Rose Cottage

Rose cottage is a lovely house and the location is wonderful , with beautiful views from the windows.

Only one problem is the track up to the cottage , more like a tank track which really need to be sorted to make this holiday home premier.

What a lovely cottage in a great setting, had no problems with the access road you’ve just got take your time, would highly recommended Rose Cottage and will book again in the future, the owner is on site and very helpful.

This is a really nice cottage , well appointed and spotlessly clean.

We loved the fact that all the furnishings matched , great care taken by the owners to provide a brilliant customer experience.We have no problem recommending this home stay.

Fantastic stay at a beautiful property / setting

We thoroughly enjoyed our week at Rose Cottage.

Beautiful cottage, very comfortable, everything you could possibly need. The furnishings and kitchen equipment were all good quality and the lovely 6' bed was very cosy and comfortable. Lovely view and gardens. The only downside was the very uneven rough track from the main road which, I believe, is owned by the fishery so not something the cottage owner can do anything about. Just drive very slowly! All in all a really nice holiday in a good location.

We found Rose Cottage to be a really nice cottage, well kept, very comfortable and nicely presented, the gift basket of scones, jam and clotted cream was a very nice touch.

The lovely views from the cottage are a real bonus. The king sized bed we found comfortable but the duvet was inadequate for this time of year, luckily I had taken a couple of blankets and a king sized flannelette sheet but we still had to resort to using the single duvets off the spare beds. The bathroom was okay but we found the shower curtain inadequate and felt that a larger heavier and weighted curtain would stop the problem of the curtain clinging to you when you were showering. The driveway to the property that is owned by the people who run the Fishing lake was not too much of a problem for us as we have a Landrover but for anyone with an ordinary smaller vehicle it could be quite difficult. The steep flight of steps up to the Rose Cottage again could be difficult for older or infirm people, to be fair these facts are pointed in the details but we wondered if putting in place an easier access would be possible ?

Rose cottage was a great place to stay lovely garden with great views and within easy reach of the coast and countryside the access is a bit bumpy but property worth it really helpful owners would stay again if down there

The property had everything we needed and was clean and comfortable.

The cottage is in a lovely setting and despite a couple of niggles is well worth it. The internet was slow but to be expected in a rural setting and we were informed in the description. Whilst adequate, not ideal for a family of screen users. Sykes need to be more honest about the approach road. It is over half a mile long with a third consisting of a hardcore road and a third a heavily potholed road. Our arrival followed rain and we had no idea of the depth and nearly gave up having grounded the car once. Thankfully, the holes aren’t that deep and you soon learn to navigate a path through. Just don't bring your Lamborghini! Would we stay again, yes. Niggles aside the reward is a peaceful rural setting with dark skies.

The drive took us aback.

It was 0.6 mile long and full of potholes. There was a concreted section but it only made up half of the full length. Trying to avoid the potholes, I scratched my car on the brambles. I'm hopeful that with some Tcut they'll come out, but I haven't tried it yet. The cottage was fine but the drive to it was appalling. I'll be avoiding that from now on.

A lovely comfortable cottage in a very peaceful location and with great views.

Had everything we needed for a lovely stay. Good location for exploring the area. Road to the cottage is a bit rough but ok if you take it steady, worth it for getting away to the peace and quiet. Owners are also very friendly and helpful.

The Cottage is absolutely delightful.

Everything we wanted in a quiet escape. It is a great location, both in terms of the view and as a base for exploring the area. Just two observations for possible imprivement: 1. The base on our patio parasol was loose and could not be tightened. We lost the opened parasol to a gust of wind at the start of our stay, so did not open it again if it was even slightly breezy. 2. We could not figure out how to work the shower attachment over the bath. Neither of these really bothered us, but they may need attention, especially the parasol.

We have just returned home from a wonderful week in Devon at Rose Cottage.

It gave us the piece, quiet and tranquility we needed. The cottage was very well equipped, with everything we needed. We witnessed some wonderful sunsets. We have taken pictures of the mist rolling in through the valley. A very special place. Thank you Pauline for making our stay special. Sherie

We had a good time at rose cottage clean and tidy all you need was provided for you .

Set in a valley in a wall garden with some lovey views. Places to visit where Clovelly /Bude/ Llfracombe/Bideford/ Croyde bay. We all so hired a bicycle each and did twenty miles we did enjoyed this.

The holiday cottage was one of the best we have stayed in.

The location is beautiful and the inside is tastefully furnished, clean, spacious and yet still cosy, giving stupendous views of local countryside. The only down side I would mention is the price of the gorgeous view means some wear and tear on your tyres and suspension as the track leading to the cottage is very rough and pot-holed in places. Despite this I wouldn't hesitate to recommend this lovely setting.

