“Absolutely amazing place to stay, great layout, plenty of space for everyone,well equipped with everything we could’ve possibly needed, one thing that was unexpected for such a massive place was the warmth, it was lovely and warm and no one ever complained about being cold, the showers were brilliant, beds were comfy, The oven was a pain to work with, but I’m not keen on electric hobs,so that could just be me, couldn’t get any of the tv’s to work, but maybe that wasn’t a bad thing!”

The house is beautiful and huge! All the adult couples and the children had their own bedroom with bathroom. The house has two living rooms, the large one is equipped with a large dining table, many seats and couches as well as a billiard table. The kitchen is spacious and modernly equipped. The description of how to get there and the handing over of the keys were perfectly organised. The house has a high recommendation value. We would like to thank our hosts very much!

However the number of bathrooms listed (6) is rather misleading because, essentially, two are in the same bedroom and the sixth is merely a loo and washbasin in the utility room. As an ageing party our requirement is for 5 double bedrooms and 5 bathrooms for nocturnal comfort and peace. We may have misread the description but perhaps it could be more clearly expressed. There was an early problem with a complete lack of hot water and a rather scarce supply of loo rolls but, after some long-distance phone conversations conducted by a helpful neighbour we were able to access the controls and fire up the boiler after which we enjoyed a constant supply of hot water and she also supplied some loo rolls as well. There was perhaps some miscommunication between the owners and the caretakers because we were not expected by them, hence the boiler had been switched off and the control room locked. One or two other points that might be helpful for the owners - hanging space and hanging facilities were a bit sparse - lots of drawer space but perhaps a wardrobe or two would be useful. The kitchen could do with a second and larger cafetiere and the hob requires quite a lot of pressure to make it work (unlike our similar one at home). That said we had a splendid time in one of the nicest parts of England and, for those from the North, Wales and Northern Ireland, a welcome (if belated) glimpse of summer - seven glorious sunny days.

The sofas were not particularly comfy as so low down. The property would benefit from some sun umbrellas and a couple of sun loungers as well. We had a good holiday overall.

There was plenty of space for fun, games, pool table which we all enjoyed and also a quiet room. All bedrooms were good especially the master bedroom. We would highly recommend this cottage to friends and family.

Kitchen very well equiped with large pans, two ovens and enough tableware. Peaceful surroundings on a very good location to make daytrips to the coast, Dartmoor, Exeter and other lovely villages.

All open plan so can be noisy with young children. Great pool table and TV room/snug. Well equipped kitchen, fridge could be bigger but manageble as there is a separate wine fridge. Bathrooms spacious and clean with powerful showers and 2 large baths. Lovely enclosed garden with rabbits and sheep in the adjacent field. Lots of places to visit within 40 minute drive. We went to Lydford Gorge, Haldon Forest, Babbacombe, Dawlish Warren beach. Pub in Sticklepath is a 5 minute drive away (not walkable with children as narrow lanes with no footpath). Great place for a family holiday. We would definitely recommend Rock Barn.

Some notes for your information. There was some concern about the amount of flies in the property, indeed many dead ones on floors when we arrived. Sofas were a little uncomfortable, especially for older members of group to get up from, as they were very low down. The security light outside kitchen patio door seemed a little unreliable. However, the house was brilliantly resourced, especially for the preparation of Christmas dinner. It was clean (with the exception of dead flies), welcoming, and has excellent secure garden for dog to be able to run around and play. Very. useful boot room and utility space, and the den was especially popular with younger element of the party. The property was heated well throughout the break. I would definitely recommend this to friends, and many thanks for such a brilliant service throughout from Helpful Holifdays staff. Also a thank you to owners for ensuring the property was decorated so nicely for Christmas, and the card and biscuits were a lovely touch.

It has everything you need and is a great space for children as well as adults. The Pool table was a huge hit and the garden space was brilliant for group games of rounders, mini cricket, badminton and football. The dog also loved the tranquil surroundings too. The kitchen is well equipped with a double oven, large dishwasher, wine fridge, microwave etc.. offset from the boot room is a utility room with a washing machine (no tumble dryer though) The brick bbq outside is great too - remember to take coals and kindle though, it’s not gas! The location is great with Dartmoor a stones throw away and Okehampton only a 10 minute drive for provisions. If you like the outdoors, beautiful scenery and appreciate the simple things in life - this is the place for you! Book up. You won’t be disappointed
“A great place for a family retreat”
The barn itself is fantastic, it is very spacious with enough beds to sleep a large family. There are plenty of bedrooms, most sleep two and some sleep 3/4. The downstairs lounge room is very large and the pool table is great for entertaining, also there are a selection of board games which were fun to play. The kitchen is large and spacious, there are plenty of cupboards, spaces to sit and eat, a television and a small 4 seated table. The only thing which is disappointing about the kitchen is that it only contains one tall fridge freezer, we needed more room for food and drink being that there were 11 of us altogether. There is a drinks refrigerator but it couldn’t fit all of our beer and pop in. The garden is huge and there is plenty of space to play sports or have a paddling pool etc, and there is a table and chairs next to a barbecue which is good in the sun. The only drawbacks of the garden are that there was no parasol to shade from the sun and it has a steep small decline which the kids tumbled down a few times. The bathrooms were all great, the shower cubicles and baths were all clean and the showers were powerful. No problems whatsoever. My only recommendations would be: - air conditioning because the heat in the bedrooms was unbearable at night during this heatwave we are in - flynets for the windows because if you opened the windows to cool the room down then flies, bees and wasps would fly in - another fridge freezer All in all, the place is lovely and, in all fairness, most of the problems I experienced were intensified by the recent heatwave... Rock Barn was wonderful and I would strongly recommend.

