Lovely spacious property, very much home from home.

The location gives wonderful views and peacefulness together with easy access to coastal resorts (Croyde, Woolacombe, Ilfracombe). Must mention the very impressive welcome pack and cleanliness of the property - we would certainly return.

.... and absolutely loved everything a about Charlesworth! Gorgeous views, wonderful house, incredible 'welcome pack' - Arlene is the perfect host. Such a great area for exploring North Devon, with lots of places to visit only short drives away. Marwood Hill Gardens (less than10 minutes away) is absolutely beautiful. This is one of the best holiday homes we've ever stayed in and we WILL be back!

It was a very relaxing place, very comfortable with beautiful views and plenty of space for all of us. Lovely to come back to after a busy day at the beach. Arlene is very friendly and welcoming and left some very delicious welcome gifts. We would love to return.

A beautiful property in a fantastic location, with probably the very best welcome pack and owner we have ever had in all the years we have been going on these type of holidays.

Quiet, private, lovely grounds and surroundings. We all said 'wow!' when we approached the property. The property is comfortable, good beds and clean. Shower is not very powerful but you can use a boost button near the boiler for more power when needed. A lovely home from home with all the bits and bobs you could need. We did need to buy tin foil and baking paper from local Tesco's. The local garden centre does fantastic food and is very popular. Great area and property to stay in, would thoroughly recommend. Please note, only go up the hill, not down as it is dangerous and difficult to access the A361.

A perfect getaway to explore this part of Devon.

Arlene is the perfect host with the best welcome pack; homemade bread, homemade raspberry jam to go with of course homemade scones and clotted cream. Other essentials like milk and butter. The house itself is very comfortable with far reaching views across the River Taw, from the lounge and dining room. Kitchen is fully equipped again with lovely views across farmland, at this time of year great to see lamb’s gambolling around. If wet, the table tennis table will keep you busy. I would thoroughly recommend this house, it’s within easy access to countryside and local towns. All in all, a perfect stay in Devon

My long online search for a 3 bedroom holiday home, with a downstairs bedroom and bathroom, and with a view of the sea led me to Charlesworth - which met all my criteria.

A delightful property, well maintained and furnished. And a warm welcome from the host.

We stayed at Charlesworth over Christmas 2025.

It was perfect from start to finish. Lovely goodies left by Arlene, was the best welcome pack ever. Was decorated for Christmas. Ever changing views over the estuary and beyond. Very comfortable and well equipped. Lovely walks from the door. Elderly parent with us loved her downstairs space.

Charlesworth is a very comfortable, spotlessly clean property, with superb views across the estuary.

Arlene provided a wonderful welcome pack which included delicious home-made scones, bread, and raspberry jam. We had a very enjoyable week in spite of plenty of rain, good food available from pubs a short drive away, and table tennis in the garage was fun too. Highly recommend a stay at Charlesworth.

We have just spent a lovely week in Charlesworth, a very comfortable house in an ideal location for visiting many places.

we received what was probably the best welcome pack, the cream tea,fresh bread and fruit bowl among many others items started the week off well. Arlene visited and explained the heating system. Although she never came across any rabbits our dog enjoyed the vast garden. We will certainly consider visiting again health permitting.

A great property with spectacular views of the Taw estuary.

Excellent base for visiting the wonderful beaches at Croyde, Saunton Sands and Woolacombe plus can recommend a visit to Lynton & Lynmouth, Exmoor Zoo, Arlington Court and the Lynton & Barnstaple Railway at Woody Bay Station, all within easy reach. Lovely terrace and views to return to at end of the day for a relaxing drink and al fresco dining including the delicious homemade scones, jam and clotted cream provided by Arlene. Beautiful lawn and garden. The children enjoyed counting the rabbits and looking at the sheep in the neighbouring field. We greatly appreciated the amazing welcome pack. We all had a wonderful holiday. Thank you.

Beautiful house, wonderful host.

House was immaculate and the views are out of this world. Arriving to home baked treats was absolutely delightful. Three generations of our family enjoyed staying at the house. A little piece of heaven. Would recommend and would love to stay again.

Charlesworth is well located on a hillside over looking the Estuary.

