    “Mixed review The location is superb, looking out over the estuary from the balcony is every thing we'd hoped it to be.”

    Lovely to just watch the boats, Egrets and Herons. Be prepared for a very tight squeeze for three cars as the space provided is for other residents also. There is a steep climb up steps and then further steep steps up into the accommodation. Then if you are on the top floor more stairs to negotiate. Getting our luggage in was exhausting. As stated the house is shared by not only the owners but more permanent tenants below who made it quite clear that we were a nuisance. Not uttering a word to ...

As stated the house is shared by not only the owners but more permanent tenants below who made it quite clear that we were a nuisance. Not uttering a word to us for the entire week. Also the owners were very visibly on site throughout our stay. The house is fairly well furnished but without a fitted kitchen there was little worktop area. It was clean and there was a nice welcome pack. Careful, the hot water taps are scalding hot!! The plastic table on the balcony is unsteady so watch your drinks. One of the downstairs bedrooms was like something out of an antique shop, very, very dated. Possibly decorated for older visitors but we found the fox hunting vibe offensive. One of the bathrooms was shabby but clean and all the taps were too short for the basins. Some of the doors were very squeaky and the microwave had no visible timer markings so was hard to operate without setting your watch! The upstairs shower is a tight squeeze and difficult for anyone over 5ft to operate comfortably. The bathmat was not stable and I sustained a nasty bruise to my inner thigh after slipping. If you are staying with an infant or toddler you will need to bring at least two stairgates. There is one provided if you ask but it's not the most stable and was flimsy. The highchair was broken with the central fitting having rough plastic and the baby was able to push her way under it to try and get out. The strap was black with mould also. The wifi was extremely challenging and without a Vodafone or BT mobile signal in the area we had no way of communication throughout the week although Sara did attempt to sort it without success, we had to get over it. Also such a shame about the dying oak tree in front which ruined the view of the estuary and is in need of some serious pruning and tlc to save it. One last thing. On the last morning we were surprised to be invaded by cleaners just before the 10am deadline making us feel uneasy as we packed up the last of our luggage into the car. We had never experienced this before with dozens of other cottage stays. Because of this we left, feeling uneasy, wondering what we had left behind! Lovely area, would love to return but not to Galanda!

Residents: The owner’s family, staying downstairs with a young dog, made efforts to avoid interaction with your dogs to prevent barking. We regret if this came across as unfriendly—it certainly wasn’t intended. Maintenance: The owner, who also serves as housekeeper and groundskeeper, carries out essential upkeep to maintain the property’s high standards. She always aims to be discreet and respectful of guests’ privacy. Kitchen: The kitchen is accurately represented in our photos and has comfortably supported full meal preparations, including Christmas dinners. Hot Water: The thermostat is set to the lowest setting, but we’ll have it checked to ensure everything is functioning properly. Downstairs Bedroom: The Sherlock Holmes Room is styled as shown in the listing. We’re sorry it didn’t suit your taste. Bath Mats: These require pressing down to activate the suction cups. The owner offers a welcome tour to explain such details, which we understand was declined. High Chair: Thank you for bringing this to our attention—we will look to repair this. Wi-Fi: We apologise for the occasional dropouts. This is a service provider issue and typically resolves within minutes. Oak Tree: The tree is regularly assessed by a professional tree surgeon and remains safe, though it is nearing the end of its life. Check-Out Time: To prepare the property to a high standard for incoming guests, housekeeping begins promptly at the 10am check-out time. We’re genuinely sorry that your experience didn’t reflect the high standards we strive for. ¾ mile from the shops/pub in Newton Ferrers, in an idyllic wooded location beside the River Yealm, a spacious first and second floor apartment, one of two that make up a detached waterside house off the no-through road (quite bumpy) which winds alongside the beautiful tidal inlet to Nat.

Own peaceful, enclosed terrace (table/chairs, barbecue) behind.

Across the lane, steps down to shared slipway (care needed, some narrow/steep steps, unguarded river access) with mooring for small dinghy (boat hire locally).

From lane, 11 steepish steps up to gently sloping, shared path across lawn to own entrance.

Ground-floor lobby/atrium (piano).

Stairs up to big open-plan living/dining/kitchen (dishwasher, microwave, fridge-freezer, gas hob/electric oven) with smart TV, ‘living flame’ gas fire, river views from table/chairs, pantry (washing machine, tumble drier) and glazed door to river-facing balcony (table/chairs) with water views through tall oak trees.

On this level, two bedrooms (limited clothes-hanging space) - a double, and a twin (river views, limited clothes-hanging space); bathroom (suite, shower over bath) and door to back garden.

On the second floor (some sloping ceilings) with river glimpses from Velux windows, two more double bedrooms (one with footboard, one with 5' bed) and sitting/reading room with sofas for 5 and TV/DVD; bathroom (suite, shower over bath).

A scenic riverside location. Newton Ferrers/Noss Mayo: adjoining small villages beside the River Yealm estuary, sheltered by oak-wooded hillsides, popular for sailing, lovely for walking or just sitting.

Essential shops (Newton Ferrers) and good food pubs.

Low tide footpath across the creek.

Tennis courts; riding stables.

Pedestrian ferry to coast walk to Wembury (village), and secluded beach.

About the location

NEWTON FERRERS

Plymouth 8 miles.

A tranquil, picturesque village in the South Hams area of Devon, on a bend of the River Yealm leading up from the South Devon coast (1 mile). The perfect haven for sailors, for those who love messing about near water and for those who appreciate stunning and civilised countryside. There is a local butcher, chemist, post office and grocer in Newton Ferrers and an organic farm shop just two miles away. The village pub, with fantastic views across the water towards Noss Mayo and the creek, serves good food and drink. The area is blessed with many walks that meander along the waterside and across the fields, while to the north Dartmoor's high tors and open spaces beckon those who love wild country. The city of Plymouth with its shops, Marine Aquarium and Barbican quayside area is just 8 miles away while beautiful Totnes with its 'alternative' view on life is a must. If the beach rather than boats is what you seek, you won't do better than the beautiful sands at Mothecombe and Bigbury just a few miles down the road. Both are accessible by road or boat from Newton Ferrers. There are a number of excellent golf courses nearby.
