A Very comfortable, cosy house.

The bed is the most comfortable bed I've every slept in. Well equipped kitchen. Our little dog was happy once she worked out how to negotiate the steps in the garden. We had no problems parking across the road by the green, but I can imagine it being tricky in the summer. A great area for walking and short drives to the towns of Budleigh, Lympstone and Sidmouth. All well worth visiting.

Parking a bit of an issue.

The cottage is spotlessly clean and well equipped.

If you are a wildlife enthusiast the location couldn't be better- just 100m from the front door to the marvellous River Otter, home.of otters, beavers and many birds.

Property had.

not been cleaned properly, grease on countertops and stove, plates with food stuck on and dirt on floors. Window to street in kitchen cannot be secured shut and has 1/2 inch gap allowing cold air in. Village is nice with good walks by river Otter, unfortunately it’s popularity means parking within 400m of the property sometimes cannot be found.

We thoroughly enjoyed our stay in Otterton.

The accommodation was comfortable and cosy. The situation is perfect with so many walks from the door, Otterton Mill one side and a pub the other.

Lovely, roomy cottage full of character.

Clean, comfortable, warm and very well equipped. Great location. We enjoyed beautiful walks by the river and great trips to Budleigh Salterton, Exmouth, Sidmouth and Topsham. The walking information in the cottage was so useful. Our labrador adored all the beaches. The Donkey Sanctuary was fantastic. We also enjoyed a great boat trip with Stuart Lines from Topsham to Exmouth with a train back which was excellent with a great crew, reasonably priced and very enjoyable. The Rockfish restaurants on beaches at Budleigh Salterton, Exmouth and all over this part of the coast also highly recommended. A lovely week - thank you. Kate

We had a great stay at 11 the Green.

What a lovely place !! My only comments would be, it could do with another comfy chair in the living room, as fourth person was left with nowhere to sit but the wooden chairs, or the floor as the sofa is only really a 2 seater . The door bumper was a life saver between kitchen and living room , but other doors are all fine. The living room ceiling is low at about 6ft 2" . Well equipped it certainly is, no complaints at all. The photos of the garden are maybe a bit vague, as it gives no real idea of how steeply terraced it is; also the top level has lower fence and a really thorny plant that i kept having to pick out of the dogs paws, so use the halfway gate to prevent this. Parking was a bit like Tetris at times, but we always managed. Don't expect to get fed at the very local pub, as unless you book a table, they turn you away as they have "a small kitchen". I got to cook a bit more than anticipated. All in all, it is still a fantastic place with comfy beds and great dog walks. We saw some Otters at dusk and heard the elusive Beavers chewing in the bushes but never saw one. I suppose it's a darn good reason to go back another time !? Thanks

11 The Green is on the main road through the village and very handy for the local bus with regular connections to Sidmouth and Exmouth.

The road leads to Ladram Bay caravan park which might explain the constant flow of traffic passing the house including at night time. The cottage is perfect for walkers providing easy access to a beautiful stretch of the SW coastal path and the River Otter. The cottage itself is well equipped although as seems often the case with many holiday cottages would benefit from a thorough clean. The main dining area is in the conservatory. In warm weather this room becomes hot without blinds to shade out the sun and unless doors and windows are closed flies enter the room and subsequently get trapped and die inside. The house has a plentiful supply of hot water and a good shower. The living room is well stocked with walking books and maps showcasing the local area. The cottage is perfect for anyone wanting a car free visit to a beautiful part of Devon for walking.

A very clean well thought out cottage ,everything you could think off was provided ,one thing I would mention the tv remote was very difficult to understand consequently it too me until Thursday to get BBC1 without going all around the various channels more or less straight away .

A more comprensive guide could be an asset to non computer literate guests like myself.The welcome pack was very welcome . There was a very pleasant couple at number 15 who were very friendly and very helpful . We had lovely hot sunny weather and really enjoyed our stay .

My third stay at 11 The Green, Otterton, in just over 12 months.

