Not really a problem for us, but might be for others who may need it. There is a very noisy main road just below the property, the noise from which is quite invasive by day when outside or if windows are open. However it dissipates at night. Having said that, the woodland location and seclusion is perfect for those who enjoy walking and wildlife (we saw deer rutting, a fox, rabbits, birds of prey and squirrels from the house, and were serenaded by an owl (Little Owl?) most nights. There are numerous walks from the door, or further afield. The cottage itself is very warm and cosy, with plenty of wood for the fire/woodburer and piping hot water. We were only contacted twice by the caretaker, once to make sure we had arrived and were happy, and once just before we left to give us leaving details. Other than that we were left to our own devices. Just as we like. There were not reams of rules and regulations as is sometime the case at holiday cottages, so we instantly felt at home. Just one or two niggles : the upstairs loo takes an age to refill and the upstair shower head is "lazy" and wont stay upright. Perhaps a mirror over the basin would be better for those who wet shave. As a cottage in which to recharge the batteries it is perfect and had the desired effect.

The property

1½ miles from Minehead, above Bratton hamlet, a classic Exmoor cottage, detached and set in 150 acres of mixed-leaf woodland (red deer, birdsong, whortleberries, walks, extensive mountain bike trails all the way to Dunster).

Enclosed orchard for you to enjoy.

No other houses visible (nearest neighbour, ½ mile), so wonderful night skies free of light pollution.

Small suntrap courtyard (table/chairs).

Along 200 yards of private, uneven drive from the road and set in a clearing, the cottage is comfortable, light and contemporary with tiled floors downstairs, original artwork and long views from all rooms across the valley to fields and heather moorland.

Big heart-of-house kitchen/dining room (dishwasher, microwave, fridge-freezer, electric oven/induction hob) with sofa, big windows and woodburner.

Living room (open fire, no TV, no DVD).

Downstairs shower-room and separate loo.

Upstairs, three bedrooms - a double (5' bed), a twin, and a single (limited clothes-hanging space); bathroom (suite with separate shower), all accessed by steep stairs from either the kitchen or living room.

The original wash house (washing machine, sink) has plenty of space for wet coats, boots, bicycles and dogs.

Spring water.

A unique place to stay: great for walkers, mountain biking and accessible solitude.

Bratton: farming hamlet below the A39 Minehead to Porlock road and on the edge of the beautiful Vale of Porlock.

Minehead (Exmoors seaside resort, sandy beach, harbour, golf, tennis, swimming pool), 1½ miles; Selworthy (pretty National Trust village) and Selworthy Beacon (one of the highest points on Exmoor, terrific views), 2 miles; Porlock, 4.