The cottage is located in a beautiful location with an elevated position giving stunning views across the walled garden and the wooded valley beyond, the cream tea welcome pack was also very welcome and the beds very comfortable.

It was equipped with every thing we needed for our short stay However no review would be complete without mentioning the long narrow access track that is very rough with lots of deep ridges and large pot holes. If you drive an SUV or 4x4 with a high ride height you would fine, if like us you drive a small hatchback with limited ground clearance you will find it challenging as it would be very easy to damage the under side of the car.

We thought this was like so many other Holiday Cottages, but it was ***Wonderful****.

We enjoyed the 'space' we had inside and the tremendous beautiful view and space 'outside' We loved our bedroom, so comfortable and absolutely loved the sky lights above us. Very clean, everything you need is there. Highly recommend. We will go back.

Beautiful cottage only problem was horrific track full of pot holes to the cottage, a 4x4 would do it but my little car was struggling.

Cottage was superb and owner very pleasant and helpful, would love to stay again if pot holes filled.

Excellent holiday cottage in a beautiful setting, with a kind and welcoming family as hosts.

Perfect peaceful getaway with the most glorious gardens, we loved the quiet atmosphere and the endless views.

The cottage is beautifully done with everything you could need, especially the bathroom with it's lovely corner bath, showers and loads of hot water and great pressure. Lots to visit within half an hour's drive. Pauline was a fantastic host, thank you to her and the family for making us so welcome.

We had a fantastic stay at Rose cottage with our two young children back in May.

Just returned from a lovely week at Rose Cottage.

The accommodation was very comfortable with everything you could possibly need, with the added bonus of fantastic views from the kitchen and living room. Cottage was located in an excellent area, with towns all easily accessible and only 30 minutes away. Would recommend and return in the future.

Wonderful cottage, wonderful surroundings, a great place to explore North Devon.

Approach road is a bit rural but perfectly drive-able, Wi-Fi is what you would expect from a cottage in a beautiful rural setting. Everything about our stay here was perfect.

Very nice place to stay, very clean and really nice views across towards Barnstaple.

Would like to warn renters that the access Rd has quite a few pot holes and would not be good for a low slung car. Shame they dont do something about it, as the place is excellent. Was going to offer to use their digger, but wife wouldnt let me!!.

The cottage in is a wonderful location just outside of Barnstaple with the most fantastic of views.

The location is perfect for travelling to other towns and villages on the coast. The cottage exceeded our expectations and provides the perfect break. The road is very rocky and is not ideal in a low car but the listing does state this so now suprises. Would return as it was ideal for our family!

Rose Cottage was absolutely wonderful and a lovely place to spend time.

It is an exceptional spacious, clean and comfortable cottage, with beautiful gardens and views, catering for couples and families, with a playground too, just absolutely beautiful, can’t recommend it enough!

The long track might put people off, but as long as your car doesn't have a low profile and you take it really slow, it's worth it for the gorgeous gardens, peaceful setting and well-appointed cottage.

The cottage was totally as described.

It was comfortable and cosy. Everything inside was of good quality. The garden and surrounding countryside were stunningly beautiful. The only drawback is the approach lane which is a bit of a rough ride . We would book this cottage again, possibly for next spring .

Our accommodation was very clean and comfortable, very warm.

Could have done with instructions for oven and towel radiator. The only worry I had was the road as was told, had pot holes, Feel the road was so bad you would need a 4x 4 to feel comfortable driving, please fill the pot holes in.

Rose Cottage is a lovely home from home, a beautiful building with a great view and lovely gardens.

It is in a quiet location off the main road down a lane, which in places is uneven, but if you take it slowly it is fine. More instructions on how to use equipment, such as the heated towel rails and the TV would have been helpful, but the owners were there when any issues were encountered. Definitely recommend a stay at Rose Cottage, it is ideally located close to Barnstaple and great beaches aren't too far a drive away.

The holiday cottage was exactly as described, completely spotless, absolutely beautiful views and you felt like you were in the middle of no where!

It was the perfect escape to the rural countryside whilst still being within quick reach of Barnstaple and the beach. Couldn’t recommend highly enough

Excellent cottage, beautiful views with walled gardens.

Cottage was equipped with very things you could need. You felt very comfortable with this current covid 19 pandemic . Labelling on everything to direct you to the right thing t. The owners were very pleasant and helpful if you needed to know anything. We will with no doubt book this cottage again. The only things is that you may easily miss the turn off from the main road. Other reviews told you about the rough road up to the cottage, take it slow and you will not regret it. It is a very nice surprize when you arrive at the top. Fabulous. Fabulous.

Prior to our holiday I wanted to phone Sykes for some important information about cleaning the procedures owing to the current Covid 19 situation.