I live only a few miles away and as a carer for my husband, who has dementia, I've found this a lovely spot to relax and have a break, but be nearby in case of emergency. The cottage is so cosy, perfect for cold winter nights, in front of the woodburner. I had a couple of visits to the pub, bought delicious food from Otterton Mill, did lots of walking, but mostly enjoyed just being able to relax and unwind, and feel so at home. Thank you!

Lovely well equipped cottage, excellent position

We had a wonderful stay at 11 The Green.

It’s a great place for walking and enjoying the local countryside. The mill with its shop are on your doorstep and the pub is just a few yards down the road. We hope to be back soon

11 The Green Otterton is a lovely property and well situated for walks and visits to the surrounding coast villages and towns.

Otterton itself is a delightful village with the River Otter next door. We enjoyed our stay but our rating above was lower than that commensurate with the rent pricing for a two week stay The cottage is quite small with low ceilings, which are part of its charm. The back bedroom is quite cramped with minimal storage. The conservatory is a really good space for meals and a veritable sunshine trap. There were quite a few issues that affected our stay which can be remedied with a little investment. LIGHTING The LED lights in the kitchen were inadequate and cooking was done in the gloom. Upgrading lights and including undercupboard/over cooker lighting would be a BIG help. I would suggest just investing longer term in inbuilt kitchen ceiling lights to illuminate properly. The front bedroom was gloomy too and would benefit from an upgrade. Also front door entrance light would benefit from being wired in and not battery dependent. WASHING MACHINE On arrival one cycle option was faulty as was the drier. Over the stay the available cycles reduced and I think we were only left with one. As the washer/drier had been fault for a while this should have been replaced earlier and was an inconvenience as we had brought fewer clothes expecting to wash these during the stay. CONSERVATORY BACK DOOR The lock was broken on arrival but Jerry sorted this out quickly - many thanks Jerry. LITTLE OCCASIONAL TABLES The three occasional tables were fragile and rickety - it would be better to have some tables that were more robust and suited to the job of supporting cups and teapots. We probably would stay agin but only if the cottage received the modest investment it deserves.

Lovely grade 2 listed cottage in a beautiful village.

Great pub with friendly locals. Furnishings not to our taste but well equipped kitchen. Garden needed some attention. But overall a good weeks holiday.

Another lovely week in this very cosy, charming cottage, so well appointed and welcoming it feels like home from home.

A delightful and charming cottage that I felt at home in as soon as I walked through the front door, is fully as described and matches photos.

Otterton is a wonderful location for a holiday, many beautiful walks on the doorstep, great local amenities, the mill and the pub. Do heed the owner's advice over parking, it's there for good reason as I unfortunately discovered. But I'm happy with how the owner dealt with my feedback. Would book again.

nice property , well equipped .

Parking was a little hit and miss .Purely personal preference but I would prefer the main bedroom to be less 'ornate' and found the metal framed four poster bed more a hindrance than a feature. drapes/netting seemed more a dust trap than anything else. also bed was noisy when moving around. Great bathroom , kitchen and rest of property was good. Nice to find that Amazon prime account was still logged in but I suspect this might have been an error from a previous tenant ? Lovely local walks and the mill of course. Local pub a great Sunday lunch. Given all the additional heating I'm sure this would be a very comfy winter let.

The cottage was absolutely perfect!

It was well equipped for us as a family with great facilities and it was extremely clean! Thankyou so much, we would 100% like to stay again. The location is great for dog walks and the pub across the road was lovely, I would definitely reccomend the cottage.

A fabulous spot in Otterton.

The cottage was very homely and the garden space was very handy with having dogs. The conservatory was a lovely space for having our meals.

This is a wonderful beautifully presented cottage in an absolutely stunning location.

We took our dog and enjoyed a number of walks together which were recommended from the folder on the table including walks up and down the river and the local area. The cottage was clean, well equipped with everything we needed and just a couple of minutes walking distance to a well stocked community shop, pub that serves good food and the wonderful mill where we had lunch and a takeaway pizza. We really appreciated the fresh milk and local fudge and biscuits which we took out with us and the wonderful stock of books and maps especially those that covered the local area as it helped us to plan our days. Everyone that we visited while we were there was friendly and welcoming and we had a really enjoyable and relaxing break.

