wooded coombes to the spectacular and world renowned north Devon coastline (Valley of the Rocks, Lynton and Lynmouth, Ilfracombe) featuring the wonderful beaches at Woolacombe, Saunton Sands and Crow Point.

At Narracott Down, we excel in all areas of water, carbon, waste, habitat protection and ecotourism. A private valley.

We are encouraging approx. 1750 saplings to grow. We protect wetlands and wildflower meadows
The nature reserve is a sanctuary for any homeless wild animals. The upper part of the valley is an official country wildlife site, which recognises the high biodiversity value. Fallen crack willows create high humidity, with large moss growth, and a rainforest feel to the area.

The mature oaks (120 years) have a large number of early purple orchids in this area in spring, as well as bluebells. This area is also used by red deer in winter as a refuge from the harsh winters. Also a number of badger families

For the fields and woods, we cut paths so that holidaymakers can walk easily across the field / woods to admire wildlife. Fields cut fully in August so they do not return to woodland. We keep the cut grass in bundles across the fields which eventually rot down to compost heaps and provide a food source for deer and badgers in the harsh winter months

The bundles then also limit the grass to grow back, and other alternative wildflowers get a chance to grow.

SOUTH MOLTON

Combe Martin 19 miles; Ilfracombe 24 miles; Woolacombe 25 miles.

The attractive market town of South Molton is known as The Gateway to Exmoor and is ideally placed in North Devon, boasting a range of shops, amenities and a twice weekly market. Being pleasantly situated not far from both coastal and inland beauty spots it will suit visitors of all tastes. In close proximity are forests, moors, rivers and coast, with churches and other buildings of historical significance. Residents find the quiet charm of the area attractive and visitors soon experience the sense of civic pride held by the locals. There is superb walking on the South West Coast Path and the North Devon beaches are varied and interesting. Visit the National Trust's Watersmeet Gorge, Valley of the Rocks and the funicular cliff railway. Up on Exmoor, there are various walks to suit all abilities, as well as highlights such as Tarr Steps, Landacre Bridge and the village of Withypool. Further afield, the resorts of Ilfracombe and Combe Martin are well worth a visit, and for some of the best beaches in the country, visit Woolacombe and Saunton and Croyde