It seemed an impossible task to get through to Sykes on the phone, after holding on the line for 50 mins I gave up. 3 times I tried all without success. It's on that basis that I'm rather reluctant to recommend Sykes. However, having said that we were very pleased with our holiday accommodation. The cottage was very well appointed and comfortable. Our worry over the cleaning procedures was overcome once we were in, The cottage was extremely clean and welcoming and I wouldn't hesitate in recommending Rose Cottage, nr Barnstaple.

We booked Rose Cottage c.

1 year ago as part of a 2 week holiday to Cornwall and Devon. Our first week was spent in Cornwall and we had an amazing time, then on the day we were due to leave for Devon and Rose Cottage, I happened to check my junk mail and saw that I had an email from the owner of Rose Cottage advising me that the access road was one mile long, off the public highway, had been damaged by heavy duty plant and as such was rather bumpy... The email had been sent the day before, so there was little I could have done about the situation at that point; it was far too late to seek alternative accommodation. It did make us revisit the listing with Sykes to see if we'd missed some vital information detailing a poor access road but there was nothing in the listing to warn us. We checked some previous reviews (written after we booked) and other people had experienced issues with the road so it was clearly apparent and not singular to us. Upon arrival the road really was a nightmare- broken bricks and stones made for a very uneven surface for the first third of the 'driveway'. There was some reprieve when it turned to concrete and even though much of it was covered in mud, made access easier. Then we hit the monumental pot holes and thick mud where the fish farm were clearly undertaking work. After this you hit the section of drive much like the first. The first 3 days saw your typical British summer time weather- a mixture of some rain, some sunshine and plenty of cloud. During this time we scraped the underneath of the car when leaving the property and let me be clear here, we drove at about 5 mph MAXIMUM when the terrain permitted and this still happened. The edge of the bumper was also scraped on several occasions. We own a standard family saloon. We arrived on the 14th August. On the 17th Barnstaple saw torrential rain and flooding. I totally appreciate this was out of the owner's hands. It was completely out of my hands too. But it made access nigh on impossible. As a result and with inclement weather heading our way, after another day we decided to cut our holiday short for fear that we would actually not be able to get the car out once loaded with 2 week's worth of packing. Naturally, this has been raised with Sykes because we weren't properly advised of the condition of the property and its access and felt we were mis-sold. The response from the owner has been nothing short of incredulous- it was the weather's fault, it can't be helped (what about the first 3 days!?) and actually it could have been helped because you should have made the listing very clear to people who own a standard car. Despite losing 2 days of our precious family holiday, the owners aren't willing to accept any liability. That said, they have accepted responsibility by very recently purchasing lots of gravel to fill in the pot holes. The cottage itself was clean, equipped with everything you would expect of a 4 tick property, including loads of wood lice. They liked to appear in the bed so you'd have to remove one or two most evenings. The floor in the downstairs loo is very spongy, I don't know what would cause this (perhaps rot?) but whatever it was likely contributed to the smell in there. Enjoy your holiday folks, the views from the property are second to none. I hope nothing goes awry as you will very likely receive no support, understanding or recompense.

Gorgeous cottage with amazing views.

Very well presented and extremely clean. Well equipped with good quality items. Nice garden furniture to use and bbq if required. Road leading to cottage can be muddy and is uneven in places but worth it for the amazing cottage. Owners are really friendly too and helped with suggestions on places to visit and eat. Good location for visiting North Devon attractions.

A very comfortable and well equipped cottage in a quiet and beautiful location, and yet 5 mins drive from Barnstaple town centre and within easy reach of all the North Devon attractions.

The approach road to the cottage was nowhere near as bad as some reviews have reported; we have a standard saloon and managed quite easily. A really good location for exploring the area.

We have just returned from a weeks holiday at Rose Cottage, and would like to say what a beautiful place it is.

The cottage itself was kitted out with everything we required and more and the gardens and views were to die for. Yes as per other reviews the road leading into the cottage is a little rough, however with slow careful driving it’s worth it. Don’t let this put you off!! If it’s solitude and a stay off the beaten track you are after, this is definitely for you.

There is no avoiding the fact that the drive is quite rough, but once we got used to it we worked out where we had to go -really- slowly and where it wasn't too bad. We made the decision to only go out once a day, but that was fine. However, the drive made the experience of turning onto the property all the more magical, a walled oasis of lush gardens with Rose Cottage overlooking the valley all the way down to Barnstaple. If you like waking up to a view, then this cottage will not disappoint you. Once onto actual roads, you are a short drive from Barnstaple and the lovely towns and coast beyond. The cottage itself was well equipped and spotlessly clean; we had everything we needed.

Rose Cottage is situated in a beautiful countryside setting just outside of Barnstaple.