The property was of a very good standard, in a great position and well equipped.

The only downside was a problem with the the boiler and hot water. On the first day the water was warm, the next morning lukewarm and that evening cold. We read the various instructions (which turned out to be out of date) and thought it was an issue we could fix. Alas this was not the case and it later transpired that there had been a problem with the boiler the previous week. Had we been made aware of this at the start of our holiday we would have reported the matter earlier. Despite this my main issue is with the Sykes Customer Relations team. The emails I received were officious, defensive, inaccurate and lacking in empathy. There was no mention of an apology for the inconvenience we suffered and the team more or less blamed us for the fact we had been without hot water for 4 days. The Customer Relations team seemed more concerned about looking after the interests of the owners rather than both parties. A very poor attitude. By contrast, the owners were courteous and sympathetic when I spoke to them.

Lovely little cottage and very well fitted out with kitchen utensils and a lovely gift of goodies to welcome us.

Great area for exploring the countryside and although right on the high street really quiet. Quick response from the housekeeper for one question. All in all a good experience. The only downside from our stand point was the ceiling and door frame height. If you’re over 5:10 you need to watch your head everywhere.

We had a big problem on our first night as the front door would not lock.

The Housekeeper Louise sent someone to do a temporary repair immediately. The cottage is very small and ideal for two people. The garden is very steep but well kept and tidy. This cottage is surrounded by wonderful dog walking country. I would book it again.

Fabulously cosy cottage.

We loved our stay over Christmas. We had everything in the cottage that we could need to create a fabulous Christmas break. The weather was awful during our stay, extremely wet, resulting in a very wet access to the cottage (puddles). Lighting outside the front door and on the patio area outside the conservatory doors would be beneficial, as these areas are very slippery when wet and dark. Despite this, we would have no hesitation in returning or in recommending.

Perfect location and everything we needed for a comfortable and peaceful stay in a 'home from home' setting.

The cottage was utterly charming, clean, very well-equipped ( I only missed a large casserole for a bourguignon) and beautifully presented.

It seems churlish to carp but my wife and I did notice that some sort of blinds/awning/sunscreen system in the south facing conservatory would make this delightful sun-trap more usable in the baking summer heat. That said, it was an absolute pleasure, it made our (daughter’s graduation) week and we’d love to come back in the autumn.

Perfect for walking straight from front door

We found the sofa and arm chair in the lounge uncomfortable, the cottage and garden were lovely.

Reading between the lines (and a comment from the neighbours) it seems there may be some history of parking and noise conflict, that same neighbour needs to realise his noise also travels especially at 1am.

What an amazing little find and a gem of a bolt hole.

The location was excellent for walking and having the folder of suggested walks was really useful.

We had a lovely New Year break in the cottage and found it really cosy- loved having the wood burner. The only issue was the leaking kettle which might need to be replaced. Otherwise well equipped with everything we needed with a few thoughtful touches such as the Xmas decorations and the edible treats. Much appreciated- thank you.

Housekeeper left mince pies, milk and cream which was such a kind and welcoming gesture which made us instantly relax.

11 The Green is a super property.

My wife, myself and our dog like to stay in a two bedroom property, for a week, once or twice a year, down on the South Coast of England. This cottage was just right for us. Here's why: two decent sized bedrooms (considering the property is pretty old), comfy bed, warm & powerful shower, well specified kitchen (only the dishwasher was out of order but nevermind), decent sofa & chair for evening Netflix series watching on the iPad, table and chairs in separate sun room, outside space for quiet al fresco dining (the joyous sound of the outside school assembly from the village primary school made us smile & the church bells on the hour pretty handy), garden bench @ the top of the garden for evening drinks and nibbles in the sun, decent pub a short walk away and parking available just across the road. We're walkers and particularly enjoyed walks from Branscombe & Beer. A great place from which to explore the South East Devon coastline. Thank you

Cottage was on very busy main road no parking neighbours made us move car even though it was on a road bathroom way to small no comfortable seating at all telly from the 80s very over looked

The cottage was exceptionally clean and well equipped and we were very comfortable.