The ground floor was huge, with plenty of space in the living room area and a dining table for 12. Add in the pool table, which was well used by all the males in particular, a kitchen dinner with 2 ovens and additional seating and not forgetting what we call the cinema room and everyone is happy!! There were games, dvds and books to keep you active or relaxed. Upstairs we had 5 bedrooms with 3 ensuite plus one additional bathroom near the 2 bedrooms which had no bathroom. We all coped fine and my room had a bath and shower so the 2 babies bathed in my room when required. In the rear of the house was a big grass garden with plenty of space but you had to keep an eye on the youngsters because there were some steep slopes. The nearest place for shopping was Okehampton, 5 miles away which had a Coop, Waitrose and Lidl on the same retail park. Dingles Vintage Fun fair which was 15 miles away, was a good day out where the rides were no more than £1.50. We went to Exmouth beach which was 45 minutes away which was lovely and Exeter, 15 miles away which was good for retail therapy plus sight seeing. One thing to be aware of: in the info folder the rubbish and recycling is collected on a Thursday but when I checked with a neighbour he said it was Tuesday so we missed putting it out!! Overall a fantastic holiday and I have no hesitation in recommending it.

The only thing we didnt have which would have been useful was a parasol for the patio area. It was very hot on the patio area and a parasol would have kept it and us much cooler. The location was lovely very secluded and quiet.

The bedrooms were all very comfortable and lovely to have the three en-suites, the kitchen was very well equipped and the garden and patio was a sun trap, perfect for enjoying a bbq! Also a great location for exploring Devon, we would highly recommend.

“We had reported the clothes airer was broken and no replacement was sent which is annoying as we had nowhere to hang washing, for such a large group this was difficult.”
Also the grass hasn’t been cut in some time this caused two problems, small stinging nettles which the 18 month old trod on and had bad sore stings on his foot and due to the length of the wild flowers in the grass it caused lots of bees which meant the older children were a little scared to be out in the garden at times as one of the adults had already been stung by a bee whilst walking around the garden, 2 problems that could have been avoided if the grass had been cut Lastly we all agreed the property size would have been better with a larger fridge
Unfortunately we were unable to provide another clothes rack to replace the broken one straight away since as was already explained to the holidaymaker we do not reside close by the property. I would like to point out that the holidaymaker was not charged for the breakage. In addition, there is a "sally maid" available in the boot room for drying clothes. With regard to the grass cutting, we have a contract gardener who cuts the grass every 2 weeks in the summer so I am surprised at the holidaymaker's comments, but will certainly look into it. Stayed for a week with a group of friends and our kids (10 in total). Really enjoyed the spacious, open plan of the living area. A long dinning table easily accomodated us all and a very well appointed kitchen made feeding us easy. The conversion itself is a lovely job, plenty of areas to do your own thing and a 'forum-like' seating area for group comings together. Plenty of parking space was available as were the requisite number of bathrooms and bedrooms. Effectivly this property was built with 10+ people in mind and it fits the bill perfectly. For some of us, the kids in particular (3 and 7), the outside grassy area was the best feature. The patio outside the kitchen double doors has a large seating area that looks up onto a almost 'terrace-like' grassy area. The middle tier was perfect so setting up a little cricket pitch the upper tier for more reckless throwing and shooting of nerf darts.
We spent a week at Rock Barn, total of 9 guests from kids to grand parents. Lovely barn conversion fitted with all the mod cons and finished to a very high standard. The star of the show was the pool table which kept little ones and grown ups entertained every day. Another boon was the side (end?) room with a giant TV where the kids could play and watch their own DVDs. There are some great (and not so great) pubs and restaurants nearby in Tawton and Zeal with Okehampton only a short drive away for more variety. Rock Barn is out of the way but there are a couple of other barn or out building conversions and a large impressive looking manor house on the same plot. Ample parking for all our cars but take care not to run over the peacocks that roam around the grounds!

Two families of four and the grandparents stayed here and we rattled around in the accommodation! The place really does look as the pictures suggest, very luxurious and comfortable. We had tesco deliver here and everything was just as we hoped. The children love playing in the garden and literally ran around the house due to the incredible space.

It is attached to its residential neighbour and farming activities continue in 20th century open barns across the access lane.