South facing terrace is good for breakfast in the Devon sunshine. The property was clean and tidy with most facilities one could want for a family holiday. The owner came over to say hello and there was a welcome pack of cake, scones, milk, cream and jam which was much appreciated. Plenty of room for our dog to run around though there is no gate onto the lane. Table tennis in the garage ! Property is comfortable though not luxurious. Charlesworth is located next to an adjacent active farm and as such the narrow lane sees tractors from five in the morning ( July ) - extreme care needed from the main road to the property. At the bottom of the hill, turn left at all times and do a ‘180’ at the Garden Centre if you need to go to Braunton. The ‘Tarka Trail’ is easily accessible from just across the main road and provided a tarmac path to walk dogs etc. Turn right towards Braunton and after half a mile there is a cafe overlooking the Estuary that does good Coffee - from memory 10-3 Wed to Sunday.

We were made to feel very welcome with a lovely cream tea and homemade scones and freshly baked bread.

The house was very comfortable and spacious and the garden was large with lots of room for the children to play. They loved the little summer house and hammock. We ate Al fresco most evenings enjoying the splendid views. There's so much for all the family to do in the area with some magnificent beaches within easy reach. Thank you.

Our third visit to Charlesworth and it never disappoints.

A clean, well equipped cottage in a very enviable position with panoramic views over the Taw Estuary. There is also the best welcome pack that you will ever receive. Charlesworth is ideally placed to explore the local area. Fantastic walking nearby at Crow Point, Braunton Burrows and Saunton Sands, all within a short car journey away. Slightly further away are walks at NT Baggy Point and Morte Point not forgetting the lovely beaches at Croyde and Woolacombe. Your dog will love them. A lovely stay and we will return without a doubt.

Lovely friendly owner who provides the best welcome pack you'll get anywhere! Great area, with lovely beaches and fantastic walking. Spekes Mill waterfall, Morte Point and Baggy Point to Putsborough beach are not to be missed. Can't wait to return.

On arrival we were provided with a range of useful goodies including eggs, home made scones and jam, homemade bread and a bowl of fruit. The owner greated us and provided some useful information on the roads serving the property. Highly recommend this property.

Charlesworth was the most amazing place to stay.

Arlene was so lovely & had made us some delicious treats for us to enjoy. The house really has the wow factor ! A wrap around beautiful garden & with views from every window to die for ! We had all our meals outside , just watching the world go by. Rush hour was a horse walking past. Lots of amazing places to visit, right on the doorstep . Braunton Burrows was just fantastic. We took the long walk through the dunes & had the beach nearly all to ourselves …wow ! We came home feeling so relaxed & can’t wait to return. As always Sykes is always a pleasure to book with !

First class accommodation with spectacular views.

I cannot recommend this property highly enough; the photos almost don't do the property justice. We arrived to gorgeous gardens enveloping a sweeping drive to the property, and wow what a property. This property is immaculate with amazing views overlooking the river Taw. There is a lovely view from every window. The kitchen is very well equipped with everything you need. The bedrooms are immaculate with comfy beds. The downstairs bedroom also has an accessible shower room, so those who struggle with stairs can still enjoy staying at this lovely property. Arriving to home made scones, jam and cream, along with home made bread, fresh fruit and flowers was a lovely surprise, as was the refresh of bedding/towels half way through our two week stay. Arlene was the perfect host and full of local knowledge/recommendations. If you want to explore the beauty of Devon and Cornwall, do it with this property safe in the knowledge that you will have the perfect stay. The property was in a wonderful position with great views over the Taw estuary and surrounding countryside.

Surrounded by fields, birdsong and sheep, Charlesworth is a large, spotlessly clean property on a large sloping plot overlooking the Taw tidal estuary. With fabulous views from the patio, the lounge, and the master bedroom, the property is 6 miles drive from Barnstaple, 5 miles from Braunton, plus 5 to stunning Saunton Sands. The huge master bedroom has a bath in the en-suite, while the downstairs double has a linked shower-room. Arlene, the owner, is helpful and friendly, while the Information folder in the large lounge also contains instruction booklets for the microwave, washer, and so on. The double garage contains a table-tennis table, bats, and various other family games. All in all a splendid home for a quiet retreat, but located conveniently for Barnstaple, Braunton, Saunton Sands, Croyde and Woolacombe. and within reach of Exmoor walks and other Devon attractions. We've already reserved our holiday here for next year!