The gardens surrounding the cottage were immaculate. The cottage had all the amenities you could ask for and was extremely clean which is very important in these uncertain times. The only negatives were the access road to the cottage (unmade road with lots of potholes) and the downstairs toilet smelt a little damp.

The cottage was lovely, however the access road was not.

It was over a mile long with such severe potholes it wrenched the trim off my husbands car. If we had used my car it would not have been able to access the cottage as it is too low profile. I appreciate this is a country property, we live in the country ourselves but if this is to be let any more at least a note to warn people it really needs a 4 wheel drive. Also there wer3 a lot of steps leading up to the cottage also not warned about. My husband was on sticks and found it difficult.

Rose Cottage is lovely, in a great location with fabulous views and a well equipped kitchen.

However, it's draughty and slow to heat, as the electric radiators take a while to warm up, which is a real shame. A few blankets on the sofa would help to cosy the place up a bit!

Rose Cottage is a truly beautiful place to stay.

It is light, airy, comfortable, wonderfully appointed and blissfully quiet. The gardens surrounding the cottage are amazing and the views of the sunset each evening are breathtaking. The whole cottage is perfectly clean and finished to a wonderfully high standard. The kitchen is as well equipped as any good holiday cottage and the bedrooms are warm and comfortable. It’s not clear from the photos, but the bathroom has a separate rainfall shower and shower head in addition to the shower over the bath, so please don’t let the thought of a lack of a standing shower put you off (as it nearly did us) as there is one! I would say the only slight downside is the state of the access road to the cottage - it is unmade and very pot-holey. But this also adds to the peace of the cottage, so it is definitely worth the wobble to get here. Finally, the welcome we received when we arrived was wonderful. Scones, jam, clotted cream and milk in the fridge - a really lovely touch. We hope to make it back here one day!

This is without a doubt one of the best cottages we have ever stayed in.

The attention to detail was exceptional and the décor and furnishings were delightful. The theme of light blues and creams were perfect for the location, being not far from the sea. Rose Cottage has an amazing view from all windows, not only of the owners walled garden but stretching to the horizon many miles away. The bedrooms were so comfortable and the super-king size bed was heavenly for tall people like us. We loved the kitchen with the breakfast table overlooking the garden and we sat there every morning and only used the big dining table in the evening. The kitchen was so well equipped and had a range of quality pans and utensils, again showing attention to detail. We love to cook so it was a delight to find all the equipment we needed plus a dishwasher. The sitting room area was light and spacious and had a large dining table which lent itself to sitting and painting or playing board games as well as eating! Outside there was a large terrace with a table and chairs which we would have used if the weather had been better. What we loved the most was the quietness. The cottage is a long way from the main road so all you hear are the sounds of the countryside. The stars were amazing as the skies in this area are so clear. This has been one of the best holidays we have ever had and has allowed us to discover some interesting NT properties and gardens and have long beach walks. It is a gem of a place and we would love to go back in the Spring and start all over again.

We really enjoyed our week at Rose cottage ,despite the wet weather!

The cottage was so well equipped,no expense spared,and bed so comfortable.The gardens are beautiful and views to die for! The only downside was the approach road ,our car did not fare well.However, well worth the journey from West Sussex.

This is the best holiday cottage we have ever stayed in and we will be returning!

(which is a first for us) It was a bit of a shock driving off the main road on to an unmade lane to get to the cottage but by the end of the week it was second nature and not a problem as long as you go slow. Once we got to the property it was worth the drive as the cottage, location and view are stunning. The cottage was spotless and had everything you could want and more in a holiday let.

We had a wonderful break at Easter in the cottage, the weather was out of this world.

The cottage was beautiful and the view was even better, my only suggestion is maybe have some fans or something in the bedrooms as it was so hot upstairs it was difficult to sleep. You made us feel super welcome and I will definitely be using you again a and look forward to coming back to rose cottage.

So comfortable, roomy and well appointed. The views were wonderful. The owners were very friendly and helpful. The cottage was set in a beautiful spot, just right for a lovely holiday in Devon.

The cottage has been well planned, is fitted out to an extremely high standard, is cosy, has sweeping views and we lacked for nothing.

The owners are very helpful and we thoroughly enjoyed the welcome pack which was awaiting us! A treat to be away from traffic noise and light pollution whilst not being far from the town of Barnstable. A suggested addition to the 'travelling to property' instructions would be: If travelling West and reach the Bishops Tawton Roundabout, retrace your steps to preceding roundabout and turn left to pick up the instructions.

The cottage was beautiful and everything had been thought of.

It was warm when we arrived and scones and cream to eat. The view from this cottage is wonderful and could have just sat and watched the ever changing scene. We will go back for certain.
