    • “Our group of 14 stayed at Tidal Waters in the last half term week of May. We found the property perfect for our group of 10 adults and 4 teenage children. All of the bedrooms are nicely decorated, with comfortable beds and good ensuite and bathroom facilities. The house as a whole is well kept and well equipped and we found the open plan living area, dinning area and kitchen on the first floor the perfect social space to comfortably all enjoy together. The teenagers enjoyed escaping from the adults and spending time in the second ground floor lounge/play room. The balcony was wider than it looked on the photos and it was a fantastic place to relax on a sunny day and watch the bank holiday bustle below, especially when the tide was in and the people and kayaks were out in force. The large glass doors in the living areas provide such a lovely view down the estuary. We managed to fit 4 cars on the drive with careful planning and the use of parking sensors but there is a public parking area just outside should you need it. There is also a very nice high quality pub called The Ship Inn opposite which served delicious food. Noss Mayo is such a beautiful and unspoilt place to visit and explore by foot that we didn’t feel much need to go further afield during our stay.”

    • “Our family has recently spent a week at this fabulous property. It was our first family get together in 10 years and we were very excited to arrive at the property and start enjoying all that Noss Mayo has to offer. The actual property and layout was perfect for a big family get together, the upstairs Lounge and dining area with the spectacular views from the balcony was everything that is shown in the photos. The setting really is perfect. The house has clearly been well used by holiday makers and parts of the property are in need of a deep clean and decorating. My family stayed in the large room above the garage, with the single bed in a seperate room it was perfect for us. Our en suite was large. The bathroom was in need of attention, their is mould around the bath and shower screen, cobwebs on ceilings etc. There were plenty of towels and bedding was clean, although our double bed didn't have a mattress protector on under of bed sheet. None of the bedrooms had wardrobes and hanging space for clothes is limited. On arrival at the property we had an issue with 2 things, both of which turned out okay (ish) but I feel after paying £4200 for a weeks holiday need addressing. The large wheelie bin on the drive was over flowing with rubbish and after raising concerns with the owner we were informed that rubbish is a delicate subjectt, with bin collection being hit or miss. We insisted that is needed emptying before our week commenced as a family of 14, we would need somewhere to put our rubbish. A man arrived the next day and took some of the rubbish away, the rest my husband jumped up and down on in the skip so we had more room. Recycling is non exsistant, apart from a bottle bank by the tennis courts, but nowhere for plastic and cardboard at all. The other issue was the most awful smell in the upstairs bedrooms, it knocked us all for six as we first explored the house, it smelt so bad we were concerned nobody would be able to sleep up there. We spoke to the owner as we were concerned what was the cause of it, the upstairs carpets were wet and we had found bedding. In the outside bin including a quilt and sheets, we suspected a poorly guest may of been the cause. The owner mentioned the drains and reassured us the wet carpets was a result of a spillage being cleaned up. After the rooms were well aired and bathrooms used the smell did fade. However, this initial first impression didn't live up to our expectations and having stayed in holiday cottages many times before it lacked the wow factor we were expecting. We took our well behaved non moulting cockerpoo with us as the house is marketed at dog friendly. However it then became clear that it really isn't that dog friendly at all as the owner requested the dog stay in the garage for the majority of the time! I wouldn't leave my dog in the garage at home and certainly wasn't happy to leave him in the garage in a strange house. In my opinion the garage was a hazardous area to leave a dog unsupervised, there was equipment everywhere, including rubbish that wouldn't fit into the bin outside, a boat and bat droppings (guano) all down one side of the garage that clearly hadn't been cleaned up for a long time. Definately not a place to safely leave a dog. The house is so dog friendly with wood floors throughout the main living areas I don't understand the need for the dog to stay in the garage. I must emphasise we had a great holiday in this property, I just feel it deserves a true review and hopefully the points will be addressed by the owner to ensure future occupants do get that wow factor this house deserves.”