After a long drive we were stunned to pull up to such a lovely large property with the most amazing views, even better than the pictures can portray. Arlene popped over to say hello, we had been left some lovely treats, homemade bread, scones and jam plus clotted cream also mik, big bowl of fruit and some eggs . We also had some beautiful flowers. Weather was lovely, we were very lucky. Went to lots of places- Lynton & Lynmouth, Woolacombe, Croyde, Ilfracombe, Combe Martin, Appledore, Barnstaple & Bideford plus a lovely place called Castle Gardens . This holiday let was the epitome and benchmark of how all holiday lets should be.

..EVERYTHING was perfect ...the cleanliness, the wonderful welcome which included home baking, the location, the host herself, and the views were all breathtaking. There was also everything you could possibly need in the kitchen for cooking for any occasion. Wonderful property with amazing views of the estuary and fields.

The property is very spacious, beautifully decorated and fully equipped. Ideal location for the tarka trail/ Clovelly and beaches (Staunton sands/Westward Ho and Woolacombe). Plenty to do and see. Lovely fish and chips at Squires in Braunton, would recommend. Arlene has thought of everything and the welcome gifts were an added extra bonus.

Charlesworth is a wonderful find - we had an excellent week and Arlene the host is so thoughtful with all the little extras she provides.

Everything you need for a wonderful holiday, and more. Property is gorgeous and spacious and the views are stunning.

Excellent property and a very welcoming host, the views from the property were wonderful, so nice to sit in the garden with a G&T and look down on the estuary.

The only small downside was the water pressure from the shower, probably because the property was elevated. Would definitely recommend to others.

The house was beautifully maintained and the views were stunning. Lots of great days out nearby including dog friendly beaches, bike hire and local towns for shopping. Ideal for our family holiday which was for ages 11-70. Would definitely recommend.

we have had numerous properties over 45 years, mainly with Sykes, however, Charlesworth has been something else, this is the most comfortable, well equipped, clean, convenient property that we have stayed at to date ¬– not forgetting the fantastic views whichever way you look.

It is close to lots of shops, fantastic dog friendly beaches and lots of interesting places to visit. We thoroughly enjoyed the homemade cakes, bread, jam left as a welcoming, really, really appreciated, after a long journey! Overall, this is one beautiful special, property, I don’t say that very often.

Such a fabulous view and great property! We spent a good few hours of each day lazing about in the garden just chilling the days away. The table tennis was an added bonus - a couple more outside chairs would have been welcome. A wonderful welcome from Arlene with home made scones (with clotted cream & jam in the fridge) plus homemade bread and a huge bowl of fruit! A spacious, spotless property, with the most staggeringly gorgeous views over the Taw's tidal estuary and down the valley, as far as Barnstaple which is about 4 miles away, and about 5 miles in the opposite direction to Saunton Sands, plus a little further to Croyde and Woolacombe, so it's very handy for both beaches and shops, or a totally relaxing place just to chill out with a drink and a book on the terrace.

There was fresh milk and butter in the fridge, and a welcome pack of home-made bread and scones, plus clotted cream and home-made jam, lovely! The delightful gardens form a long sweeping curve down to the steep, quiet road, and the lawns were covered in buttercups, daisies and clover, which the local bunnies clearly appreciate! Arlene is a friendly, helpful and approachable owner and local neighbour, ready to give advice and deal promptly with any little queries. This is a really great property in a spectacular location, definitely a one-off holiday home.

From the warm welcome of home made goodies to the peaceful beautiful surroundings this home added up to the perfect holiday.

Even our one day of rain just meant we curled up and enjoyed our surroundings which included the stunning view. The house is spacious, spotlessly clean and has everything you require for a comfortable stay including a summer house and table tennis. The house is near enough to towns and villages for supplies and situated in a perfect area for exploring whether by car, foot, bike. Just do be careful of junctions as hedgerows in Devon are high.

The owner left us homemade scones, jam and bread which were much appreciated and eggs from their own chickens. We would definitely recommend to friends and family and hope to return one day.

Generally the facilities were excellent and the attention to details were outstanding and very much appreciated.

