The property

2 miles from Combe Martin and just 3 miles from the lovely sandy beach, tucked very privately along a good farm lane in the beautiful Heddon Valley, a smart 'upside down' cottage attached to a Domesday Book farmhouse.

Good-sized lawned garden (decking, barbecue) at the back.

Hot tub in an outbuilding (available until 8pm or later by arrangement, closed on Thursdays), large enough for 5, with changing room (shower) and patio furniture for eating alfresco.

The owners have farmed here for seven generations and have converted the cottage from a barn with love and flair, combining character with comfort, and there are distant sea glimpses from the living areas.Slate-floored hall.

Stairs up to living room with TV/DVD and flame-effect electric fire.

Large kitchen/dining room (dishwasher, microwave, fridge-freezer, electric cooker) with glazed doors to balcony and steps down to garden.

Also upstairs (stairgate), a double bedroom (5' bed) with en suite bathroom (suite plus hand-shower, 'room for two' bath).

Downstairs, two more bedrooms - a double (5' bed), and a twin, each with en suite shower-room (suite).

Utility room (washing machine, tumble drier, sink) for coats/boots.

A friendly place, just right for seaside fun and relaxing in the hot tub after walking the spectacular coast and countryside (Coast Path, 1 mile). Combe Martin: seaside village (shops, pubs, church, wildlife park) ribboning down a pretty Exmoor valley to its sheltered sandy beach (bathing, kayak hire, dolphins sometimes) flanked by excellent rock pools (crabbing).

Beautiful 10 mile coast walk to Lynton/Lynmouth.

Woolacombe's sand/surf beaches, 10 miles; Saunton (superb golf, beaches) and Braunton Burrows (nature reserve), 14; Ilfracombe (resort town, boats to Lundy Island), 7½.

Ilfracombe 5 miles; Woolacombe 12 miles; Barnstaple 13 miles.

At the point where the Exmoor National Park and the North Devon Area of Outstanding Natural Beauty meet, is where you'll find Combe Martin. This small seaside resort, with all of the necessary amenities, is a great attraction to locals and visitors alike, and is home to a very popular beach as well it's own Dinosaur Park! Combe Martin is home to the historic Earl of Rone festival held in May each year and has an annual carnival in August. This is an ideal base for touring, and discovering the delights of North Devon, with Lynton and Lynmouth, Woolacombe, Croyde Bay, Saunton Sands, Ilfracombe and Barnstaple all within easy reach. There are also numerous National Trust properties and gardens waiting to be enjoyed. Surfing at Woolacombe is among the best in the South West, while the South West coastal path passes within a mile. Combe Martin is a great base for enjoying a seaside getaway, with something to keep everybody entertained.
