Upon arrival, guests are welcomed by a bright galleried landing with wide half staircase leading down to a striking open-plan living space on the lower ground floor, complete with a sleek kitchen featuring quartz worktops and integrated appliances, a family dining area, and a spacious lounge. Large doors open onto a private, enclosed patio overlooking a fully fenced, man-made pond filled with fish - an ideal spot to relax and enjoy the peaceful surroundings.
All bedrooms are furnished with super-king beds, three of which can be made up as twin beds if requested ahead of arrival, offering versatility for families, friends, or groups travelling together. On the lower level is a spacious super-king bedroom, while a generously sized super-king bedroom and a separate family shower room are located on the ground floor. Heading upstairs, the master suite includes a super-king bedroom with built-in mirrored wardrobes, a stylish en-suite, and a private corner balcony with panoramic countryside views. A second super-king bedroom also features an en-suite and its own balcony, offering elevated views across the Blackdown Hills and the pond below.
Outside, the grounds invite exploration, with a lawned area, meadow walks, and the serene Field Pond - a haven for local wildlife. The patio is perfect for unwinding while watching swallows glide over the water and taking in the beauty of the surrounding landscape.

Along the iconic Jurassic Coast, a UNESCO World Heritage Site celebrated for its dramatic cliffs and fossil-rich beaches, you’ll find Lyme Regis, with its historic Cobb Harbour, and the charming fishing village of Beer, known for its pebble beach and coastal charm.

The property is one of 2 holiday properties.
It is beautifully situated on the owners' land overlooking a large pond stocked with koi carp. The house is modern and beautiful with oak featuring strongly throughout. The decor and furnishings are very tasteful. All 4 bedrooms are superking size and very spacious. Beds were very comfortable. At the entrance floor level is one bedroom with a lovely shower room on the same level. Going up half a flight of stairs is the master suite with beautiful shower room and a balcony overlooking the grounds, as well as another bedroom with a beautiful bathroom. There is another balcony overlooking the pond and countryside. There's halaf a flight of stairs from the front door going down into an open plan kitchen, dining area and sitting area. There is a large patio door opening onto a large patio overlooking the pond etc. The 4th bedroom opens off the dining area. The kitchen was well equipped with every bit of equipment needed, as well as a dishwasher. Everywhere was spotless and in excellent condition. One lovely feature was the movement sensitive lights, and the floor level lights on the stairs and in the bath/shower rooms. I loved the little lights surrounding the huge mirror over the bath. The grounds were beautiful, with an additional natural lake, and we were free to explore. We saw and heard plenty of birds including a heron, buzzards and we also saw a deer. I cannot speak too highly of the property. I would just say, that if you have poor mobility, the beautiful oak staircases had slightly higher steps than is usual, I think, and could be a slight issue, although there were bannisters to hold onto. We had a wonderful time, and I would gladly stay there again. It's a beautiful, peaceful private haven. The town of Honiton is just a few minutes drive away with plenty of interesting shops, a Spar, a lovely gluten free bake shop and places to eat, as well as a Tesco and a BP M&S food shop at the far end of the High Street. Very highly recommended with a lovely owner on hand for advice. (I hope this review isn't too long.)
We had such a great holiday in this beautiful house (absolutely spotless) with stunning views over the countryside.
We hardly wanted to leave it at all .But when we did we found excellent bus service and Honiton rail station nearby so we rarely used our car. We went to Exeter by train and Sidmouth by bus. Spent a lot of time in Honiton itself, only a 20 minute walk into town, longer going back as the hill is quite steep. We used the bus from Lace walk to Pine Park road (directly opposite) which saved a walk up the hill.We loved sitting on the terrace watching the carp( and chasing away the heron!) Swallows Dip is a perfect base for exploring East Devon ( and beyond) We highly recommend it
Excellent accommodation and good location for exploring the area and very good hosts.
