The property

On the edge of Ludgvan, a few yards from the church (Sunday morning bells), and 150 yards from the pub, a pretty semi-detached 18th cent cottage, lovingly restored with its original character and charm carefully preserved.

Terraced garden over two levels at the back, with shrubs, lawn and beautiful far-reaching views over countryside to St Michael’s Mount and Mount’s Bay.

Plenty of space on lower patio terrace (bench) for your surfboards, bicycles, kayaks and wetsuits.

Little lawned garden (sunny seat) to the front. Two steps up to front door into small hall.

Cosy living/dining room with fireplace (electric flame-effect fire) and TV/DVD.

Kitchen (microwave, larder fridge, electric cooker) with stable doors (small step) to large conservatory (space for coats/boots, washing machine).

Steep, open tread stairs up to two bedrooms - a double (5’ bed), and a room with 3’ bunks; bathroom (suite, shower over bath).

A 2 minute drive or a 20 minute walk along a footpath takes you to beautiful Marazion beach, to swim, paddle or stroll along the seafront promenade.

A traditional Cornish cottage with lovely outside space, in a popular village easily accessible from the A30 and convenient for good walking trails and excellent beaches on north and south coasts (sand/surf Praa Sands, 6 miles).

Roadside Parking. Ludgvan: little Penwith granite village (church, pub, on the St Michael's Way footpath between north and south coasts) on the beautiful, rugged Penwith peninsula, 3 miles from Penzance towards St Ives (5 miles).

Marazion (sandy beach) and St Michael's Mount, 2 miles.