However we did feel that the single downstairs bathroom shower was inadequate for the size of the house. Having to come downstairs to shower from the main bedroom was very inconvenient. From puzzles to pots and pans, from dishwasher tablets to fabulous bedlinen - a really superb property to enjoy a break in any kind of weather.

We enjoyed the scones with home made jam and clotted cream in the sunny garden summer house whilst taking in the view. Charlesworth is ideally placed for great walks at Braunton Burrows, Saunton Sands, Croyde, Woolacombe and Mortehoe. If cycling is your thing at the bottom of the road is the old Ilfracombe railway line which offers an estuary view flat ride. We thoroughly enjoyed our stay and will be returning again in the near future.

Well equipped kitchen with a large fridge freezer and a large comfy living room. Enjoyed the summerhouse and table tennis in the garage. Excellent host, on arrival we had fresh bread, eggs, and scones, with home made jam. Good location for nearby beaches.

Arlene, the owner, had thought of everything and the welcome provisions of fruit, home made jam, scones and bread was much appreciated. The views from the house were amazing and the gardens immaculate. The north Devon coast is a great place to spend a holiday.

Have stayed at Charlesworth around 4 times now and love going there.

Booked ahead during 2020 pandemic for 2021 as we knew it would be a clean and safe place to be if Covid was still a problem. You can stay at the property and enjoy the beautiful estuary scenary away from the crowds, shop localy and safely and enjoy the gorgeous beaches with places away from the crowds. Our most favourite place to holiday.

Overall we loved the house and location.

The view over tj estuary and fields is amazing and apart from the lambs it is very quiet and tranquil. All the rooms are light and spacious with plenty of towels, luxury linen and comfy beds. Arlene provided a delicious cream tea and home home made bread and some eggs for our arrival. When we asked for a thinner duvet as we were too warm she provided it the next day. The only downside is the water pressure is very low especially upstairs so running a bath or washing your hair in the shower takes a bit longer. I would definitely consider staying at Charlesworth again.

Everything you could possible need in the kitchen even an electric steamer which is most unusual. Plenty of space for 4 adults and a dog not to get in each other’s way. The biggest welcome pack I’ve ever had and a lovely owner who comes to make sure everything is ok. Enjoyed the table tennis. The downside is no blinds/curtains to either bathrooms or dressing room which was a problem for me and could have done with some wardrobes. Would recommend this house though.

The holiday was wonderful & the house was great, clean and tidy & was in a perfect location for local beaches, lots of choice within a 30 minute drive and a few good restaurants close by.

My only comments would be that the en-suite bathroom upstairs could do with some curtains or window covering, it overlooks fields so there is no-one around, but would just give that feeling of privacy if required.

Comfortable accomodation with good facilities and convenient for everywhere on the North Devon coast.

Charlesworth is an excellent property in an enviable hill top location with panoramic views over the Taw Estuary.

The house itself was warm, clean and well equipped and on arrival we received the best owners welcome pack that you could wish for, a very nice touch. There is a downstairs double bedroom with an adjacent bathroom for those unable to use the stairs, whilst the first floor master bedroom and ensuite bathroom are very spacious. The garden is large but is not totally enclosed for a dog as there is an open driveway albeit on to a very quiet lane. It wasn't warm enough to use on our visit but there is a summer house in the garden where you can sit and enjoy the stunning views. The house is ideally situated for exploring the area. The expansive Saunton Sands and Braunton Burrows are just a short drive away via the toll road to Crow Point. At low tide there is huge swathe of sand with no dog restrictions and in March it was virtually deserted. The more well known beaches of Croyde and Woolacombe are also within easy driving distance. A little further afield but still worth a visit are the towns of Ilfracombe and Lynton and Lynmouth. All in all a very enjoyable stay and we will return in the future.

Arlene went out of her way to ensure that we were 100% happy with our accommodation, paying us a quick visit when we arrived to check that we had settled in & to let us know that if we had any problems she was just across the way & we could knock on her door at any (reasonable) time!

Hes arrival pack off fruit & essentials was an entirely unexpected treat!

Charlesworth is a beautifully presented property in a peaceful, rural location.