Otterton had some good amenities and was a great base for everything we wanted to see and do. The only negative point was that we were rather surprised at how heavy, noisy and fast the traffic on the road was.

A very well equipped and situated house in the picturesque village of Otterton.

We enjoyed our week there walking in the local area and visiting some of the National Trust properties and beaches.

Fabulous location, quaint and cosy inside. Tony at no. 15 was very welcoming as we arrived and gave a few hints and tips on where to go. Parking can get difficult during the day but in the evening the road opposite is usually free of cars. Lots of visitors to the mill and dog walkers generally. Fantastic place if you have a dog. We don't! Fantastic without one, also! Head out just before dusk south along the river for 10 mins to catch sight of the beavers.

The cottage was extremely well equipped and very cosy.

Considerable thought had been given to furnishing the property and we loved the various 'bits and pieces' which helped create a lovely atmosphere. We have been to many holiday cottages and the range of books on walks/local history /area information was the best we have seen. The property is well placed for exploring the local area but has plenty of walks on the doorstep so you could enjoy the cottage and immediate area without needing to rely on your car!

Great location for walks.

Really lovely cottage, which had everything we needed.

The main bed was quite soft and for us, was hard to get comfortable in and we ended up using the twin beds in the other room. Also, there were two Cockrel within a few houses and they crowed from 4am to late in the evening and due to the heat closing the windows was not an option so our sleep was not optimal. The area has great walks and for nature lovers otters and kingfishers are obvious and nearby. Overall this is a great property which can be a home from home, but the noise from the nearby cockrel really dampened our enjoyment.

Excellent didn't need to bring my dishcloth or any other cleaning stuff even the washing powder!

Excellent. Perfect location in the village where I have family who were born & still live in Otterton for many years, was outstanding, the caretaker was lovely & so was the gentleman who lived at number 15. Other neighbours (no 9), avoid, but just ignore them! Had a lovely time, definitely recommended & I’ll still stay there again! Thank you for renting out your cottage.

The Kings Arms very convenient with good beer and reasonable choice of food.

The cottage was very comfortable and was well equipped. The caretaker was very helpful. Parking easy. Good walks from the cottage along the river Otter and on the last night we saw a beaver. WiFi code in the welcome pack would have been helpful.

Croft Cottage was wonderful.

Superbly equipped throughout and a fantastic location for exploring North Yorkshire and York. Would thoroughly recommend.

The location of the cottage is ideal for riverside walks, close to the Kings Arms for meals and just 2 minutes walk away from the village shop.

The conservatory makes a bright and spacious environment for dining and the kitchen was very well equipped with new cookware. It was really helpful that on arrival there were supplies of tea, coffee, milk, dishwasher detergent, etc Loved the welcome cream tea, too!

The cottage was perfect.

A lovely location and brilliantly equipped. A warm welcome in the form of a cream tea waiting for us, with wonderful home made jam. We couldn’t have asked for a better weekend away.

Very well equipped and generally comfortable cottage.

Used to footstool and became too hot at night with the duvet. Otherwise we were very satisfied with the cottage. Very good location with pleasant walks from the doorstep. The trek over high peak to Sidmouth was particularly enjoyable. The hosts provided a lot of very useful information about the locality. Rod was extremely helpful in sorting out an issue with a lack of hot water one evening - its always reassuring to have someone to call on-site.

This was a very comfortable and characterful cottage in a very convenient and pretty location.

When we had problems with hot water then TV, the caretaker was round in minutes to resolve them.

This holiday was so neeed my me and my girls and was our lovely dog Alfie’s first holiday.

Enjoyed our stay at 11 The Green & what we payed for the 2 weeks was our limit so disappointed that there has been such a increase for 2019 which we presume will apply to most of your cottages

This cottage is well equipped and well located in an attractive village.

There is a community shop nearby and meals / snacks are available in the Mill and the Kings Arms Hotel. There is plenty of literature about walks in the surrounding area.

Having stayed at holiday cottages for years we thought this really was one of the best.

Rod the caretaker cannot do enough for you and is a really lovely man who made us most welcome on arrival. Lovely river walks from the house with lots of wildlife to see.