    • “The accommodation was exactly as described and lots of details and photo's were included in the listing before and after booking which is always really helpful. We enjoyed sitting out on the sunny balcony and watching all the action below, especially when the tide was in. The open plan lounge, kitchen and dinning area was a great social space for all 14 of us to gather and enjoy comfortably together. All of the bedrooms and bathrooms were nice. The lovely pub opposite offers wonderful food if you fancy a day or night off cooking. Noss Mayo is a beautiful area to visit and explore by foot or boat, we didn't feel much need to travel further afield. For anyone wondering about parking, we managed to park 4 rather large cars on the drive with very careful strategic planning but there is a public (tidal) parking area just outside anyway. We really enjoyed our stay!”

The Property

In the heart of Noss Mayo, at the end of the tidal inlet opposite the Ship Inn, a fabulous, detached, riverside house. Ultra-modern and stylish with river-facing balconies for the mesmerising views. Small creek-side lawned and paved garden (table/benches, barbecue) and forecourt (small stream outside). A hundred yards to village tennis courts and playing field, Nat. Trust woodland, water taxi stops (seasonal) and two child-friendly, good food pubs.

Double gates to garages and forecourt. A few steps up to ground-floor hall with stairs to first and second floors. Spread over three levels (stairgates) are two light and spacious living/dining/kitchens with oak floors, six bath/shower-rooms and seven/eight bedrooms - four double (5' beds), one single/dressing room, and three twin (2'6" beds, zip-linkable to 5' doubles).

On the ground floor: at the front, large living room with sofas, TV/DVD/PVR and children's table/chairs, dining table, hideaway 'kitchen in a cupboard' (double hotplate, fridge, sink) and glazed doors on two sides with fabulous river and village views and access to the garden; three bedrooms (limited clothes-hanging space) - a double with en suite bathroom (suite, shower over bath), and two twins/doubles sharing a family bathroom (suite, shower over bath). Separate stairs up to the master double (5' bed), through which a single bedroom/dressing room with en suite bathroom (suite, shower over bath). Steep steps down to utility room/garage (washing machine, tumble drier, additional fridge, table tennis).

On the first floor: at the front, an L-shaped open-plan living/dining/kitchen with windows on three sides; at one end, sofas, TV/DVD and iPod dock and, at the other end, smart kitchen (dishwasher, microwave, fridge-freezer, 6-burner gas range-style cooker) with granite worktops; in between, big dining table and glass sliding doors to wrap-around corner balcony (captivating river views). Twin bedroom; limestone bathroom (bath, shower cubicle, washbasin) and separate loo. Back door. From the landing, stairs up to second floor and two double bedrooms (sloping ceilings) with TV/DVD and balconies (views) and two en suite shower-rooms (suites)/dressing rooms.

An absolutely smashing property with river, boating, pubs and walks nearby.

Newton Ferrers/Noss Mayo: adjoining small villages beside the River Yealm estuary, sheltered by oak-wooded hillsides, popular for sailing, lovely for walking or just sitting. Essential shops (Newton Ferrers) and good food pubs. Low tide footpath across the creek. Tennis courts; riding stables. Pedestrian ferry to coast walk to Wembury (village), and secluded beach. Mothecombe (nearest sandy beach by car), 4 miles. Plymouth, 11.

Regional Information

NOSS MAYO Newton Ferrers 1 mile; Plymouth 10 miles The tiny, pretty village of Noss Mayo is hidden away on the southern bank of the Yealm Estuary and is home to two good pubs. Across the water is the larger village of Newton Ferrers, and you can get between the two villages by a causeway at low tide and a seasonal ferry that operates a triangular route and calls in at the SW Coastal Path, Noss Mayo and Newton Ferrers. Newton Ferrers has a local butcher, chemist and Post Office. The village pub has fantastic views across the water towards Noss Mayo and the creek. The area is blessed with many walks that meander along the waterside and across the fields, while to the north Dartmoor's high tors and open spaces beckon those who love wild country. The city of Plymouth with its shops, Marine Aquarium and Barbican quayside area is just 10 miles away.