The host/landlord obviously cares greatly about the property and her guests. She really puts thought into a fabulous welcome pack. We loved every minute spent there. The views over the estuary are stunning and vary with the tides. Quality bed linen, well equipped kitchen, shall I go ? etc etc. Sykes, however were not so helpful. Prior to confirming our booking I posed a couple of questions that they didn't know the answer to, largely because they are so far way nobody in the office had ever visited the property, nor were they prepared to "bother or disturb" (their words not mine) the owner of the property, apparently it's not their policy! If you try to book through Cornish Country Cottages or similar local Company, hoping to find someone who DOES know the property, the phone lines transfer you back up to Sykes .

This is a great house in a wonderful location and we received a warm welcome from the owner as well as scones and fruit.

The property was very clean and in a great location with gardens and views to match. There are a couple of points that should be considered to improve the property to match other 5 star ones we have stayed in but should not put anyone off renting this location. The lounge would benefit from some new sofa’s and one should be larger or an L shaped one that will accommodate 6 people as the 2 small ones this is a struggle to math the number it accommodates. Also look to update the tv for a modern smart tv as this one is very dated. The kitchen is very clean but looks dated and getting ready for replacement and a refresh. The downstairs shower room is ok but the shower water flow is poor and a modern unit would address this. Upstairs the mains bathroom has been modernised already and is great standard and this just needs to be reflected in the other rooms mentioned above. A further improvement could be made by adding an upstairs shower room in the dressing area above the downstairs one as the main bathroom does not have a walk in shower. We had a great holiday stay at the property and would return and agin the feed back would turn this from a great to and outstanding location

We have had a lovley family holiday which includes 4 adults 2 children and a dog the house was beautiful and spacious a perfect family home.

Charlesworth was a fantastic place to stay ! On arrival there was fresh flowers home made scones with Arlene’s home made raspberry jam , and a very large bowl of fresh fruit! The house it’s self has views to die for ! Spotlessly clean , a great summer house with a hammock to use between the apple tree. Will definitely stay here again ! Well done Arlene !!

Charlesworth is an amazing cottage!

The house and garden are spacious and the views incredible. My grandson (aged 7) adored it, especially the baby bunnies in the garden and the hammock! Arlene kindly provided freshly baked bread, a cream tea and fruit for our arrival too. A truly beautiful place, which we will book again.

Absolutely fantastic and beautiful cottage.

We’ve stayed in many cottages across England and Wales over the past 5 years and ‘Charlesworth’ has been the best cottage so far. Cottage had everything you could ask for and a spectacular view that I could never tire of. Arlene is a wonderful host, nothing was too much trouble and the welcome package of homemade scones, bread, jam and fruit was amazing.

The holiday home was very welcoming with many goodies and fresh flowers waiting for us.

The table tennis was a big hit with the kids. Our only criticism would be that we would normally expect all windows to have curtains, as although the property wasn't really overlooked it seems somewhat exhibitionist not to have either curtains or frosted glass in the upstairs bathroom in particular.

Our holiday in Braunton was wonderful; the property was in a great location and felt like home from home with the added bonus of great views and a garden big enough to double up as a football pitch.

Absolutely AMAZING The house was beyond anything we expected, a family of 4 and 2 grandparents, we had ample room.

Everywhere was clean and tidy, beds were comfortable and the kitchen had all we needed. Added bonus of freshly baked bread, scones, jam, fruit and milk left for us. The gardens surrounding Charlesworth were beautiful, stunning unspoilt views. The photos only show half of how incredible the home from home is.

Our stay at Charlesworth was fantastic lovely views , great accommodation, everything we needed.

The owner was helpful and also left a lovely welcome pack including cream tea. We couldn’t ask for more and we will certainly return

A fantastic property whose listing doesn’t really do it justice.

Everything has been considered by the owner and we left wanting for nothing. Stunning panoramic views of the estuary, tasteful interiors, lots of space both inside and out and plenty to do and enjoy nearby. We hope to return again in the future.

A beautiful house with stunning views in an idyllic position.

The property is well equipped with everything that you could want and more. Comfortable beds and lots of little extras. Arlene made us delicious bread and scones and we had cream tea when we arrived. Shops, pubs and restaurants all close by as well as the most amazing beaches! Fabulous holiday and we will definitely be returning!

Property was a home from home with lots of lovely touches - gorgeous bed linen, plenty of toilet roll, cling film, lovely soaps, fresh flowers, etc.
