The property

About a mile from Southleigh, a large house beautifully converted from a barn (G191), a large farmhouse (G190) and two detached cottages (G192, G193), all high on a hillside above a picturesque valley, with almost 180 degree views of amazing rolling countryside.

They are surrounded by around 200 acres of fields and bluebell woods which you are welcome to wander and enjoy deer and badger watching, the stream, lake (fishing), duck pond (carp fishing) and the gorgeous views.

There are roaming chickens and ducks (eggs to collect), and the friendly owners are happy to show you the unusual pets (alpacas, ostrich, goats).

Caterers can be recommended.

On the 200 acre farmstead which you are welcome to wander, Lower Wadden Farmhouse is south-facing and detached with an attached annexe, garden (furniture, barbecue, swing, slide, climbing frame), a summer house/games room (half-sized pool table, table tennis, table football) and, in the large central courtyard between the house and its annexe, a covered hot tub and trampoline.

Inside the farmhouse, plenty of room to relax.

The annexe is suitable for people with limited mobility.

There is plenty of space both inside and out, and plenty to do and see.

Southleigh: an unspoilt and off-the-beaten-track village (church, annual August show) in a valley 3 miles from Colyton (shops, pubs).

Honiton (mainline railway station), 7½ miles; Exeter airport, 20; the beaches/sea at Branscombe and Beer, 4; Sidmouth (seaside town), 8; and pretty Lyme Regis, 9.

About the location


Beer is a small picturesque fishing village on the south Devon coast between Seaton and Branscombe. The shingle beach is very sheltered, backed by limestone cliffs and was once fertile smuggling territory, plus contraband was hidden in nearby caves, which are now a popular tourist attraction. Beer is situated on the stretch of Devon coastline, known as the Jurassic Coast, a designated World Heritage Site, and the village offers sloping streets lined with picturesque stone houses and cottages built on many different levels of the steep valley sides. There are a good range of shops, friendly cafes, restaurants and pubs in Beer, plus just outside the village is the popular Pecorama Gardens, which are perched on the hill overlooking Lyme Bay. Pecorama boasts the Beer Heights Light Railway and indoor model railway exhibition, along with a children's' play area. Beer is a unique Devon fishing village and a great place to stay.
